Salt Lake Board of Realtors President Jillinda Bowers says a lot of the speculation and subprime lending that drove prices up is now gone. "We just needed to re-adjust and narrow that gap between affordability and what people are earning," she said. She said we are seeing prices more like those from 2006 right now. "Buyers aren't buying out of emotion right now. They are not driving by and saying, 'Oh, that's a darling house; I want it.' They are looking for a good deal," she said. Utah County has been hit hard. Home prices there are down 6 percent. Davis County also saw a 4 percent decline. Tooele County, however, saw a 1 percent increase in the median selling price. Rumor has it that Herriman is the capital of Short Sales in Utah?  Is that true?  I don't think so, but we are going to see a lot more homes going under Short Sale due to a couple factors.  Herriman had a lot of building especially starting in 2006 so if someone needs to sell their home they probably did a 100% mortgage at the top of the market.  Also it is very hard to find a single family home for under 250K in Herriman, So depending on the house size, condition and location values might have dropped too low.  But more than that Builders are starting to get desperate.  I just wonder why they hadn't seen it a year ago when I had so many buyers wanting to buy, but the builders weren't willing to negotiate?  If you do need to Short Sale give me a call, I've been 100% successful on my sho...

Herriman has finally adopted a new landscaping ordinance, remember that between your Cc&R's and the Herriman Ordinance, Herriman trumps!  Below are some of the new regulations, always check the city website and your CC&R's as you put in your yard. Landscaping shall include the treatment of the ground surface with live materials such as grass, trees, shrubs, etc. A combination of xeriscape plantings and decorative surfacing such as bark chips, crushed stones, etc. shall also meet landscaping requirements. Landscaping shall be groomed, watered and visually free from insects and weeds. Hamilton Farms finally has control over there HOA board, as the newely elected members were voted in this past July.  Many community members came to the meeting on August 5th to discuss their concerns over what has been happening when Fieldstone has had control over the last four years.  The major concerns were in regards to where the finances have been going and what route the HOA is going to take in getting many properties into compliance.  Also volunteers signed up to get on board.  Thank you all for taking the time to come out and if we work together we can bring the community together and look great while we do it!

I am now on my HOA board, I live in a single family residence without any common areas that we are upkeeping, so why an HOA you might ask? The city I live in requires that the developers sell the properties with CC&R's. We finally moved the HOA from the developer to the community and many people are asking why have an HOA?There are pros and cons to having an HOA. The most common misunderstanding is that without the HOA the CC&R's will also be gone. That is not the case. CC&R's run with the land and as long as that piece of land is there, the CC&R's will be there. Perhaps the boom town of Herriman boomed a little too fast. It looks like many of the 426 active listings were purchased by investors who never intended on living in the homes, or builders who built them out of speculation. During the first half of 2008 approximately 220 Herriman Homes listed on the MLS sold. These homes sold with an median list price of 295,000 and a slightly higher average price at $309,000. Currently most of the homes for sale in Herriman are quite a bit more expensive than those that are selling. The median price of homes listed is $375,000  with an average price at $413,000. Just a sweep of the pen and the Herriman city council increased the size of their domain by almost 40%.  If the property owners meet all of the Salt Lake County requirements (they will) Rosecrest will be annexed into Herriman January 1st 2008. That could be a good thing. It could mean "good "growth. Herriman Mayor J. Lynn Crane spoke to the South Valley Journal this month about growth, and the recent challenges of managing the anticipated 20 years of scheduled growth over the last eight years. Quoting the Wasatch Front Socioeconomic Publication the Mayor stated that of the 10,578 residential units approved along the Wasatch front from July 1, 2005 to June 30, 2006, 5817 were issued in Salt Lake County. Almost forty per-cent of Bluffdale Real Estate will soon be Herriman Real Estate.  Fifty three Bluffdale property owners won the right in court to dis-connect their land and initially annex into Salt Lake County, and then into Herriman. Landowners of Rosecrest are the big players as they have master planned a mixed use development, featuring a wide variety of housing; Single Family Homes, Condominiums, Town Homes with pockets of commercial.  This was in direct conflict with Bluffdales policy of encouraging Large Lot Development, with Animal Rights.
