Adventure to the south on I15 Just recently I was able to make a trip south into Utah County UT, a whole thirty miles from my home in Sandy UT in Salt Lake County to get my wife to an evening appointment for Secret Women's Business (I suspect an evening meal and a night at a play ~ but I'm never sure). My five hours of leisure allowed me to check out Orem UT and Provo UT, take in a movie, visit the University Mall (Orem), observe the giant Y (for BYU ~ the University in Provo) on the mountains of the Wasatch Front, observe the sunset, brave the traffic and still have reading time at Barnes and Noble. All in all, this trip was a cultural adventure to another part of my State, an adventure of seeing people busy doing things and going places ~ in the middle of the week, and at night. Shoul...

Utah County Homes for Sale and the FSBO for Sale by Owner   When it comes time to sell your home, one big decision needs to be made. Can I sell my home by myself or should I use a Realtor? Everybody wants to make as much money as they can when it comes time to sell their home, but it is necessary to maintain realistic expectations if there is to be a successful sale transaction. The For Sale by Owner option is often perceived to be best way to make the highest profit when selling a home. In theory, that makes a lot of sense, but there are so many variables that the results usually come out the opposite. In fact, statistics from the National Association of Realtors report that only 16 % of those who listed their home For Sale by Owner were successful in selling their home. The main drawb...

Utah County Real Estate and the Appraisal The Real Estate Appraisal is an important part of your home buying transaction. The appraisal helps to establish what the property’s market value actual is, in fact it would likely be the main tool in helping the seller establish the proper selling price. Lenders require an appraisal when the home is offered as security for a loan; they want to make sure that the property will sell for at least the amount of money it is lending. Real estate agents often use a comparative market analysis (CMA), with an appraisal to help their home seller determine a realistic asking price for their home. Many times, experienced real estate agents will come very close to an appraisal, but usually the appraisal is very detailed and is the only valuation lenders wil...

Utah County Real Estate and the Home Inspection Home inspections have become very popular in today’s real estate world. Most buyers hire a professional home inspector to take a closer look at a home prior to closing, or even prior to writing a Real Estate Purchase Contract. The inspections cover a multitude of systems within your house. It is wise to take care of some of the more important ones before placing your home on the market: Mold and Mildew Roofing problems Cracks in walls and ceilings Structure and foundation Gutters and downspouts Plumbing problems Heating and cooling Electrical No home is perfect, and most inspectors will most likely find those imperfections. Don’t be discouraged, and don’t feel that you must comply with unreasonable demands for repairs. Your contract states...

Utah County Homes for Sale and Taking Possession of your New Home The Real Estate transaction is considered “closed” once the deeds have been recorded with the County. You then own the home. However, it is not always possible for you to occupy it immediately. It is customary to allow the seller up to a maximum of three days to turn over actual possession and keys to the home. When the transfer of possession actually occurs should be clearly laid out in your offer to purchase to prevent confusion later. www.UtahHomesforSale.us www.UtahHomesforSale.ws www.UtahHomes.ws www.ExitUtahRealEstate.com www.UtahHomes4Sale.ws www.RobertHulme.com www.UtahCountyHomes.ws www.UtahCountyRealEstate.us www.UtahCountyHomesforSale.net www.UtahCountyHomes4Sale.com www.UtahCountyRealEstate.ws www.UtahCountyR...

Utah County Homes for Sale, Lower Down Payments and FHA Loans The FHA (Federal Housing Authority) doesn’t actually fund your home loan in any way. The FHA simply provides mortgage insurance to help consumers become Home Owners. The FHA actually insures the lender from losses resulting from Home Owner default. The FHA helps mortgage lenders prepare loans for people who might not otherwise qualify. One of the big advantages of an FHA Loan is that a smaller down payment is possible. As of January 1, 2009, the down payment for a FHA Loan is 3 ½ percent of the principle loan amount. In today’s market the down payment on conventional loans can be as much as 20 percent. FHA loans make it possible for many people to enter the Home Buyer market, just with the lower down payment alone. There ar...

Utah County Homes for Sale, Closing and Possession. When is the proper time for the Seller to vacate their property after closing? This question comes up quite often during the process of the Real Estate transaction. Just when the proper time is, depends solely on the wording within the Real Estate Purchase Contract. Unless the property is vacant, generally speaking the seller has until after recording with the county. Most important is how much was indicated within the REPC. Usually it takes about a month to close a smooth transaction on a purchase. If the transaction turns out to be a nightmare, then the closing could go on for an extended period of time. Another method that can be used is an occupancy agreement between the parties. If the seller needs more time to move, the Realtor ...

Utah County Homes for Sale, For Sale by Owner or Realtor Some people are very successful at selling their home “by owner”. They have knowledge of key marketing strategies, how to best show their home, and they possess a good understanding of contracts. They are versed in negotiation tactics, but most of all, they are aware of the current market in their area and have priced their home appropriately. They realize the majority of homes on the market today are sold through an agency and they are aware that potential buyers might expect them to sell for less that market value because they will not be paying an agency commission. On the other hand, listing your home with a Realtor means that upon the sale, you pay a commission to the agencies involved out of your proceeds. This commission i...

Utah County Homes for Sale, Understanding Mortgage's and  Interest Rates As a home buyer, it only makes sense to try and get the lowest rate possible when obtaining a Home Loan.  After all, the rate is the primary factor in determining your house payment.  But how do you get a low rate when applying for a home loan?  This is the primary question that most home buyers want to know.  I would like to explain some important ideas that you need to keep in mind. Credit Score One of the primary factors in helping to determine your interest rate is your credit score and financial history.  In other words the best interest rates are usually reserved for those with the highest credit score.  So if you credit score is not very high the chance of getting a lower interest rate is not very good.  It ...
