  Homes in Tomball ISD on Large Lots - Tomball Hills     Tomball Hills is a very small community with beautiful mature trees. It has approx. 130 homes. The lots are larger than in a lot of the newer subdivisions. Lots are typically 10,000 sq. ft. to 30,000 sq. ft., with the majority being 10,000 to 15,000 sq. ft. Most homes in Tomball Hills were built in the 80's, a few in the 90's.   The Real Estate Market: During the first six months of 2012, most of the homes that went on the market were going under contract in less than 30 days, some in less than a week. On average, homes in Tomball Hills are selling between $125,000 and $200,000.   Treeline - A Gated Community in Tomball ISD Tomball, TX          Treeline is a small gated community in the Tomball Independent School District.        It's a tucked away little area of homes located where Treeline Golf Course used to be.   The homes range in age from 2008 to present and new homes are still being built in the subdivision.   Location:  Treeline is located south of 2920 and just north of Spring Cypress and between Hwy 249 and Telge to the east and west.     The Real Estate Market:  The price range of homes located in Treeline is approximately $250,000 to $500,000.   Most of the homes are 3,000 sq. ft. to 4,000 sq. ft. and most lots sizes are between 8,000 sq. ft. and 11,000 sq. ft.  Most homes in Treeline have 4 bedrooms, but a few have 5 bedroomsand there is a good mix...

Tomball is a seriously cute town filled with Antiques, Americana and assorted Animals.   Over the years, It has become a unique blend of country charm and city conveniences   Where there were once dairy farms and cattle farms there are now subdivisions.   Deer still roam the area with other assorted wild racoons, and rabbits.   One memorable bright spring day when I was driving over an area bridge, a squirrel jumped out in front of the car just the other side.  I swerved and missed the squirrel but a rabbit jumped out from the side I had swerved to and I nailed him. Fifteen minutes before our scheduled closing on Friday we got a call from the buyer.  He wanted to do a walk through on the house he is supposed to be buying.  Fortunately the property is only a couple of miles from the Title Company   Yesterday?  This morning?  An hour ago?   All of those would have been much better options for a walk through.    Ralph took off to meet the buyer at the house.  He left me behind to meet the sellers and anyone else who might be involved.   This has been a long two months with one of those whiney buyers.   We met the buyer when he called on a property we had listed.   He had been licensed as a Realtor for over thirty years.  He wanted us to just represent the transaction as an Intermediary so he did not have to go get an agent.   The sellers had worked wi...

Have you ever had a transaction that came down to hinging on the replacement  of a thirty year old water heater?  Who ever heard of a water heater lasting 30 years.    Enter stage left our current dilemma.       The house was built in 1980.  It has a lot of cracks, wrinkles and signs of age.       The buyer loves the floor plan and the location.  He does not love the rust stains or the remark of his inspector calling out the fact that the heater has already outlived its life expectancy by 15 years!   The loan officer is ready to send the Appraisor and all the other hurdles are handled.  This could close in a short two weeks.   We are meeting with the buyers to finish his inspections today so we reviewed the situation with the sellers.  We had shopped to see what new heaters cost and fou...

This 1980s cutie is solid and well built.  It is an Usual two bed two bath plan with large living and dining rooms.   One of the best sales features is a large lush side yard.   The potential buyers, currently under contract, are used to having more windows than this house now has.   With the potential to access the side yard through this existing wall, we suggested that they consider putting a French door there and opening things up.   They seemed to like the idea and we are now on to the inspection phase of the offer.   When things are not exactly what we wish they were, we have the right to think creatively.  With the tools available today and the abundance of building supplies, homeowners can do anything they want to!   Don't forget to bring along your creativity when you are showi...

While at a home inspection yesterday it began to rain.     The inspector had turned the a/c down to be sure the temperature would drop.   The unit worked well and made the house feel sub zero!     I fled to find warmer spaces which turned out to be the porch,   While standing out there I observed this cute little critter heading up the wall.  My guess was that he did not wish to be in the flower bed in the rain.   His slow and steady purposeful assent was a reminder that all of us sometimes have to engage in uphill climbs due to unexpected circumstances.     We can resist or we can take things in stride and climb as high as we can go.  Where's and whys are all somewhat subjective!     It is another little life lesson illustrated.  By  a critter.,

We know that we would be a potential pain to work with.  There is something about having 58 years of combined experience in the business that makes you aware of all the potential pitfalls in a transaction.   We recently showed one of our listings to a gentleman who was once a broker in California for thirty plus years.   He has elected to allow us to represent the transaction as an intermediary instead of his going and getting a buyers agent.  But, even after a complete explanation of how things are to be done, he insisted on dictating exactly what he wanted to say in special provisions of the contract.  Not a good thing..... but we're just intermediary brokers.   He has dictated how he wants the offer written, explained his desire to have the seller pay his closing costs , and he feels...

There is a very old rocking chair that sits on my patio.   It is not pretty and it probably is not safe for sitting.  It is good as a fond reminder of one of my all time favorite clients.   When I first affiliated with a country company after many years working in the big city,  I met this totally incorrigible gentleman.  (Ralph calls it "crusty") He was the custodian for the shopping center where the office was located.   He had already retired from one job working on the railroad.  His days now revolved around keeping this small strip center totally free of trash.   For whatever reason, he started bringing me a coke every afternoon at. 3:00.     He would stand around and chat for  a few minutes.   Over time I got to know about his family, his likes and dislikes and his background.   O...

  It has always been a source of great comfort for me to think about angels watching over us.   Many  times we have seen evidence that we were given protection.  For those who don't believe that,  you are welcome to disbelieve if you chose.      Our eldest son learned a valuable lesson about 22 years ago.     He had taken his brother to school one early morning.  He was driving my station wagon way to fast of a slick highway when the car in front of him stopped.  He did not have room to stop and plowed into the car.   I got a call from a business owner on the road who said " your son has been in a wreck and we need you to come right away."   The reason my son was driving by himself was due to my need to recover from surgery.   I recovered really quickly.  I arrived at the scene of the w...

Occasionally we get the unexpected blessing of spending time with our grandchildren.   This day was one of those types of days!     We went to pick him up from his school at noon.  It was an early dismissal.  Our Commercial Realtor son had already scheduled his afternoon for the time with his son,  but had an unexpected business opportunity arise.  So nice we were available to be  plan B.   So, we went off in search of an acceptable luncheon experience.  Hamburgers and fries seem to be a consiststent favorite.     After lunch we made a trip through my favorite teacher supply store in search of a birthday present for this grandson .  His birthday is not for a week but it seemed prudent use of our time together.   The plan was to give him a budgeted amount and the run of the store.  It ha...

One of the advantages of getting on in years is the privilege of having Grandchildren.   There was a school day designed to honor grandparents last week.     We got a complete tour of the school from our grandsons perspectives,  a visit to his classroom where we met his teacher and friends, and a well orchestrated performance in the school chapel.   It was an interesting event.  The highlight of the day was in getting to spend the remainder of the day with said Grandson.   Considering how swiftly kids grow up these days,  getting an up close and personal day with one is truly a blessing!

A few years ago I had the privilege of meeting my husbands sixth grade teacher.  She was Joann Wunderlich.   As this group of Klein High School graduates from years ago met repeatedly to put together a class reunion,  we met with one dynamic, high spirited lady who had successfully taught them all about the English language.  She not only taught them how to use the language to communicate, she instilled a love for reading too.   One of the first things I noticed about this gracious lady was her ability to make everyone feel accepted.  She also showed great caring for the people that each of us are.   We celebrated her often as a group of us would take her to lunch on many occasions.  Each lunch brought us all closer as she acted as a catalyst.  Loving Joann was just plain easy.   A coup...

I found some beautiful ducks in Tomball the other day.  They were at their own small lake. I think they think I have food with me today, but I wasn't prepared.   Sorry ducks, maybe next time. I like this shot, I can see the reflection of the duck's neck in the water, yet I can also see his foot under the water. Look at the color of the feathers on this duck.  I must have been at just the right angle to get the color to come out such a light blue hue.  The water is very clear here, you can see the tree roots.

The Sky Is On Fire -- Awesome Sunset in Tomball, Texas! I happened to look out the window last Thursday 1/12/12 and noticed this spectacular sunset.  It looked like the sky was on fire. The reflection from the clouds was just beautiful.  It almost looked like lava. 2011 December Blogging Challenge -- day 17 It seems like I'm not the only one having trouble with this contest.  I saw two blogs where others have quit the contest.  This one is harder that usual.  Got several more sections of my CDPE online course done today. I got an email today from a person wanting one of my FREE calendars.  I mailed that out this morning.  Although she was in Virginia I enclosed a note requesting that if she hears of a friend or relative in Texas that needs real estate services, to please pass my name and number along. Day 10 -- Localism Post  -- Tomball German Festival Christmas Market What cute colors on these retro purses.  The colors are better in person.  I think I will have to go back and buy one of these. Don't miss the hay ride at the Depot at 6pm.  Sounds like fun. German Santa in front of the German Roasted nuts booth.  There are over 100 booths selling food, jewelry, books, jams and jellies and items that can be great Christmas presents.
