Regulated by the Texas Commission on Environmental Quality (TCEQ), the MUD’s primary function is to provide water, wastewater and in some cases, drainage services within its boundaries. In this "Spring TX first time home buyer series" I hope to alleviate some of the first time home buying mystery. I have noticed when people start thinking about buying a home the first thing they will do in this technological age is to start looking at homes online.  If that is what you are doing "STOP"; the VERY FIRST step in the process should be to talk with a good lender. It is discouraging to have started looking at homes online and then find out you don't qualify for the homes that you are looking at.  Even if you are 6 months to a year away it is a good idea to at least talk to a lender to make sure you are on the right path.  If you are serious then go ahead and get yourself pre-approved.  That way you will only be looking at homes that are in your price range. Growing up in Kansas my first sign of Spring was when I would see the daffodils peeking through the winter foliage (often through a little snow). I love living in Spring TX but have missed seeing those daffodils.  In Spring our winters are too mild for daffodil bulbs unless you want to plant them every year. (Mind you I don't miss the daffodils enough to move back to the cold north. I love it when I talk to my family in Colorado and we are barefoot and they are snowing.) I have however found a way to get my spring daffodil fix in Spring TX.  I picked up these daffodils at our new Trader Joe's.  What a bargain 10 daffodils for $1.29.  It's not quite the same as seeing them come up through the winter foliage but works for me! After almost sixty years between us, we are always surprised when challenges we have not had before come up.Recent inspections on a sale showed a leak under the dishwasher.  The water was running out of the brick outside the house.  The inspector did not move the dishwasher to look underneath . Instead he suggested that the prospective buyers have the area under the dishwasher inspected, looking specifically for wood rot.Ominous thoughts went through everyone's heads.  The question also arose about why the renters who were there did not report a water problem.The idea that the dishwasher could have been running water into the cabinet was one of those potentailly expensive repairs.  Things like that kill transactions .Today the sellers had the situation looked into...  Somehow, a hose to...

Along one of our daily routes, a new restaurant appeared.   It was called "The Mellow Mushroom", and appeared to be a Pizza place.   Pizza is on my not too often, due to dietary restraints list.  Almost nothing tastes good enough to feel bad after eating!   Over time, we noticed that it stayed packed all the time, and when my craving for Pizza reached a peak, we decided to give it a try.   The menu is extensive, but they also have a create your own.  That means we can get a pie with less bad for us things than usual.  In fact we can follow our own quirks!   We asked for a thin, gluten free, olive oil and garlic base, with a blend of artichoke hearts, olives, spinach and anchovies as the ingredients.  Now, how can that be bad for you?  If my body has the poor taste to react adversely, it...

A sign on Cypresswood Drive warns that there is a "hidden entrance."Now realistically, how does one hide a driveway?  What is it hiding from?  Why is it hiding ?It is not really hidden at all.  It may not be highly Visable, but you can easily see it.If the owners of the driveway are really trying to hide it, why would they put up a sign?If they want to make its more visible the task can easily be achieved.  Putting Bright stripes on it would help.  Adding colorful balloons would make it more of a spectacular entrance.  They could consider painting the gate with shiny bright  paint , and adding lots of sparkling lights .  That would make it a focus on the drive toward Stuebner Airline.Hopefully these tips  will help the situation be brought into more prominence.  No one should really wa...

Last week about this time we negotiated an offer on one of our listings.We delivered it back to the agent and were told that she was in a seminar and would get the earnest money and option check to us as soon as she could.  On Thursday we dropped by her office to see if we could pick up the checks.  She met us in the lobby and said that she did not have them because the buyer had not delivered them yet and she would let them know again that they needed to get them to her.  She also said that she did not have a relationship with these folks.  She had just met them at an open house.Alarm bells?  Uh-huh!! These flowers were a gift from ladies at our church for our participation in catering a church event last Sunday.It was an unexpected pleasure!  If you look closely at the top flowers you will see a baby lizard.  He apparently sat in the flower arrangement from the florist shop and throughout the dinner.The visual of what might have happened had he made his presence known at any point during the dinner is amusing!On the other hand he might have just chosen to jump into the dish of guacamole that was close by.We did attempt to relocate him to the outside flower garden outside the church.  He was not interested.As a result he rode home in the flowers.We left the arrangement outside for a while to encourage his escape before we brought the flowers inside.We do not know where he went, but ...

The photo is of mini bell peppers which come about 30 per bag at Cosco.  The recipe was originally for the stuffing of three plain big bell peppers and this is designed to stuff either.Assemble:1 diced onion3 pieces of celery chopped1 diced bell 2 cloves of garlic1 teaspoon of butter1 pound of ground beef or ground turkey.1 teaspoon of Louisiana "lightning Strike". Or Tabasco 1 cup of cooked rice or quinoa 1 small can tomato paste1/2 cup Parmesan cheese3/4 cup bread or Panko crumbs.Preheat oven to 350 degreesCut each of the peppers lengthwise into two halfs.Boil in salted water for fifteen minutes.  Remove with slotted spoon and place in a buttered casserole dish.Cook the ground meat and set aside.Sauté the vegetables in the remaining butter until sweated. While we were out doing errands last night we came across a house in our farm area with an unusual display of sports enthusiasm.Not only did this logo for the "Texans " football team cost an incredible amount of time and money, but it truly captures attention of those driving down the street.The marketing possibilities are mind boggling!  Just imagine the artists it could employ if each of us would do something similar with our company logos on the homes we have listed!Surely we are as enthusiastic about our sales teams and companies as this guy is about his "team".If that is not the case we all need to make a commitment to achieve that level of enthusiasm.  Sports after all are entertainment.  What we do is help people make their home owning dreams come true!
