Austin has cracked the top ten, currently at number 8 and rising for Jobs in the US."Austin, the third Texas metro to crack the top 10, is definitely on the rise. It has been consistently strong as of late, adding 69,000 jobs since 2004, the equivalent of 1,900 per month. And its unemployment rate has slimmed nicely from 4.6 percent in mid-2006 to 3.8 percent now. Quick stats Private-sector jobs as of mid-2007: 592,100 Unemployment rate as of mid-2007: 3.8% Private-sector trend since mid-2002: Added 74,300 jobs Five-year growth rate: 14.3% Private-sector trend since mid-2006: Added 20,900 jobs One-year growth rate: 3.7%"  As more and more people move to Austin to find jobs they will also need housing. WOW!  This new complex is going to be an amazing asset for Round Rock.  The city and the YMCA have partnered to build an indoor, competitive aquatic center.  Construction for the 14,025 sq. ft. facility will begin next month and they expect to have it complete by September of 2008.  The $6 million facility will feature an eight-lane, 25-yard heated competitive swimming pool, a lazy river, splash and spray toys and a zero-entry splashpad, a hot tub, family dressing rooms and restrooms, a whirlpool, and a slide.  It is only the third indoor, competitive swim facility in the Austin area.  For more information on this specatular new facility take a look at this article that is in the September 2007 Community Impact Newspaper.  Just another good reason to live in Round Rock!!

   Ranch at Brushy Creek -a Round Rock neighborhood located west of I-35 just South of FM 1431 on Parmer Lane- has seen some significant increase in price per square foot.  The Ranch at Brushy Creek neighborhood has seen a decrease in days on the market from a previous 159 days.  Price per square foot rose from last months $99.25 to $107.33.  Additionally, its important to note that last month saw only two homes sell, which is not a significant amount to get a handle on the market conditions for that particular neighborhood.  Most of the active listings in this neighborhood are builder specs. Note: Price per sq/ft is rounded to the nearest hundredths.  Slight rounding error occurs from the loss of significant digits when price per square foot is calculated.  Source: ABOR Actris -MLS.  D...

Sendero Springs -a Round Rock neighborhood located west of I-35 on FM 1431- has seen some significant increase in price per square foot.  The market statisticsbelow show that from last year June - August 2006 to this year June - August 2007 there was a 13.9% increase in $/sqft.  People are catching on about Sendero's great schools, wonderful community with terrific floor plans.

I was reading an article on Food Poisoning, they listed several solutions to lower the risk of poisoning.  One of them was wine - OH BOY, I am there, I can handle this.  Next was Garlic - says it is a natural defense against nasty bacterias, ok I am still good, means I can drink wine with my italian food. Next - they recommended Yogurt, not interested but I am sure it is good for you and last but not least - MY FAVORITE Salsa.  They cited that cilantro contains dodecenal appearing 2x more effective than anitbiotics.  Leasing numbers are up in Austin recently. That is good news for investors who buy properties to rent out. I was curious as to how it is in the rest of country. Other than the MLS what are you doing to target the people who want to lease over purchase right now? Some people move to a new area and want to lease until they decide where they want to buy a home. Still others may lease while a new home builder is finishing their home and then there are those who leasing is the way they like to live.   There has been very little good news being reported in Real Estate market recently. There is good news out there and it is too under reported. This might be a good time for all of us to laugh a little and let go of some of the stress. 1. We should be able to laugh at ourselves. Like the time a few years back when I packed up to go to my open house, put out all my sign-age walked up to the house just ahead of my first visitors only to discover I did not have my access key.  How do  you get along in HOA's. Some seem easier than others. We have lived in 3 HOA communities (Home Owners Associations) and I have learned a few secrets that can help make things smoother.One of the strictest HOA's we lived in was the Anthem Community just north of Phoenix, Arizona. The HOA Guidelines required a very large 3 ring binder. They outlined what kind of plants you could have in your front and back yard, the trees you were allowed to plant, what colors you could paint the outside of your home, a detailed form outlining how to apply for approval to add anything to your home including a pool.    Over the years, My wife and I have had some incredible opportunities to travel both stateside and abroad. We have seen some beautiful countyside and some awesome dream homes. It's funny now but about 16 years ago not too many years into our marriage we spotted a home in Phoenix Arizona that we thought was the most incredible home we had ever seen.  That's pretty much part of what I do every day living in Round rock, TX :), and most of the pages are provided by the wonderful Round rock Library. :) I love reading, and being that I also like saving money, the Library is my one-stop shop to satisfy my word-appetite.  It's also a great place to take classes on anything including Computers classes, Genealogy classes, Reading classes for Kids & Teens, and even Dog-obedience classes. I am yet to try many of  those classes, but I definitely make great use of it for borrowing books, and sometimes even Educational Dvds and Cds.  I haven't quite gotten into the books-on-tape thing, but who knows, maybe one day.  It was the place that I was introduced to James Patterson books, and got totally hooked :),I've actually read almost of books of hi...
