One of San Antonio's largest employers, Fort Sam Houston, will be getting even bigger in the next few years: $1.5 billion bigger. Fort Sam (as it's known here) has 19 new buildings on the way, and another 4 buildings scheduled for renovation under the 2005 Defense Base Closure and Realignment Commission--somewhat ironically, since many San Antonians vividly remember the closure of Kelly AFB, another huge employer in the military city. Fort Sam has a long history of caring for wounded soldiers. It is home to the Brooke Army Medical Center (BAMC), which is a Level 1 trauma center with a world-renowned Burn Ward. The Joint Center of Excellence for Battlefield Health and Trauma Research is the next project on the books. It broke ground last week and is scheduled to be completed by the end o...

Mortgage Insurance Tax Deduction Extended by Broderick Perkins The same new federal law that offers relief from mortgage debt forgiveness taxes, also extends tax benefits for many more homeowners who pay mortgage insurance. Effective January 1, 2008, according to the "Mortgage Forgiveness Debt Relief Act of 2007," for those eligible, no taxes will be owed on any mortgage debt forgiven or written off as part of a short sale, foreclosure, renegotiation, bankruptcy or other such action on a principal residence. Before the law was passed, such forgiven debt was typically taxed as income. The relief act came on the heels of a housing and mortgage crisis after risky subprime and non-traditional home loans blew up in the faces of many homeowners and spilled foreclosure ash over the economy. T...

Being a nationwide property manager I get to see not only some of the best properties, but some of the best attractions in the cities I am located.  When I think of my favorite place to take a beautiful walk along the water, I always think of San Antonio's River Walk.  Lined with numerous shops, bars, and restaurants that's not only popular with tourists, but with the locals.  During the Holidays it is glowing with lights and during the summer the area is filled with sounds from local musicians.  This is one piece of San Antonio that newcomers or tourists don't want to miss.

I absolutely love the lay-out structure of San Antonio, Texas.  Unlike most large U.S cities, San Antonio is not completely surrounded by independent suburban cities, under Texas law it exercises jurisdiction over much of the surrounding unincorporated land, including direct growth and zoning.  This makes San Antonio a unique place to buy a home or start-up a business.  The real estate market is growing, so start looking into real estate in sunny San Antonio!

Love San Antonio? Without a doubt.  It's a city with such great historical background.  What other city coins the slogan " Remember the Alamo?" a symbol of freedom that is now our wonderful city's landmark.   The Mission San Antonio de Valero (the Alamo's official name) along with the Paseo del Rio (the San Antonio River), make San Antonio an unforgettable city with deep roots.

Getting A Handle on 1031 Exchange Rules by Clifford A. Hockley Most buyers and sellers of real estate look at 1031 exchanges as an option as they consider their investment agenda. They figure that they defer paying state and federal capital gains taxes and depreciation recapture until they die and their estate goes to their spouse, charity, their children or grandchildren. They may also be able to stave off the alternative minimum tax that might sneak up on them if they were to sell a propeBut how do 1031's really work? George Columbus was an Ohio investor. George learned from his broker that he would have to pay capital gains taxes when he sold his 10,000 sq foot warehouse. George wanted to defer his taxes and found out that if he bought more real estate and followed the Internal Rev...

I have to give a toast to WineStyles stores in the San Antonio Texas area for including the public in lot of free and informational wine tastings. They also have events that cost a small fee which include cheese, hors' dourves, and plenty of wine.  If your a wine lover like me keep you eyes open for these events to meet the locals and partake in some fun!

The winter weather in San Antonio can't be beat.  I love our temperatures in the mid 60's, not too hot and not too cool. It's so nice to live in an area where the summers are warm and sunny, but without the humidity, and the winter months are just cool enough to appreciate a break from the heat.  It's a perfect place to start a family or a relaxing place to retire.

Standard Pacific Homes, a California based home builder, has sold their lot inventory of 2500 homes to Forest City Land Group business unit and joint venture partner Covington Capital Corporation. Standard Pacific Homes, which has been in the San Antonio market since 2005, builds homes in the $100k to $200K price range. That price point is extemely competive in the San Antonio market, with over 25 builders building in that price range, from Fortune 500 builders like KB Home, Centex, And DR Horton, to local and reigional builders. Is this a sign that the San Antonio market is following the path to decline of other housing markets? Probably not, as San Antonio is not the market in which Standard Pacific is selling their home lot inventory. More likely, Standard Pacific is consonsolidating ...

Condo's in San AntonioCondominiums in San Antonio are a waste of time! That's what people have been telling me for years now. I started buying condo's in 2000. First, for me to live in instead of paying rent, then as an investment. I currently own 3 condo's in the same area. And have them all rented at top rental rates for the area. I bought the first condo for $35.000 in 2000. I will be selling it this year for $95,000. That's $60,000 in 7 years for a very minimal investment. Oh yeah, did I mention I had it rented the entire time starting at $650/ mo. And most recently for $795/ mo. My total payment including HOA dues is $525.  Today there are 565 condo's for sale in the San Antonio MLS. 199 of those are $100,000 or less. There were 926 total condo sales for 2007. That's compared to 53 ...

The San Antonio Coalition for Family Economic Progress has officially launched this year's Volunteer Income Tax Assistance (VITA) program with some significant changes. Normally open to families earning less than $40,000 a year, this year's VITA program is providing free tax preparation help for families earning up to $45,000. By raising the income cap, the coalition plans to make income tax filing assistance available to more San Antonio families. In addition to the eligibility cap, the coalition has also recruited more volunteers for the program and brought H.E. Butt Grocery Co. (H-E-B) on board as a partner. The local grocer is offering space for tax assistance at its H-E-B El Mercado store on 2130 Culebra Road, the H-E-B Plus! at 6818 S. Zarzamora, the H-E-B at 1015 S. WW White Road...

The power of positive thinking can't turn away the the tsunami created by the plunge taken by lenders when the sub-prime fiasco imploded on them. But, ask yourself, "who does this really affect?""Well, "yourself should answer, "it primarily affects lenders who held on to their own loans, and investors in the secondary market who bought those loans from the originating lenders."The fact of the matter is that the effect on most people who are not invested in the secondary mortgage market is a result of their reaction to news that really does not affect them. This mistake is due in part to the irresponsible reporting on the fiasco by the media, and the failure of the public-at-large to pay close attention to the details when the media glanced over them, while focusing on the down-side of t...

As I am married to a man that never says no to a pile of brisket, I have tried my share of barbecue joints over the years. I'm convinced that the wrong place to eat this Texas favorite is in a restaurant that serves it up on a plate, with a fork and knife close by.If good barbecue can be judged by atmophere and lack of place settings, Rudy's barbecue in Leon Springs must be the best.Rudy's is the first barbecue place that I remember visiting. We drove from Denver once a year to visit our San Antonio relatives, and no trip was complete without visiting Rudy's. This was when anything north of 1604 and I10 was considered "the country", and you certainly didn't find Ducati dealerships and Sonic fast food along the way. There was nothing convenient about going, so the journey up the intersta...

I've decided that the best thing about having children is the food. How else, as an adult, can you indulge in the comfort of Kraft macaroni and cheese without looking over your shoulder to see if anyone's watching? At least if the kids have been eating it, you can finish off what's left in the pot and claim that you had to finish it because it would be wrong to waste it.Kids are a good excuse to have Oreos in my pantry, or to get a candy at the bank.Having children is very convenient when you go out for ice cream. There are so many flavors to choose from. I would like to ask the person behind the counter for a zillon samples, but I might start an angry riot with the people behind me. However, when you have children, everyone orders something different, and you get to try a bit of them al...

I love old movies. I have Ginger Rogers, Cary Grant, and Doris Day Tivo-ed. My dream evening would be a frosty snow outside the window, a hearty fire keeping me warm, fluffy fleece pajamas, decadent hot chocolate in my mug, and a black-and-white movie on my television. One of my favorites is "The Shop Around the Corner" with the unmatchable Jimmy Stewart. Years later, it was remade into "You've Got Mail" with Meg Ryan and Tom Hanks. For once, a remake was at least as good as the original. In the movie, Meg Ryan plays a small bookstore owner that is in danger of being put out of business by a behemoth Borders/Barnes and Noble megastore progeny. She is counting on the depth of her knowledge of children's books and her passion for literature to triumph over the glitz and prices offered elsew...
