Salt Lake City, UT Real Estate News

Do not buy a loft at the Pierpont Lofts in Salt Lake City until you have read this. You really need to consider a few things before you jump in and purchase one. Overview:The Pierpont Lofts in Salt Lake City can be found at 346 W 240 S (in between 200 and 300 S). They back up to my personal favorite loft community, the Broadway Park Lofts. The Pierpont Lofts have some great features and generally have a good vibe. They were converted from two warehouses into lofts back in 2001. From the covered courtyard to the exposed brick added to the fact that these lofts actually used to be a warehouse make the Pierpont Lofts worth taking a look at. There are a variety of floor plans at the Pierpont Lofts. Some of the units even have trap door-style basements for storage.Click here to see a list of...

What About The Salt Lake Real Estate Market? What about the Salt Lake real estate market ? Is it good? Is it not so good? Will it be better later? Is now the time to jump back in? These are all questions I deal with every day. And my answer usually depends on my mood that particular day, or is based on my most recent home listing or house sale. Since the answer to these questions could influence buying or selling a home, or indicate a thumbs up or a thumbs down to an investor making an investment decision about a Salt Lake property I thought I would share other peoples opinions for a change. Here are a variety of positive articles about Real Estate in the Salt Lake market written by someone other than an agent from Group!.   The first article by Tony Semerad  of the Salt Lake Tribune to...

Salt Lake City Utah Home Inspection benefits from Thermal Imaging   Using Thermal Imaging on Home Inspections through-out Utah has contributed to thousands of dollars being saved by home buyers. If concerns are detected before the purchase, most often the repair costs of those concerns can be negotiated on before the purchase vs. becoming a costly head-ache after the purchase. Infrared Home Inspections in Salt Lake City, Utah prove to be one of the best pre-purchase decisions a home buyer can make. All the concerns detected via thermal imaging can often be repaired before the closing which can result in the home buyer saving several thousand dollars. ALWAYS INSIST ON AN INFRARED HOME INSPECTION! Here are a few of the concerns discovered during Utah Infrared Home Inspection.

This building is known as Council Hall, it is now a State Visitor's Center and Travel Counsel.  It was originally Salt Lake's City Hall which was then located at 120 East and 100 South in Salt Lake City.  It was relocated in a joint effort and reconstructed on 300 North, across from the Utah State Capitol. As you can see it is constructed of Red Sandstone.  This is another of the buildings that I am glad to see was saved from the wrecking ball!  Council Hall The information plaque for Council Hall

Time to plan ahead for the Utah "Biggie" They came across the plains and into the Rocky Mountains in different seasons, in wagons drawn by oxen, or pulling handcarts, to make a jewel of the Valley of the Great Salt Lake. From the time Brigham Young declared "This is the Place", they have been honored as The Pioneers. July 24 is their day. It's the Utah big one. Everyone is welcome. The Pioneer Day Parade is always massive, colorful and entertaining. The evening fireworks light up the Valley all over. It's a great time for a picnic in a shady park. Utah knows how to have a good time. You have two weeks to plan your trip to be with us on July 24. Join in the fun ~ even adopt a pioneer ancestor for the day. Hey, for this one you don't have to bring a coat or gloves. Bring a hat and sunscre...

Where do garden gnomes go? Ever wondered where garden gnomes, carefully selected and often loved, vanish to. Live long enough and you will always get answers to life's intriguing questions? After decades of vanishing gnomes - with one exception of one returning after a five year absence, suntanned and covered in travel stickers indicating world adventure, I had been at a loss to explain this common predicament. A chance meeting with Fred Conlon's Sugarpost garden art answered my question. Gnomes being carted off all over...   Fred's art is described as "fun, funky and always unique". His display contains metal characters of all shapes and sizes "designed to rust and look better with age". Sugarpost can be found at 80 W Truman Ave, Salt Lake City. You can check out his beasties at www.su...

Read this before you buy or rent a condo at the American Towers Condos in Salt Lake City. I’m going to go over the good, the bad, and the ugly so that you know what you are getting into at the American Towers Condos. OverviewThe American Towers Condos in Salt Lake City are best known for one thing: The hot tub up on the roof of both towers. I have to admit, this is a truly awesome feature that is unmatched by any other community in the downtown area. You can sit in the hot tub and see the entire Salt Lake valley. If you were to ask someone in the area if they know where the American Towers Condos are, they would probably reply by saying, “Is that the place that has the hot tubs up on the roof?”. In addition to the hot tubs, the American Towers Condos in Salt Lake City also has quite a f...

Real Estate Agents Put Down Your Cell Phones     I think i can get away with this title. Real Estate agents should put down their cell phones when they are driving.Chris just posted an explanation about the new bill that the legislature just passed. I know that he knows, and i know, that agents in our business are not necessarily the biggest offenders of driving while texting & talking, but they sure do contribute to the fear i feel when i pull up to a 4 way stop and the drivers of the other 3 cars are talking on their cell phone. (one is probably a real estate agent talking about a house). Here is the "heads up" that Chris gave us today via facebook. It's worth reading, and if you have a question he is worth calling.       Friend, Senate Bill 153 was signed by the Governor a couple of ...

I've often had buyers who are confused that they need both a Home Warranty AND Home Insurance. They sound like they do the same thing right? But, that couldn't be farther from the truth. Let's look at the specificics that make these so different. First, home insurance is required by law and a home warranty is optional. Both items can vary greatly in cost and coverage. What each one covers is very different as well. A home warranty covers your major appliances and home insurance covers your structure during a natural disasters or catastrophe. Here is a break down of what each one actually covers: Home Warranty's -Appliance Repairs -Plumbing Problems -Electrical Problems Often having a home warranty can releive a lot fo the stress a home owner may have when the times comes to replace old ...

Emigration Canyon is home to six of the best condo communities in the Salt Lake Valley. I am going to give you a rundown of these communities and point you towards resources that will show you every condo that is for sale in each of these buildings as well as more in depth information about each one. There are six major condominium communities near the mouth of Emigration Canyon, just up the road from Hogle Zoo. These are all located on either Donner Way or Kennedy Drive and all are within a quarter mile of each other. I'm going to list each community in order of how well I, personally, like it. #1 - Bench Tower Condos Why I like it: Bench Tower is the complete package. They have my single favorite feature offered by any of these communities - the sky lounge. You can click on the link a...
