"Behind the Pink Wall" If you talk to a native Dallasite, you may hear them say that they want to live behind the pink wall.  So, where is the Pink Wall?  What's behind it?The iconic serpentine pink brick wall in Dallas was built in 1954 as the urban sprawl headed North.  Built by Hal Anderson, a prominent local real estate developer, to separate his luxury apartment development from Northwest Highway.  The development was located at the northeast corner of Northwest Highway and Preston Road.  He built a "crinkle crankle" curved pink brick wall which quickly became a landmark in the Preston Hollow area of Dallas.  When someone said they lived "Behind the Pink Wall" people immediately understood that they lived in the affluent enclave of mid-century condos and high-rises on the northern ...

This sign sprouted in my neighborhood this morning:The owners recently held an estate sale and we surmised they'd be moving out soon. It seems like they conducted the estate sale themselves as it wasn't advertised in the usual places, there were not many directional signs, and the sign in the front yard could barely be seen from the street. There was little traffic when I drove past.It didn't come as surprise that they didn't engage a REALTOR to sell the house. But is it a FSBO? The sign lists a website and a phone number.  The website has only 3 pages: home, photos, and details. The name and number shown on the home and details pages belong to someone who is not licensed by the Texas Real Estate Commission, and it's not the name of the owners.  It appears this person creates minimal we...

Most Dallas homeowners don't realize that a musty smell isn't just unpleasant. It could be a sign of active mold growth that is affecting air quality throughout the property. Sorting through mold testing companies in Dallas is harder than it sounds, because pricing varies wildly, some inspectors also sell remediation services (which creates an obvious conflict of interest), and knowing which testing method actually fits your situation takes real knowledge. After reviewing each company's credentials, certifications, and service approach, this guide breaks down the top options to trust for your home's air quality. The research approach for this rankingEach company was evaluated by pulling publicly available information from review platforms, official websites, industry directories, and ver...

The Dallas-Fort Worth metroplex is one of the most active residential roofing markets in the United States. With approximately 4,000 roofing contractors operating in the DFW area and a regional roofing industry valued at around $5 billion, homeowners across Dallas, TX, Fort Worth, TX, Plano, TX, Arlington, TX, McKinney, TX, and dozens of surrounding communities have extensive options when it comes to roof repair, roof replacement, and roof installation services.Yet the scale of the DFW roofing market also creates challenges. Roofing companies across North Texas range widely in quality, credentials, and customer service standards. Finding a residential roofing contractor DFW homeowners can rely on requires understanding what separates reliable roofing companies from less reputable operat...

Midwest Central USA Yards Thrive with Tough PlantMidwest and Central regions face hot summers, cold winters, and variable moisture. Plants that tolerate extremes deliver reliable curb appeal with low water and care needs.Coneflowers and black-eyed Susans provide tough summer color that returns yearly and attracts pollinators. Daylilies add cheerful blooms with strappy leaves that stay neat. Hostas excel in shady spots with lush foliage. Boxwoods and hydrangeas supply evergreen structure and big flowers. In drier Central areas, sedums, ornamental grasses, yucca, and Russian sage handle drought and temperature swings. Penstemon and blanket flower bring bright, low-water accents. These native-adapted choices survive harsh conditions and look polished with little effort. Buyers notice tidy, ...

Who Really Pays Buyer Agent Commission? When you sell a home in Texas, one question comes up often: who really pays the buyer agent commission? Many assume the seller covers it all. Yet the money flow tells a fuller story. If a seller sold their home as a For Sale By Owner and they negotiated the buyer agent commission from 2.4 percent down to 2 percent you'd think they understood this. But the buyer then raised their offer by 1 percent. On paper, the commission came out of my proceeds at closing. In reality, the buyer helped cover part of it through a higher price. Both sides shared the cost, even if the paperwork showed only the seller paying.According to the National Association of Realtors, commissions in most U.S. residential deals come from the seller’s proceeds and split between th...

My clients own a fairly unique property for the area and agreed to get an appraisal prior to listing. They needed an appraiser anyway for measurements of the home due to an enclosed heated and cooled patio extension which increased the livable space. These are just a few of the values the appraiser assigned to variations between the subject property and the comparables used: 3rd garage space - $15,000 (most homes have only 2) second fire place - $2,000 (most homes here have one, if any) pool - $40,000 - this home doesn't have one, but there is room for one $130/square foot - adjustment for size What are some of the adjustments appraisers make where you sell?
