Nerdin Gardens: Something Really Special Every year, the anticipation of another successful growing season in the back yard home garden gets us excited. My husband aka Mr. Green Jeans, has a way of taking spaces and turning them into something really special, as you can see here.  Ensuring all processes are in place, like adequate water to each plant, bush and tree are essential for uniform growth. Successful gardening also requires being present, remaining diligent through setbacks plus using common sense.  All around us the flowers are blooming and the greenery bursting with gifts to enjoy later this summer. The garden has become a place of rest for us, relieving the stresses that come from busy work week schedules.  Every year the growing list of fruits and vegetables changes for our...

Nerdin Gardens: I'm A Bee Watcher!  Lookey at 'em wee honey bees go, Touchin' upon bloomers all in a row.   Streamlined & wearin' pollen bling, Bringin’ bright smiles to everything.   These honey-do’s, movin’ on the fly, Enjoyin’ every pass when zooming by.   I’m a bee watcher, ever gleeful to see, These little wonders buzzin' 'round me! ~ Wanda Kubat-Nerdin - c 26 The Nerdin Gardens honey bee hive is thriving, thanks to an optimum setting. Under the shade of mature trees, they have a direct line to their landing pad before getting inspected and granted entry.   Honey bees have special guard bees at the hive entrance that check every bee that attempts to enter thru a sniff test. Each hive has its own unique scent made from chemicals on their bodies and the hive itself.   If the bee smel...

Beware If It Runs Like a Swift Brook   In real estate, some mouths flow faster than an overflowing mountain brook after several days of steady rain, constantly bubbling, chattering and spilling over with details that should remain quietly confident.       As a professional in any industry, words need to move with controlled purpose, not like an unchecked stream that haphazardly carries everything to the internet, agent activities or outside observers. Part of fiduciary duties is to keep client information, both personal and financial, contained.     We are obligated to safeguard it from outsiders and always act in the clients’ best interests. Details of a Real Estate Purchase Contract (timelines, repairs, loan status, pricing strategies or negotiations) flow to only those named party on...

From Lexington Green to the 4th of July On April 19, 1775, ordinary citizens, from farmers, blacksmiths and fathers stood on Lexington Green, refusing to surrender their arms. When British troops marched to disarm them, these neighbors did not scatter. They held the line. A single shot shattered the morning quiet, eight fell and yet the people did not break. Word flew across the countryside. More armed civilians rushed to meet the threat at Concord. Resilience turned into resistance and resistance became revolution. That day of defiance lit a fuse that still burns brightly in my heart. The battles of Lexington and Concord proved one powerful truth: Free people would not kneel. Over the next fourteen months, that spirit spread through colonies that had grown weary of distant rule. Courag...

Chasing An Elusive Unicorn Floor Plan A client reached out with an urgent request: She needed a floor plan copy of her newly purchased home to share with a top interior designer, who has been hired to create a dreamy haven. Of course, being an agent, the first search was to the MLS for any and all listings tied to the property. Dead end. Then on to County records to seek out the original developer and/or builder who may have submitted the plan in an online record. This also went nowhere. The third source was to my ready, dependable, title person who squashed any hopes of ever finding the requested document. Onward I went! So, what does a determined real estate professional do when facing an impossible request? Keep searching. After more digging, I found the perfect solution: a Matterpor...

An Investor's Path of Leased Extinction What happens when business discipline takes a detour, the moment a desperate family shares their heartbreaking sob story? An investor, who had purchased a small home as a long-term rental property found himself facing exactly that dilemma. Later, that single lapse proved catastrophic.  A family had been evicted from their previous rental with nowhere to go. Torn between being seen as the “nice guy” and to generate stable income and protect his investment, he emotionally waived the stringent screening process. The owner handed over the keys without checking references.  Instead of 5 declared occupants, they had 13 people move in. Within 30 days, the small house began to deteriorate. Blinds were shredded, windows shattered and crudely replaced with ...

A Non-Showing From Hades: Secret Society Style Over the weekend, a potential buyer and I met at the scheduled property. The e-key box opens, music to my ears and then two keys drop out: one for the front door, one for the small shed (because we’re obviously here to inspect garden tools & lawn equipment).   Inserting the key into the deadbolt, it refused to cooperate, the lock underneath opens. Same routine at the garage man door and the back door. I call the listing agent...crickets. She’s unavailable, out of town, on vacation, living her best life, somewhere cool.  After shooting off several messages requesting the code to the keypad or the garage door code and a few phone calls, we stood there sweating for 25 minutes in 100° heat. My buyer slowly died inside. Finally, halfway home, th...

This Agent's Sincere Apology To Her Family     Dearest family,     Early on, were so many times when getting it wrong, especially in my drive to prove that success was just one more phone call, email or text away. Those lost hours and days weigh heavy. I remember the boys buzzing with excitement, snacks & drinks packed, music playing and the plan of spending quality time together, with no distractions.     Then my phone rang, I took the call.     A buyer who really needed to see homes today was on the other end. Without hesitation, My Honey, you turned the car around in support of my dreams after opting for the showing. You understood, pivoted and found ways to console the boys while chasing what I thought was important, convincing myself, it was only this-one-time.             Again, ...

What to Know About Selling a Home in UtahSelling a home in Utah takes more than choosing a price and putting the property online. Utah has a diverse real estate landscape, with buyers comparing homes across mountain communities, suburban neighborhoods, growing cities, rural areas, and established residential pockets. Each property needs a selling strategy that reflects its location, condition, price point, buyer pool, and timing. As a local realtor, I always encourage sellers to start with preparation. A successful sale begins before the listing goes live. The right plan should help you price with confidence, prepare the home properly, attract qualified buyers, negotiate with a clear strategy, and move through closing without unnecessary stress. Whether you are selling in a busy metro ar...

Say It Ain’t So! Short Sales Are Coming Back. As painful as this is to write, short sales are again on the rise and will become prevalent across markets in the United States. Many buyers who purchased high, back in the Wuhan Flu days, are unable to sell without taking a huge loss or have lost a job, are experiencing the onset of a severe illness or going through divorce. As the market shifts, I’m seeing more short sale opportunities popping up and whether I’m working with buyers or sellers, it’s clear these deals require a different mindset. Short sales aren’t the typical transaction, they come with longer timelines, lender approvals, extra paperwork and plenty of uncertainty.    For sellersPrepare them for a lot of of documentation, financial disclosures, hardship letters, tax returns,...

What Buyers Should Know About Southern Utah WeatherWeather is one of the biggest reasons people are drawn to Southern Utah. St. George, Hurricane, Washington, Ivins, and Santa Clara offer mild winters, long stretches of sunshine, low humidity, and year-round access to hiking, biking, golf, boating, and outdoor living. But the full story is more useful than the postcard version. Summers are hot. Rainfall is limited. Drought is part of life in the desert Southwest. And water planning is a real topic as Washington County continues to grow.I wrote a much deeper guide on my main site with the month-by-month weather breakdown, average highs and lows, rainfall, sunshine, drought context, and what is actually happening with water in Southern Utah: Southern Utah Weather: Sunshine, Rain, Drought a...

Soccer Stars and Fans Are Falling in Love with America  From the moment international soccer teams and fans arrived in the United States, their admiration for America began shining bright. Discovering for themselves the amazing country that has been consistently shown to them in a bad light by legacy media. They are positively beaming from their in-person experiences.  They realize now what makes our country special, the sports stadiums, warm hospitality, incredible food and the unmistakable freedom plus opportunity for all. It's a celebration of what unites us through the spirit of the game.  We have hosted a group from Scotland and England at our home who were also very impressed with America. Words often failed them but their SMILES said it all!   Lionel Messi has embraced it fully s...

🇺🇸 🇺🇸 🇺🇸 Flag Day 2026 🇺🇸 🇺🇸 🇺🇸 Coming from a long line of military people, who have proudly served, Flag Day is a day of observance and an opportunity to commemorate the birthday of the flag. Though not a holiday, it is a day to honor a great symbol of the United States of America. "When we honor our flag, we honor what we stand for as a Nation - freedom, equality, justice, and hope." ~ Ronald Reagan  I pledge allegiance to the flag of the United States of America and to the Republic for which it stands, one nation under God, indivisible, with liberty and justice for all. Amen. Flying yours? We are. May she always proudly wave and God Bless America!

OH, WHAT A NIGHT! A Four Seasons Tribute   The Revivers absolutely crushed it last night at the PAC with "Celebrating the Music of The Four Seasons" I’m still buzzing today! From the second they hit the stage, it was pure electricity. These guys didn’t just perform the hits, they channeled the spirit of Frankie Valli and The Four Seasons perfectly.    Harmonies were tight and delivered with that classic Jersey swagger. “Sherry,” “Big Girls Don’t Cry,” “Walk Like a Man,” “Rag Doll,” “Can’t Take My Eyes Off You”, every single one was a full-body experience. The crowd was singing along so loud, I felt compelled to get up and dance, then others followed!    The Revivers have that perfect mix of silky-smooth vocals, killer falsettos that actually hit the notes and stage presence that feels ...

Buyer 101: My 3 Biggest Buyer Mistakes  Early in my career I was SO EXCITED!!! Too much so. Taking classes, going to seminars, traveling to builder conventions, the opportunities for achieving success were endless. I do admit that when it came to real life experience, I fell short, ignoring some obvious issues and common-sense boundaries.   My rose-colored glasses told me “it would work out.” Spoiler alert...it didn’t, resulting in wasted time and resources. Those experiences taught me more about buyer representation and expectations than any class ever could.  Here are the 3 biggest mistakes I made with home buyers:   A woman called and wanted to see homes in a certain price range. She asked me to meet her at her house so we could head out together. When I arrived, her husband (who had...

For decades, homebuyers were told that the seller paid all the real estate fees. This was the truth, but it was not "the whole truth and nothing but the truth."That the seller paid the fees was always just semantics. A shell game to satisfy mortgage underwriting guidelines, primarily. The buyer's cash (or loan) to buy the home is what gave the seller the proceeds with which to pay their agent and other settlement fees. The buyer not only historically already paid for their agent, but they also paid the fee for the seller's agent.A homebuyer has the right to choose their own agent. Don't shortchange yourself by hiring a mediocre agent to represent your side of the transaction. And certainly, don't make the mistake of working with the agent who represents the seller! An Exclusive Buyer's Ag...
