http://utahutes.cstv.com/sports/m-footbl/recaps/010309aaa.html University of Utah Utes Win the Sugar Bowl convincingly. What a great game! Barry Switzer said there is no way the Utes can play with Alabama. A few years back we named oujr new sewage treatment plant after Switzer, we call it the Barry Switzer Bowl. Not much more needs to be said but the Utes could play with anyone in the country. 13-0 says it all. I couldn't be happier. I have been a Ute fan all my life and have been through alot of tough seasons.

I came acrossed a new virtual tour that is quite simple and looks great! CPG Tours. The pricing is good if you put up alot of tours pick the unlimited membership, you can put as many tours on as you wish. They have suggestions on other things you can do. I put a quick tour together for an area that you can check out here: http://www.cpgtours.com/3400 The part that is really nice is you don't have to sit and work with your picture files to get them all the right size. They have a 14 day free trial available as well so go and give it a try at www.cpgtours.com

SALT LAKE CITY, UTAH REAL ESTATE When the real estate marketing was booming a few years ago many people were buying real estate without evening thinking if the value was there, what the market would do, if the location of the real estate was good, etc etc. The irony now is that the factors then were all against people and now that it is the best time to buy in our lifetime most people won't do it despite all the factors being in their favor.Fear is driving people to hunker down and wait until we "hit the bottom." The problem with that thinking is that the only way to know that we have hit the bottom is to see an upward trend and by the time anybody sees that you have already missed the bottom. Most people following the herd instinct and the instinct right now is to wait, fear, falter, p...

We all knew the numbers are falling, but these numbers are surprising - they are prelim and from an un-named source. The hard numbers will be out in the next few days. The real numbers for Salt Lake County (988M pop) for Sept 08 were home and condo sales at 1010 and sales for Oct 08 at 820  - a drop of 18%. The Nov 08 numbers are looking like 539 or a drop of 35%. Following the natl trend, especially after the market slump in late Sept/early Oct. This mirrors the numbers in Atlanta and Charlotte and Austin. The SLBR sent the annual agent dues/bill out the 1st of Oct, with a grace period or last payable date of Dec 31. So far only approx 3100 agents have renewed. I 'spect' it will be 'purdy' busy around the board in the next few weeks. [This is only verbal from an unamed few]  Last year ...

We still are having a low percent of new listings being SOLD.  Currently 1.22% on a year over year, YTD comparison and we need positive % of listings sold, with positive price action to confirm market bottom. Please see data below.                                                                                  PRICE ACTION   Other good signs in addition to positive price action is lower DOM (days of the market) and lower new listings.             SUMMARY  Currently we are not seeing the needed positive price action to confirm a market bottom.  This is NOT a good time for conservative buyers to purchase.  High risk tolerant investors and speculators are doing some bottom fishing. The holidays are the perfect time of year to give the gift of a new pet.  For many people, it can be very exciting to bring home a new pet.  But it's important to keep in mind that you and your new pet will need time to adjust to one another.  I have some tips that I would like to share with you to help the process of bringing home a new pet for the holidays easier. ·         Be prepared - Before you even go out to pick up your new pet, make sure you have all the supplies you will need.  Supplies to keep in mind are: food, collar, leash, food and water bowls, treats, brush, sleeping mat, and nail clippers.  Buy extras later after you see what your pet's personality will be. ·         Set some ground rules - Decide who in your family will feed, water, groom, clean and exercise your pet o...

I'm sure you've noticed that interest rates have come down.....again! They are the lowest they've been in years. And housing prices are near what they were in 2003 in my particular area! Do you have clients that are fence sitting....waiting for the perfect time to buy? Yeah, most of us do. You may want to make them aware of some very interesting numbers. Point out to them the difference in owning a $320,000 vs. a $240,000 home for the exact same payment amount! Do you think that might make them sit up and take notice? Loan Amount     Rate         Payment           Payment     Rate        Home Price $320,000.00 @ 5.25% = $1,766.00         $1,766.00 @ 5.25% = $320,000.00 $320,000.00 @ 6.00% = $1,918.00        $1,766.00 @ 6.00% = $294,700.00 $320,000.00 @ 6.50% = $2,022.00        $1,766...

According to a recent BizJournals story on MSN.com, Salt Lake City "would appear to be well situated to confront the recessionary challenges ahead." The report looks at areas of the country that have undergone rapid growth in the past 10-20 years and are continuing to expand. It asserted population growth as a positive factor in a strong local economy in bad times, and Salt Lake appears to be doing well in that department as well. The outlook for areas that are undergoing expansion is good because as population grows, infrastructure is needed to support the additional people, and the entire local economy benefits from that growth. Likewise, when the population of an area shrinks rapidly, the local economy usually suffers. If moving to Salt Lake City, Utah is part of your plan to weather...

I spent most of last week in Orlando Florida for the Annual Meeting and Conference for the National Association of Exclusive Buyer Agents (NAEBA). NAEBA is made up of real estate brokerages that represent buyers only on the buyers side of the real estate transaction. They don't list homes. They don't "sell" homes. They help people buy homes and they represent those buyers' best interests throughout the transaction. I served 2 years as Mountain Region Director and at this year's meeting was voted President Elect for the Association. The association has made great strides in the past few years. Internal organization is operating at the smoothest (possibly) ever. We have hired an excellent Executive Director and have great plans in place to get the word out about Exclusive Buyer Agency lik...

"We are calling out the snow gods and welcoming winter back to the Wasatch" says Jessica Kunzer, spokeswoman for Ski Utah. The Fat Flake Festival is scheduled to kick off this Saturday, November 15 at the Gallivan Center in downtown Salt Lake City. Just one of the highlights of Salt Lake City's Fat Flake Festival is a race around the Gallivan Center in snow boots. (Do we know how to party or what?) Winners of the race will receive a new pair of ski boots! A vintage ski clothing contest promises to be a real hoot. There will be prizes of skis, winter clothing, and snowboards. There will be autograph sessions with famous Utah skiers and snowboarders. Live music will include a variety of bands including Bastard Sons of Johnny Cash, Cavedoll and Junior Giant. Come out to the Fat Flake Festi...

My partner and I had been considering moving to Salt Lake City from the Los Angeles area. We were not sure how to approach looking for a home in an area where there were many locations of interest. We did some research and found Benjamin Clark. We liked what we read about his services. Once we opened a dialog with Ben we knew right away that he was the man to help, and we were right on with Ben.  I decided to make the move right away to Salt Lake City from Los Angeles to be close when that opportunity arose for us to select homes on the market. I really liked the fact that Ben was proactive with our requests and needs and spent time fact-finding so the homes he showed us were all within our criteria.  Having Ben on our side was like those Verizon commercials where you have one man stand...

If you are considering relocating to Salt Lake City, or are new to the area you may be excited to know that bicycle transportation in Salt Lake City has become much more prevalent! Bikeways have become more plentiful and user friendly. As concern over oil dependence increases, and awareness of health concerns and air pollution is more in the forefront the time has come to consider alternatives. Salt Lake City is putting the bicycle back in the life cycle. The completion of the trail that connects the Jordan River Parkway and the Bonneville Shoreline trail makes a great city wide ride! This trail is now accessible from all parts of the city! Salt Lake City even implemented  the City's Bicycle and Pedestrian Master Plan which seeks to "enhance use of the bicycle for transportation and rec...

Utah residents, get ready.  Living in Salt Lake City and surrounding cities will soon get easier with a better way to commute.  Utah voters have approved a quarter cent sales-tax increase to bring an express bus route to cities outside Salt Lake City .  By spring, Saratoga Springs and Eagle Mountain residents can commute to Salt Lake City  via the express bus. Almost half of Eagle Mountain residents currently commute the 40 mile trip to Salt Lake City , so everyone has been very supportive of the express bus route.  Commuters are hoping the express bus route will help alleviate traffic congestion that has been caused by construction from the rapid growth of the community. Each city the express bus serves, will be provided with a park-and-ride lot and the express bus route.  The bus will...

Salt Lake Real Estate in the form of pre existing Homes Sales will lead recovery, as well as foster real optimism ! "Housing always leads the economy in recoveries, and I suspect this situation will be no different". So said David Mansell, President of the Utah Association of Realtors in his article in the Salt Lake Tribune last Saturday. I'm sure part of Dave's optimism is related to the responsibility to his membership. On the other hand there was a lot of material presented in the article that made me feel good about the business were in, the job we do, and the anticipation of a speedy recovery. A lot of this information shows up on our Blog, "Salt Lake Real Estate", but thought a new face, from a different source would be of interest.  I just want to share with you some of the Dave ...
