Almost every day we are asked "what areas are the best buyers markets for Salt Lake Homes For Sale". Buyers market meaning where are home sellers having the most trouble selling their homes? The theory being that that is where the best home buys are. The rule of thumb is generally considered that if the supply of homes for sale is projected to be on the market for over 6 months, we have a "buyers market". If the supply of homes for sale looks like it will take less  than 6 months to sell then we are in a "sellers market". See absorption rates. You may say, that's simple enough. But wait! It's not real simple  because even within certain communities, a certain type of home or condominium can be in a buyers market while right next door you can find a home for sale that would be considered...

Not surprisingly, Salt Lake City sold more homes than any other city in the valley but still decreased 10%.  Sold prices of Salt Lake homes also decreased slightly more than the county average. Median sold price slipped $16,000 and average sold price decreased about $28,000. Active median listings are about $31,000 higher and active average prices are about $123,000 more than the sold price.

Mortgage rates are suffering through another volatile week, causing problems for Salt Lake home buyers. Problems of higher house payments obviously, but also real concerns about qualifying. Moving to Salt Lake City from anywhere takes real adjustment: Moving to any new metropolitan area requires adjustments.  There's new streets to learn, new weather patterns to get used to, and new social cultures to assimilate.
