The Market Report in January 2014 for Parkwood Subdivision in San Antonio, TX shows the activity over the last quarter in 2013. The number of homes sold were 13, ranging in price from a low $119,000 to $ 174,000. The average listed price was $149,333, while the average sold price was $146,798. Days on the market were 91 days, and the List Price to Sold Price ratio was an impressive 98.34 percent.   Inventory is still low, and we are still in a Seller’s Market citywide. The real estate market in San Antonio, TX has been a very busy one for the summer months of May to July,  2013 in Parkwood Subdivision. During these last three months  there were a total of 12 homes that sold in this community. The sold prices ranged from $122,500 to $225,000 with the average sold price being $168,208.  Average price per square foot was $70.21, and the average days on the market were 58 days. Looking at the market activity in Parkwood Subdivision for April and May 2013, we noticed that only 5 homes sold for an average price of $155,000.  The total days on market for these 5 homes were 45 days, and the listing price to sold price ratio was at 100.88 percent. Yes, 4 out of 5 of these homes sold for more than the listed or asking price. The listed prices ranged from $125,000 to $189,500.   I am expecting June 2013 to show more sold homes since there are already 8 homes under a pending status with prices ranging from $119.500 to $248,500. Things are heating up for this summer, and if you are looking to purchase a home in a Northwest San Antonio community see Homes For Sale in Parkwood Subdivision. The real estate market in San Antonio, TX is heating up, and the first quarter 2013 for Parkwood Subdivision is nice example with 10 homes sold for an average sold price of $144,734. The range of sold homes was from $98,000 to $190,000. Average days on the market was 49, and the average price per square foot was $57.98. Sellers were able to obtain a 95.87% List to Sold Price ratio.
