Sweet Escape:After more than half my life lived in large cities it has been a sweet escape to move to Round Rock Texas. Last night we attended my daughters High school Football game. She is a member of the Choir and we are choir boosters.   Last nights game was the great rivalry game between Round Rock High and Stoney Point High (My daughter's school) it was a great game! Round Rock scored first on their opening drive. Stoney Point answered with a field goal. A game breaking interception by Stoney Point led to an 80 yard scoring drive. They never looked back. Stoney Point won 35 to 15. GO TIGERS.   I grew up in smaller towns and enjoyed community events like football game, parades , county fairs, homecoming, but over the years as an adult I have lived in Phoenix (the 5th largest City in...

Round Rock home sales are still going strong despite the national woes!  Home salesprice per square foot continues to increase and days on the market are approximately the same as last year.  Over all there was a ~8.3% increase in price per square foot for home sales in Round Rockcompared to the same time last year (month of September of 2006).  This is strong evidence that prices are continuing to increase in our specific market!  That is great news!!                    Price per sq/ft is rounded to the nearest hundredths.  Slight rounding error occurs from the loss of significant digits when price per square foot is calculated.  Source: ABOR Actris -MLS.  Data is believed to be accurate but not guaranteed

Constantly learning and yet never able to keep up. That is how it sometimes seems for all of us as Realtors. Practically every blog I read on AR reminds me of something I need to study more. The Internet has made information of all kinds so much more accessible that most buyers and sellers today are much more informed than before. I have always believed that Realtors are really in the education business. Yesterday I was scheduled to take a client out to view a Commercial Property, he brought a friend with him. His friend is also a successful business man in the same field. I knew almost nothing about their field of business. So I have been hitting the books, the Internet and my network of commercial friends to understand it all better for a week or so. Both men were impressed tha...

Over our lives people impart wisdom to us though sayings that seem to stick through out our lives. There are many that I have come to live by. You too may have some that you want to share. Listed below are a few of mine..... God is too wise to make a mistake and too kind to be cruel. Your choices determine your destiny! The definition of insanity is doing the same thing and expecting different results. There is a huge difference between doing Right things and doing things Right. Man acknowledges and praises gifts God acknowledges and praises Character. There is a way that seems right to men but the end leads to destruction...Integrity is who we are when no one is watching.Intimacy means: Into Me See.I am a steward of everything an owner of nothing.I have only what I hold onto loosely.Alway...

This post is from my blog titled "A Mile Wide". You are welcome to check it out if you are interested: www.alanmaz.blogspot.com The Winds of Change As the fall approaches we are reminded by nature that change is inevitable. The winds of change are blowing across our nation right now stronger than ever before. In just a few years since 9-11 we have seen sweeping change. The way we board an Airplane. The way we look at one another. The way we view national security and so many, many more. The country I grew up in is vastly different today. My parents never worried about what I was doing on the Internet. I had a small TV in my bedroom and my parents never worried what I was watching on it. At midnight every station played the national anthem and went off the air with an annoying high pitche...

Halleluhah, we are getting another elementary school #30 in Round Rock, Tx.  It will be located in the exciting, golf course community of Teravista. This school is scheduled to open in 2008 and will host approximately 650 students. This community is rated really high and the location is divine.  Located between IH 35 and the new toll road 130, close to the new Scott & White Hospital, the Outlet Malls, new hospital Seton/Round Rock, Texas State community center/college and more.  It is an ideal fun oriented neighborhood for families/singles/empty nesters, it has a lot for everyone.   It just blows me away the growth in this town and area.  While everyone else nationally is at a slow down or a halt, Central Texas just keeps building and building.

After years of having no reliable and inexpensive public-transportation way to get from Round rock to Downtown Austin, and back, The City has finally responded with a new Bus system that will connect Round Rock, to Austin's Capital Metro lines.  They plan on actually hiring a private bus company to get it started soon.   They expect it to have a stop near Downtown Round rock, where people can take the bus to the Tech Ridge Park and Ride lot, by I35 and Parmer.Round Rock is growing rapidly, and because of that, there is a need for a lot of people for this type of transportation. I think it'll also attract more job-seekers to Round rock, and help those who are trying to find an easier way to get to work now.   The city fears that it might not get enough use out of the service, but they pl...

The current Real Estate market is challenging to say the least across most of the US. The days are over at least for a while when buyers and sellers were beating down the doors of real estate brokerages. I won't say even then that it was easy but we all know it was easier. Many Realtors are still in shock and the buyers and sellers are back in the drivers seats. It is time to take your LIFE back! Why wait for something to happen? Go out and make it happen. When my wife and I started out about 10  years ago as investors we were scared to death. I am not a good gambler I hate to lose money and that was my fear launching into real property investment. We both had to overcome that fear. We did not know where to get the money and so began the education process that led to us purchasing five...

WOW!  This new complex is going to be an amazing asset for Round Rock.  The city and the YMCA have partnered to build an indoor, competitive aquatic center.  Construction for the 14,025 sq. ft. facility will begin next month and they expect to have it complete by September of 2008.  The $6 million facility will feature an eight-lane, 25-yard heated competitive swimming pool, a lazy river, splash and spray toys and a zero-entry splashpad, a hot tub, family dressing rooms and restrooms, a whirlpool, and a slide.  It is only the third indoor, competitive swim facility in the Austin area.  For more information on this specatular new facility take a look at this article that is in the September 2007 Community Impact Newspaper.  Just another good reason to live in Round Rock!!

A recent major Real Estate event just up the street from where I live is really an ancient story as Real Estate goes. Without telling the whole story, it is about how an incredible deal was sat upon by the first buyer approached and snatched by a buyer who was ready to Pull the Trigger. This was no sorry you lost the residential home you liked but there are 600 others just like I can show you.  This was sorry you lost a major commercial site in the one of the few prime locations available for your business. This is really a huge deal a once in a lifetime opportunity that was missed by one group and capitalized on by another. Are you ready for the next great opportunity that is in your path? How about the clients you work with, how do you move them from "I'll think about it" to "Let's g...

Ranch at Brushy Creek -a Round Rock neighborhood located west of I-35 just South of FM 1431 on Parmer Lane- has seen some significant increase in price per square foot.  The Ranch at Brushy Creek neighborhood has seen a decrease in days on the market from a previous 159 days.  Price per square foot rose from last months $99.25 to $107.33.  Additionally, its important to note that last month saw only two homes sell, which is not a significant amount to get a handle on the market conditions for that particular neighborhood.  Most of the active listings in this neighborhood are builder specs. Note: Price per sq/ft is rounded to the nearest hundredths.  Slight rounding error occurs from the loss of significant digits when price per square foot is calculated.  Source: ABOR Actris -MLS.  D...
