CITY OF OGDEN, UTAH Own in Ogden is an Ogden City, a Utah Municipal Corporation program designed to increase home ownership in specific targeted neighborhoods. Persons buying primary residence homes in the overall Own in Ogden Target Area (see map) can qualify for a $3,000 zero interest, deferred payment, declining loan to assist with that purchase. Specified Target Neighborhoods receive $5,000 loans (see page 2). Income qualified, sworn Ogden City Police Officers and Ogden City Fire Fighters receive $10,000 loans when buying a primary residence within the overall target area. Own in Ogden loans can only be used at the time of closing for down payment, closing costs, or, if funds are remaining, a principal reduction toward the first mortgage loan. Real Estate in Ogden is the least expensive for urban areas of Northern Utah. The 2008 median price of homes sold in Ogden is $125,000, nearly half of the Northern Utah median average sold price of $212,000. One of the big real estate problems with most of Utah is the huge surplus of high end homes. Ogden has very few "high end homes" but it still may be struggling from the fact that the average Ogden listing is still substantially  more expensive than the average price people are willing to pay for Ogden Homes. At the beginning of July, Ogden had 841 active MLS listings. It's like Wall Mart out there! Prices are falling but not drastically. I think Agents are becoming more realistic about initial pricing of listings. Seems like the prices are not starting so high and stabalizing the Market a bit. Lately I have noticed that there is less of an area spike for price points. Meaning that in the 140k area the homes all seem to be within the bounds of the price range. This is nice because prospective Sellers who as we all do think our home is better than the ones on the market, dont get caught up in the pricing. This is a fun and changing market in the Greater Ogden area and I LOVE it. My activity as increased with buyers and sellers so not so much time on my hands for seminars. It appears that even super affordable Ogden is not immune from the credit crunch affecting the housing market nationwide.  With an average sales price of $160,238, Ogden is one place that the average family can still afford a home.  But a look at the statistics from the WFRMLS shows a real slow down in the market about the second quarter of 2007 when the credit problems began. According to a new article in Business Week, The Ogden Clearfield area ranks number 4 nationally for good housing markets. For the third quarter of 2007 it had almost 14% price appreciation. On Novemember 1st 2007 at 7pm at the Director's Suite of the MegaPlex Theater Complex. Located at 2351 Kiesel Ave. in Ogden.  The public are encouraged to attend a town meeting to provide input for an updated community plan for Ogden's downtown area. This meeting will include a one hour presentation on the history, demographics and land use development of the area followed by a group discussion and small work sessions. Discussions are under way between the city and Allegiant Air to provide several flights a week between Ogden and Las Vegas McCarran Airport. On 20 Feb 2007, the Ogden city council approved an ordinance requiring all Ogden homes have a carbon monoxide dectector by 1 Nov 2007.  The ordinance specifies that homeowners without a detector could be fined a $50 civil penalty, but would waive the penalty if a detector is installed within 30 days.  The ciy has approximately 875 carbon monoxide detectors that they plan to sell to the public for $8 each.  Proceeds from fines and detector sales, will be used to purchase more detectros for sale to the public. 03/01/2007
