Utah County Homes for Sale, Home Warranty As a Realtor who represents the Home Buyer, I have found through the years, the Home Warranty to be a very important factor in the home purchase process.  The last thing a new home buyer wants to worry about after closing is the possibility of something breaking down.  There are many things that could go wrong, for peace of mind; it would be a good idea to get a home protection plan.  I believe it is especially important for First-time home buyers, with little experience maintaining a home. Generally the Seller pays for the Home Protection plan and Home Warranty coverage.  This is not only a benefit for the Home Buyer, but it also protects the Seller, because the home buyer won't be calling and bothering him when things go wrong. During the last few energy audits of older high school gymnasiums in small towns of Utah, we noticed a great opportunity for weatherization retrofits. Old walls of brick and cinder block are porous and a simple exterior coating of epoxy would seal and weatherproof the exterior. We also noticed a good deal of outside air is entering at the tops of the walls near the roof. In the photos - the blue is cold air entering the structure.

Utah County Homes for Sale - Taking Possession The Real Estate transaction is considered "closed" once the deeds have been recorded with the County.  You then own the home.  However, it is not always possible for you to occupy it immediately.  It is customary to allow the seller up to a maximum of three days to turn over actual possession and keys to the home. When the transfer of possession actually occurs should be clearly laid out in your offer to purchase to prevent confusion later. Utah County Homes for Sale - Vacating Property After Closing When is the proper time for the Seller to vacate their property after closing?  This question comes up quite often during the process of the Real Estate transaction.  Just when the proper time is, depends solely on the wording within the Real Estate Purchase Contract.  Unless the property is vacant, generally speaking the seller has until after recording with the county.  Most important is how much was indicated within the REPC.  Usually it takes about a month to close a smooth transaction on a purchase.  If the transaction turns out to be a nightmare, then the closing could go on for an extended period of time.  Another method that can be used is an occupancy agreement between the parties.  If the seller needs more time to mo...

Utah County Real Estate - For Sale by Owner or by Realtor When it comes time to sell your home, one big decision needs to be made.  Can I sell my home by myself or should I use a Realtor?  Everybody wants to make as much money as they can when it comes time to sell their home, but it is necessary to maintain realistic expectations if there is to be a successful sale transaction.  The For Sale by Owner option is often perceived to be best way to make the highest profit when selling a home.  In theory, that makes a lot of sense, but there are so many variables that the results usually come out the opposite.  In fact, statistics from the National Association of Realtors report that only 16 % of those who listed their home For Sale by Owner, were successful in selling their home.  The main ...

Utah County Real Estate - Determining the Selling Price The Home selling price is determined by taking into consideration a number of different factors.  First and probably the most important factor is the selling price of comparable homes in the homes selling area.  Other factors include the current trend in the market, the availability of homes for sale in the area and the urgency of the seller. Obviously, the lower the selling price the quicker the home will sale. •·         Other factors to take into consideration include: •·         Average selling price per square foot of homes in the same area. •·         Major improvements to the home, such as swimming pool and other additions can add to the overall value of the home. •·         Interior and exterior amenities can be beneficial ...

Utah County Homes for Sale - Making you home shine You can make drastic improvement to your home with spending very little money.  The number one way is to improve your lighting.  How old are your lighting fixtures?  Many of these fixtures are used every day, but are often ignored.  Changing these light fixtures can make a huge difference in the appearance of your rooms. Look around at home improvement stores (Lowes, Home Depot) and lighting stores to get an idea of the style that you think might work.  A lighting store might be priced a little higher, but it will give you some great ideas on how you should proceed.  Once you have finally decided on a style that will fit within you home décor and decided on the big purchase, you can move on to step two of your home improvement project, ...

Utah County Homes for Sale - Finding the Right Home There are a number of things to consider when choosing the right home and everyone's priority is different.  Where should it be located; neighborhood preference; single or multi-level, number of bedrooms and baths; square footage: yard size; features: quality of school; age of home; interior or exterior appeal; and most of all, price, because if it's out of your budget, it can't be considered. Make a List Make a priority list of things important to you.  Start with the most important, things you have to have.  Then work down the list, putting them in order of most important.  After you are done, go up to the top and move down until you get to a place where you can draw a line.  Above the line should be all of the items you have to have...

Lehi Utah Real Estate saw overall increases until 2006 for home sales and until 2007 for prices.  Lehi homes sold decreased until 2008 but last year sales rebounded.  Price of homes in Lehi on the other hand have continued to decrease.  Even so, prices are still above the estimated 4% appreciation line.  Dramatic increase in the number homes over the years has been a testiment to the strong growth Lehi has experienced.

Utah County Real Estate - Title Insurance and the Closing The last process that takes place just prior to recording is the closing.  At closing the Title or Escrow company provides the buyer with Title Insurance or an Owner's Policy.  They insure that you have clear title to the property.  If there are any problems later you can always go back to the Title Company and have them clear it up.  During the closing the Title Company also provides a Lender's Policy.  The Lender's policy insures your mortgage lender that there are no liens or judgments against the property and that the property and the mortgage company will be in the first position.  In other words, should you sell the property or refinance it, their mortgage gets paid first, before any other claims against the property?  The ...
