We need Positive Price Action to confirm market bottom.  One month of price improve isn't sufficient to confirm the market bottom.  We need to see appreciation month over month for three months. PRICE ACTION      Other good signs in addition to positive price action is lower DOM (days of the market), lower new listingsand higher percent of new listings being SOLD.   SUMMARY Has the Utah Real Estate Market bottomed? Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom.  This is NOT a good time for those investor with low and/or no risk tolerance to purchase.  Investors with a long term buy and hold strategic.  Opportunities are starting to make sense.  Contact your property resource specialist for information to make an inf...

Ogden Utah Commercial Property Inspections The purchasers of commercial properties often overlook the importance of a professional inspection — a surprising omission for a major investment of this kind. Yet the same buyers would never purchase a home without a detailed physical evaluation. For some reason, there is a perceived difference between residential and commercial properties where defect disclosure is involved. Commercial buildings are prone to all the same defects likely to be found in a residence: roof problems, issues with plumbing, electrical, and heating systems, faulty site drainage, foundation settlement, safety glass violations, trip hazards, and more. The bottom line is clear: Commercial real estate is expensive. It pays to know what you’re buying before you buy it. Buy...

Sold homes in Ogden went from 149 to 179.  A $7,000 decrease of median price and a $2,500 decrease in average price could very well have influenced the 20% increase of Ogden houses sold.

Homes in Ogden have sold at increasing prices on average over the years but have stayed below the standard 4% appreciation.  The number of Ogden Homes that have sold steadily increased until 2006, and currently have dropped below what was sold ten years ago.  With that said, there is a lot of Real Estate in Ogden worth researching. Ogden Condos have followed a similar trend.  Sales prices have been far below the estimated appreciation and sales of condos increased until 2006.  In three years, numbers have dropped below what took seven years to reach.  With that in mind, numbers can turn around and increase just as fast.
