I was out showing ahouse this morning then was off to do a little research for a post, I looked north and this is what I saw. I was glad I was at a distance, they looked pretty menacing. It didn't take to long for the snow to hit after I got in the car from taking the pictures. This is looking towards the Salt Lake Valley from Herriman, Utah

New & Used Homes For Sale in Herriman UT We had a great week for New & Used Homes For Sale in Herriman UT• With all of the building that took place during the boom years around Rosecrest and the vacant land still available in builders inventory Herriman is a great place to look for a new or used home.  New Homes are worth looking at, as the builders that are left are cutting house prices to compete with resales, and throwing in incentives. On the other hand, Herriman, like many areas of the country has an unusually high inventory of used homes listed on the MLS. A large percentage of the homes listed for sale (35%) are distressed houses and condos. That means that of the 181 New & Used Homes For Sale in Herriman UT, 64 can probably be bought for less money than is owed the bank. Here ar...

Living in Herriman is a great option for anyone seeking a small town feel, new homes and construction, new schools, new roads, NEW, NEW, NEW, everything in Herriman feels new. Herriman offers great Deals and exceptional value in Real Estate. Homes in Herriman and people who inhabit them have existed since early pioneer days. Many families have been raised on farms and horse property in Herriman but, it was not  until 1999 that the town of Herriman, UT began to experience rapid growth. In the last 10 years Herriman has gone from a population of less than 1550 to more than 22,000 today. Herriman als...

Herriman, Utah in my opinion, is poised to become one of Salt Lake Counties most desirable and well thought out communities! I love to show buyer's property in Herriman and now some of the road construction projects are completed or nearing completion, access to and from Herriman has improved to a mild commute to downtown Salt Lake. Draper, Sandy and South Jordan are easy commutes. Herriman is in close proximity to Southbound I15 into Utah Co. Homes and subdivisions in Herriman are well thought out and the small acreage neighborhood parks are fabulous ideas and make a great match for the trail system Herriman as put into place. The City has a small town feel that has attracted many young families. Great sporting and youth programs, and even a community man-made lake and beach. As a Rea...

Salt Lake County Homes for Sale, Buyer's Beware of Yield Spread Premium As a Loan Officer and Realtor I have noticed an area of Home Loans and Mortgages that goes unnoticed by the consumer,  that of Yield Spread Premium.  Most borrowers believe that their Loan Officer makes his profit with the Loan Origination Fee.  But most don't understand that the Loan Officer can make up to 4 percent more, on most loans, with the Yield Spread Premium. What is Yield Spread Premium? Yield Spread Premium, or YSP, is the fee paid by the Lender to the broker in exchange for a higher interest rate, or an above wholesale rate.  The borrower may qualify for a certain rate, but the broker can charge this fee and give the borrower a slightly higher rate to make more commission.  YSP was originally intended as...

Salt Lake County Homes for Sale, Mortgage Interest Rates As a home buyer, it only makes sense to try and get the lowest rate possible when obtaining a Home Loan.  After all, the rate is the primary factor in determining your house payment.  But how do you get a low rate when applying for a home loan?  This is the primary question that most home buyers want to know.  I would like to explain some important ideas that you need to keep in mind. Credit Score One of the primary factors in helping to determine your interest rate is your credit score and financial history.  In other words the best interest rates are usually reserved for those with the highest credit score.  So if you credit score is not very high the chance of getting a lower interest rate is not very good.  It is very importan...

Salt Lake County Homes for Sale and Mortgage Rates With the Federal Reserve cutting the interest rate to an all-time low, Mortgage rates should follow.  Mortgage rates are fast approaching all-time low status as well.  I believe we will continue to see this trend throughout the New Year.  With 30 year rates hovering around 5%, many first time home buyers and investors are considering coming out of the closest.  Should home buyer take action now, or should they wait for further lowering of Mortgage rates?  My belief is that rates will go lower but not much, so what advantage would the home buyer have of waiting for the quarter or half percent that might come.  Now is the time to take action. With an abundance of short sale and bank owned properties on the market, the combination of lower...

Salt Lake County Homes for Sale, House or Home When it becomes time to sell many times real estate agents will refer to your home as real estate, they will refer to your purchase as a "home".  Yet, if you are selling property, they will refer to it as a "house".  There is a reason for this.  Buying real estate is often an emotional decision, but when selling real estate you need to remove emotion from the equation.  You need to think to think of your house as a marketable commodity, Property, Real Estate.  The goal of your Realtor is to get buyers to view your property as their potential home, not yours.  If you do not consciously make this decision, you can inadvertently create a situation where it takes longer to sell your property. Another important thing you must do to your property...

Salt Lake County Homes for Sale, Making Your Home Shine You can make drastic improvement to your home with spending very little money.  The number one way is to improve your lighting.  How old are your lighting fixtures?  Many of these fixtures are used every day, but are often ignored.  Changing these light fixtures can make a huge difference in the appearance of your rooms. Look around at home improvement stores (Lowes, Home Depot) and lighting stores to get an idea of the style that you think might work.  A lighting store might be priced a little higher, but it will give you some great ideas on how you should proceed.  Once you have finally decided on a style that will fit within you home décor and decided on the big purchase, you can move on to step two of your home improvement proj...

Utah County Real Estate - Source of Funds Source of funds for your down payment and closing costs is one of the major concerns when it comes time to close on your home loan.  Lenders will require statements for the last two or three months on any of your liquid assets.  This includes checking and savings accounts, money market funds, certificates of deposit, stock statements, mutual funds, and even your company 401K and retirement accounts.  It is very important that there not be a lot of movement between the accounts mentioned above just prior to or during the closing process.  Lenders will require a complete paper trail of all the withdrawals and deposits.  Moving your money around, even if you are consolidating your funds to make it easier could make it more difficult for the lender ...

Utah County Homes for Sale - Home Selling Options Today Today, in Our Real Estate market, selling a home is not as easy as it has been in the past.  You may find yourself without a single interested buyer and forced to rethink how you want to approach your dilemma.  Sure, you could spend hundreds of dollars on marketing and advertising fees just to promote your home.  But at this point, it would be encouraging to cut your losses if you see no possible buyer in sight. Delay the sale of your home It is possible that today is not the right time to sell because of market conditions.  You could wait until the inventory of homes drop and the demand goes up.  Most of the time, spring it the best season to put up your house for sale. Utah Homes for Sale - Home Inspection Well, you just made an offer on a beautiful new home.  You are excited about the possibilities that this new home is going to bring to you and your family.  Don't let this dream turn into a nightmare because you decided not to spend a little extra money on a Home Inspection. A study conducted by the American Society of Home Inspectors and the NAR in 2001 found that 77% of all homebuyers insisted on a Home Inspection prior to purchasing their property, and 97% of that group believes the service was a good value for the price. Next to the financial contingency in the Real Estate Purchase Contract, the Home Inspection is the most reason you need to consider before purchasing the home.  This is where you have the right to back out of the contract, if th...

I just wanted to post a big THANK YOU to all those fire fighters who literally saved 100s of homes from burning in Herriman, UT last night.  I watched from my back porch as I saw the flames crest the hill and come down the side of the mountain.  The winds were so strong and the fire moved so fast that I thought more homes would be lost. I was amazed that only 4 homes were lost.  My thoughts go out to those who did lose their home and I wish the very best for them.
