San Antonio is still in great shape, stabilizing after two banner years. It is turning into a "normal" market, with fewer buyers and more homes for sale; resale sales were 17% less in June 2007 than a year earlier. The inventory is up by 72% in the same time period. Many local real estate professionals blame the relentless rain, and now that the rain has moved on (for now), there should be an increase in showings and sales, especially as the beginning of the school year approaches. Sellers  *A pre-inspection before listing can help with the sale of the property.I inspected a property today that had so many items in need of repair. These people did no maintenance at all to this home. The seller indicated they had a friend that came over to check out the home, ya right. There are so many reasons to hire and Advanced Inspector, (not a friend or family member)  By having a pre-inspection, the seller can help eliminate any surprise findings. Besides, the buyer may be with the inspector. 2. Scheduled Time Sometimes home inspectors are early. If an inspector makes an appointment with you for 9:00 a.m., have the house ready for inspection at 8:30.  3. Leave the Utilities Connected The home inspector will need to turn on the stove, run the dishwasher, test the furnace and air conditioning, so leave the utilities on, especially if the house is vacant. I compare the sales price to typical rental rates in various neighborhoods, looking for cash flow.
