Home sales in Waco and McLennan county were down in July from the same month last year. Our inventory (number of homes for sale) is up. But the number of pending home sale (under contract, waiting to close) is up from last year. And the average sales price is up. In July there were 174 the average list price was $140,752 and the average sold price was $135,186. The average time on the market is 133 day (4 1/2 months). Currently there are 1538 active listings and 240 pending sales. At the end of July 2009 there were 197 pending and 215 homes sold for the month. They had an average list price of $118,467 and an average sold price of $113,178. The average days on the market was 138. 2010 CHINA SPRING COUGARS VARSITY FOOTBALL SCHEDULE    Can you believe it? It's almost time for school to start back up again. Homestead Heritage--365 Things to do in Waco, Texas Today was a definite treat when me, Norma Freeman, Norma's Daughter, and Ann Cordes all paid a visit to Homestead Heritage Traditional Crafts Village. We started off our tour by having a late lunch at the Deli and Bakery. We were greeted with smiles and given excellent service. They let us sample some of their delicious soups including the popular Sweat Potato Jalapeno.  Everything is natural and/or produced on the homestead. I ordered the Falafel, a vegetarian sandwich in fresh pita bread with fried chickpeas and lots of good veggies and excellent sauce. The Art Center of Waco--365 Things to do in Waco, Texas Today, as we try to do on each Tuesday, Ann Cordes and I set out on another Waco exploration trip. Our target, The Art Center of Waco located at the beautiful McLennan Community College Campus .  Norma Freeman also joined us for this bit of fun. Norma and I arrived at the Art Center to find Ann already chatting with Jennifer Warren, Business Office Manager. Kitok Restaurant  -- 365 Things to do in Waco, Texas Today's venture was dining at a very different type of place. No, it's not a chain, and no it's not a big ole fancy place. But, it is a Waco favorite that's been around for quite awhile. Sitting in an off the beaten path location, at first glance it may look like a place that is not even open. But, don't let that deceive you. Try going there for lunch at noon and you will probably have a challenge with parking and have to wait to be seated. But to the important part, the food. Lake Waco Dam, 365 Things to do in Waco, Texas Walk, Bike, Run the Lake Waco Dam. Bring the dogs.  Bring a friend. Today after work I decided to get up off my butt and take a walk. A walk that I really ended up enjoying (despite the fact that I had to walk!). You see, I've gained a lot of weight in the past 10 years, especially in the past 5 or so. Especially as a real estate agent...uhhhh, not a good thing. So finally, finally, I had enough motivation today to stop on the way home, put on my Nikes and walk the Lake Waco Dam.  I am so glad I did. Waco Mammoth Site, 365 Things To do in Waco, Texas   Today, me and Ann Cordes decided to pay a visit to a place in Waco that I've wanted to see since they opened last year, Waco Mammoth Site. We are on a mission to find 365 Things to do in Waco, Texas or more! After a very busy day, it was just what I needed to take my mind off work and family life and just enjoy something totally amazing. Our tour guide, Troy Gray kindly allowed me to take a few snips of video while he walked us to the site and gave us some great information and history of the Mammoths. We had a young daughter at the time and schools were the number one thing on our mind. But we also wanted just an overall good place to live. Third Time is a Charm at Chuy's Waco Well actually the first and second times were a charm too! I am loving Chuy's in Waco. On my first visit, it was sooooo crowed. But you know what, the wait wasn't long, the service was great and the food was excellent. I had a crispy taco and enchilada plate with tomatillo sauce on my enchilada. I was immediately in love. But of course I wondered if it would be as good on my next visit. My second visit was during an off time which was really nice. Shogun Sushi and Steakhouse, Waco TX--FUN AND GOOD FOOD Yesterday was my daughter's 18th Birthday so we paid our first visit to Shogun Sushi and Steakhouse in Waco TX located at the corner of Bosque Blvd. and Valley Mills Dr. I am not personally a huge fan of Sushi but do enjoy many Japanese style dishes. Shogun turns it up a notch with its Hibachi style cooking. Part entertainment, part eating, nothing wrong with that! I've been to at least 2 of these types of Hibachi style restaurants through the years. It's been a long time but one was in California and one was in Florida. A Big Thank You! Ultimate Escape Hair Salon, Sarah English Reeves This is the way customer service should be. Today, my daughter had an appointment with Sarah English Reeves, Ultimate Escape Hair Salon in Hewitt, TX.  She needed her hair colored before a dance performance Saturday. Friday was the only day she could get it done with her school and dance schedule too busy any other day. Sarah called me to tell me that she could not color my daughters hair today due to her baby being ill. I completely understood but was somewhat panicked as of what to do about my daughter's hair. You see Sarah put some highlights in my daughter's hair and knew exactly what needed to be done for this coloring treatment. Last May during the Keller Williams Red Day, the Waco KW office chose as their project restoring the Putt  Putt Golf course at Lions Park. We did what we could that day, cleaning and painting. But there is a lot more to be done, and this time the entire Waco Association of Realtors has gotten involved. Another day of Wacky Weather in Wacky Waco, TX. Well this was probably one of the best snow days I've seen around here. So for those of you wondering, I've already answered. We DO sometimes get snow in Waco. Several people that I know have reported snow in their Texas areas as well and posted all sorts of awesome photos. Of course I took some photos too of the only dog of my 3 that actually enjoys the snow. The other 2 are pretty wimpy about it all. I hope everyone in Austin, College Station, Temple, Killeen and anywhere else that received this little treat today has truly enjoyed their day. It looks like we are back to regular Texas business tomorrow.

I just ordered a book today called “Obamanomics” by Timothy Carney. I watched an episode of Book TV on CSPAN this weekend where Mr. Carney gave a lecture on his book. I almost did not watch the show because of the title of his book. I did not want to sit thru another guy blaming all the trouble in the world on the Democratic Party or president Obama any more then I wanted to sit thru a guy doing the same thing to the Republicans or former President Bush. However even though I have several hundred channels to choose from nothing else was on. Thankfully I gave him a chance. I will tell you Mr. Carney’s politics seems to be from the Right his lecture seemed not to be politically motivated. His points were things that both parties do and that affect all of us. Borrowers who had less than perfect credit and little money down could utilize the FHA programs to purchase a home.
