BRING a BUYER!  This message is to the egotistical, pompous agent who told my clients he can get their home sold...please BRING a BUYER! This person went on to tell them that he is very aggressive, from a well known brokerage and can get the home under contract in no time! All they have to do is get out of the current listing agreement...  I say again... Bring a BUYER! The real estate market has shifted once again, some people are extremely anxious for business, will overstep boundaries and undermine established relationships to achieve their sales goals. No more contact or he'll wish to have simply... Brought a BUYER! ..............................................................................  Thinking about moving to southern Utah? If you have questions about the any Washington Cou...

Spring Hiking Safety: Southern Utah's Slot Canyons Springtime means more time outside, hiking, stretching the legs and hitting designated trails at a favorite State or National park. Nature has designed quite a few slot canyons in the Southern Utah area. Those geological wonders known as slot canyons are a huge hiker's draw because of their swirling rock faces, whimsical turns and twists, that must be traversed by going over, under, around or squeezing through. Offering incredible views, these ancient, eroded sandstone formations are perfect for photo opps. Slot canyons are created by moving water erosion, forces of nature such as a stream or rivers through adverse weather. The following are all good examples: Pine Creek Gorge Slot Canyon (Hurricane) Boundary Technical Slot Canyon Red C...

Sunday Morning Thoughts on My State of America The U.S. of A. was built upon the hard work of people desiring a much better life. Some navigated through treacherous waters, extremely unsanitary conditions, braving horrific elements to become free citizens. To become Americans and live an American life was the goal.  No longer is the thought to improve America but to systematically tear it down, to completely destroy, bit by bit, what our forefathers created with their raw muscle, blood and sweat. All in an effort to erase history. Rioting, burning people's businesses down, separating people through a plandemic are evil-driven and derived by hateful means, pushing fear to gain ground. They fail to realize they must also live with the results. Deciphering right from wrong, rather than get...

The eager worm catches the fish! Successful positioning often comes from readily meeting every day. That means taking on challenges, adapting or adjusting to changing conditions while regularly maintaining tried and true methodology. The excitement of catching a fish is similar to getting a call from sellers after a listing appointment, that I am their agent-of-choice or when a well qualified buyer is ready to move forward with a purchase. Their sales goals can be achieved through sincere efforts! Constantly "fishing" through my SOI, maintaining an online presence, attending local events face-to-face with the community, volunteering time to worthy causes, talking to past clients, always nets results. Early to bed…early to rise…fish all day…take home the prize! Here fishy, fishy! 🐠

Not worth a Hill of Beans This quote came from farmers, who realized, back in 1863, that beans were easy to grow and at that time, had little value or worth. The saying also applied to people who consistently failed to perform. Good intentions in business and everyday life, usually means a particular thing will happen. Those who lack follow through can damage or end meaningful, reciprocal relationships. Dependability matters.   As in this case...After looking at several homes, a buyer client found a property to purchase. Once the offer was submitted, then accepted, so began the timelines that would make him a happy home owner in 30 days. The home inspection was set immediately. An appointment with an appraiser was also scheduled. Several weeks go by and just hours before the time for th...

"If brains was lard, he couldn't grease too big a pan." I love this quote of Jed Clampett's, a good ole' country boy with a helpful heaping of common sense. Jethro was a different story. Brawn, height and good looks don't always open doors when lacking smarts!Years ago, I had the pleasure of meeting with a potential buyer from a neighboring state. He came to the office, sat down and we started discussing wants and needs. As this burly, barrel chested man listed features and amenities, it became clear he was used to getting desired results. It also sounded like he knew what he wanted and would aggressively go after it. A little voice in my head told me to hold on to my seat, that we might be in for a wild ride! My gut instinct would later prove true. His Wants & Needs List went as follows...

Don't go borrowing trouble. The interest rate is too high. Have you ever known a home seller to look online for a current market price and then also forgo real estate representation to sell a property? Doing this can cost a homeowner, big, in so many ways but many decide to go it alone with a thought stuck in their head... save loads of money.  Some people fail to realize the value of hiring an experienced, agent to help guide them, from start to finish, through the sales process. Agents that have been through a few cycles, know that national sites lack correct information down to the local level, especially true market value. Years ago, I told a story about a FSBO who went to Z to find what was thought to be reasonable sales price. In reality, it was approximately $100K lower than curr...

"We frown on contingent sale offers." 🙁 I find this comment a little disconcerting and it could come back to bite the one who leads clients toward this way of thinking. Some buyers, looking in the marketplace, must first sell to purchase a property. If a home seller refuses to accept -any- contingent sale offer, the listing agent should write that in the private remarks of the listing on the Multiple Listing Service. Otherwise it's a huge time waster for everyone. Contingent sale offers get accepted, especially when the seller needs extra time to vacate and also if the buyer needs to sell their home. Of course, both parties must agree on all other contract terms and conditions.  When shifts occur, it is pertinent to catch up with current market conditions to achieve the intended result....

My real estate office will be closed February 29th, 30th and 31st! Very seldom do we take time off and just so everyone knows, we are planning a mini-staycation at the Silo on those three days. Anyone wishing to join us is very welcome to fully relax, refresh and rejuvenate. After an extremely hectic schedule of non-stop business activity for the past several weeks because of the Annual St. George Area Parade of Homes, this will be a much needed break from work for both of us. You'll find us hanging at the Silo, enjoying a couple's massage by day and dancing to music with frosty beverages at night.  So, who's up for a mini Silobration with us?!
