Places To Eat | Southlake Texas | Five Guys Burger and Fries While out and about this past Friday in Southlake, Texas after visiting our Chiropractor, my wife and I were starving and trying to figure out where to go and grab a quick bite to eat.  So we headed over to the Southlake Town Square.  There are many shops and restaurants to choose from in Southlake Town Square.  Since it had been a while since we had been in there, we opted for Five Guys Burger and Fries while there.  Five Guys Burger and Fries is recognized as one of the best, overall hamburgers in the country.  I decided I would get the Bacon Cheeseburger, which comes with double patties, cheese, and then you can pick your toppings, however many you want for free.  So I opted for grilled mushrooms, and jalapenos, along with ...

If you are looking for places to eat in the town of Southake,Texas then look no further than the “Fish City Grill”.  I know there is an abundance of restaurants in Southlake, TX to choose from, especially around the area of Southlake Town Square.  And a lot of times you might feel overwhelmed about choosing a nice place to eat.  My wife and I recently tried out, (a new place to us at least), “Fish City Grill” located at 2750 E. Southlake Blvd, #130 Southlake, Texas 76092.  It is located just down the street to the east, from Southlake Town Square.  “Fish City Grill” is known as the Home of the Oyster Nacho! (I meant to take a picture of the neon sign) with their “Love at first bite guarantee: if you don’t love’em, we’ll buy’em”.  Upon entering, it was a very cozy and inviting atmospher...

Here you will find the lowest priced homes on the market including bank owned homes, foreclosures, HUD homes, REOs, short sales, and more. Many agents just want to work a deal for you (or for them), but I like to be in your corner to get you the absolute lowest price possible. A couple of times per year, you should conduct regular maintenance to keep your home in good condition. This will help maintain the value, appearance, and safety for your family. Here are the top 5 things to check around your house this week: 1. Safety equipment. Replace batteries in all smoke detectors and carbon monoxide detectors. If you have a fire extinguisher, check to mak sure its in good working condition, the pin has not been removed, and the needle is still in the green area. 2. Windows and Doors. Check for any drafts coming in through your windows and doors. Replace weather stripping as necessary. Those small cracks can let the cold air in causing your electricity or gas bills to go up in the winter. 3. Paint and Caulking. Walk around the exterior of your home looking for any...

Recently, a friend decided to buy a FSBO without the aide of her trusty agent/broker.  She and her husband found a home, negotiated the deal, put the earnest money down and then moved on to the inspection.  The inspection revealed many problems and they decided to terminate the contract.  The seller was very angry and refused to sign the release for earnest money--mainly because she was outside the 10 day option period.  She thought it would be ok, since he wa a very nice guy.  Several days of angst passed and finally they did get their money back because the lender refused the loan due to the inspection. Realtors protect you from yourself in many ways and guide you through the process as if the property is an investment and not just an emotional commodity.  Thought for the day:  Get a ...

Over and over again, I meet people who ask me about either the "Median" sales price of a particular area or the "Average" sales price of a particular area.  And, occasionally, people ask "What's the difference?" I've put together some charts to show the difference for Southlake, TX below.  The Median price is the absolute middle price of the properties sold.  For example, in August, there were 37 homes that sold.  18 homes sold above $510,000 and 18 homes sold below $510,000.  Therefore, $510,000 becomes the Median sales price for Southlake TX for August, 2010.  The average sales price, however, is quite different.  The average is calculated by taking all of the sold prices, totaling them and then dividing by the number of homes sold.  Therefore, although the median price in Southlake T...

What is it about getting your Real Estate license that suddenly makes people stop answering their phone or better yet not even return calls?  How can you be upholding your fiduciary duty to your client if you're not available to receive information for your buyers or give information for your sellers.  Now, believe me, I do understand that there are occasions that answering your phone is totally inappropriate and there are times I don't answer mine either.  But I ALWAYS return calls and if I can't, my assistant returns them for me and will send me a text message if it can't wait.  Last week I had a client who was looking to purchase NOW.  Surely there are sellers out there who wish to sell NOW.  But on two separate occasions, when I made calls to the listing agents to inquire about the...
