An important factor in todays market is the number of homes for sale. While inventory levels continue to sit near historic lows, there are indications we may have hit the lowest point well see. Odeta Kushi, Deputy Chief Economist at First American, recently said of our supply challenges:It looks like inventory may have hit a bottom (we've seen this in the higher frequency data as well). Unsold inventory in May was at 2.5 months supply, up from 2.4.To put it into perspective, the graph below shows levels of inventory rising since the beginning of the year:Were still not close to a balanced market, which would be a 6 months supply of homes for sale. Landmark Apartments at Chelsea Harbor Sugar Land Representatives from the Chelsea Harbor Homeowner's Association asked Fort Bend County Commissioners to delay a replat request that will allow Landmark at Sugar Land Apartments to construct 8 more units along FM 1464. Landmark at Sugar Land currently consists o 10 buildings with 8 units each totaling 80 units. The expansion would bring the development to 144 units. Residents are concerned over an increase in crime and traffic problems related to the apartments. Representatives of the Chelsea Harbour HOA, said the subdivision is experiencing traffic congestion along FM 1464 that will get worse if high-density apartments are built in the area and said there had already been an increase in crime since the first project was built.     Here we are again with another quarterly market report on Chelsea Harbour. Chelsea Harbour is such a beautiful neighborhood that I know that anyone could easily fall in love with it. The view is excellent and with homes to match. Anyway, on to the market report. So far, 16 homes have been sold this year in Chelsea Harbour.   Among those 16 homes,  The Highest Selling price of any home was only $387,157. The Lowest Selling price of any home was $262,000. The Highest Price per sq. ft. was $120.29. The Lowest Price per sq. ft. was $87.51.     But above all the beauty of this neighborhood trumps all of that and really makes it stick out.
