City of Round Rock MLS statistics. Although we have seen a crisis in the mortgage industry, the market statistics for Round Rock are still holding strong with the average sales price at $206,122 for the month of August.  Days on market at 72 are a little longer than last month at 60 days.  There was a slight increase over last months $88.36 per square foot.  Note: Price per sq/ft is rounded to the nearest hundredths.  Slight rounding error occurs from the loss of significant digits when price per square foot is calculated.  Source: ABOR Actris -MLS.  Data is believed to be accurate but not guaranteed.

Sendero Springs -a Round Rock neighborhood located west of I-35 on FM 1431- has seen some significant increase in price per square foot.  The market statisticsbelow show that from last year June - August 2006 to this year June - August 2007 there was a 13.9% increase in $/sqft.  People are catching on about Sendero's great schools, wonderful community with terrific floor plans.

I was reading an article on Food Poisoning, they listed several solutions to lower the risk of poisoning.  One of them was wine - OH BOY, I am there, I can handle this.  Next was Garlic - says it is a natural defense against nasty bacterias, ok I am still good, means I can drink wine with my italian food. Next - they recommended Yogurt, not interested but I am sure it is good for you and last but not least - MY FAVORITE Salsa.  They cited that cilantro contains dodecenal appearing 2x more effective than anitbiotics.  Leasing numbers are up in Austin recently. That is good news for investors who buy properties to rent out. I was curious as to how it is in the rest of country. Other than the MLS what are you doing to target the people who want to lease over purchase right now? Some people move to a new area and want to lease until they decide where they want to buy a home. Still others may lease while a new home builder is finishing their home and then there are those who leasing is the way they like to live.   There has been very little good news being reported in Real Estate market recently. There is good news out there and it is too under reported. This might be a good time for all of us to laugh a little and let go of some of the stress. 1. We should be able to laugh at ourselves. Like the time a few years back when I packed up to go to my open house, put out all my sign-age walked up to the house just ahead of my first visitors only to discover I did not have my access key.  How do  you get along in HOA's. Some seem easier than others. We have lived in 3 HOA communities (Home Owners Associations) and I have learned a few secrets that can help make things smoother.One of the strictest HOA's we lived in was the Anthem Community just north of Phoenix, Arizona. The HOA Guidelines required a very large 3 ring binder. They outlined what kind of plants you could have in your front and back yard, the trees you were allowed to plant, what colors you could paint the outside of your home, a detailed form outlining how to apply for approval to add anything to your home including a pool.    Over the years, My wife and I have had some incredible opportunities to travel both stateside and abroad. We have seen some beautiful countyside and some awesome dream homes. It's funny now but about 16 years ago not too many years into our marriage we spotted a home in Phoenix Arizona that we thought was the most incredible home we had ever seen.  Using the latest available student population growth figures (2000-2004) -national demographics firm Population and Survey Analysts lists Leander ISD as the 10th-fastestgrowing school district in the nation.  In 2008-09, LISD will also open high school #4, Rouse High School.  As a residential specialist working with buyers and sellers, I feel it is important to be knowledgeable about all the surrounding area schools.  This helps me to serve my clients best interest.  Its no surprise to those who live here that Leander has grown by leaps and bounds in the past few years.  The school district is doing a good job keeping up with pent up demand of more families moving into our area!  They have announced the addition of two new Elementary schools in two great neighborhoods: Westside Preserv...

 That's pretty much part of what I do every day living in Round rock, TX :), and most of the pages are provided by the wonderful Round rock Library. :) I love reading, and being that I also like saving money, the Library is my one-stop shop to satisfy my word-appetite.  It's also a great place to take classes on anything including Computers classes, Genealogy classes, Reading classes for Kids & Teens, and even Dog-obedience classes. I am yet to try many of  those classes, but I definitely make great use of it for borrowing books, and sometimes even Educational Dvds and Cds.  I haven't quite gotten into the books-on-tape thing, but who knows, maybe one day.  It was the place that I was introduced to James Patterson books, and got totally hooked :),I've actually read almost of books of hi...

Oh no!!  No more hurricanes.  Hopefully, Hurricane Dean will not hit Texas and will keep to the South and not MESS with TEXAS.  Our weather patterns have been strange to say the least.  At the beginning of the year, we were in a drought, our lakes were way down.  Since February, the rain has been relentless and now our lakes are filled to capacity.  How is everybody else doing out there?

Round Rock Texas is just north of Pflugerville which is just north of Austin. Home to Dell Computer and the Round Rock Rock Express, Round Rock is town of character. There is plenty of rich history and things to do. I recommend catching a game at the Dell Diamond with the family and having hot dogs. With its proximity to Austin and the towns north of Austin Round Rock is convenient to a great deal of jobs and shopping.

    Few things are as exciting as watching your home vaue double in about 9 months. Such was the case when we moved to Las Vegas in June of 2003. We had made several trips out ot Las Vegas to search for a home and finally narrowed it down to a 3300 sq ft home on a half acre in a gated community in North Las Vegas. The lines had already started to form we were number 30 on a list that would eventually be over 200. As we sat in the new home builders office he took a call from some buyers who had changed their mind. The property and home they had picked out was the same one we loved.
