Often when buyers are preparing to make an offer on a home they would like to request that the seller leave the major appliances (Refrigerator, Washer/Dryer, etc.) to be sold with the home.  According to common real estate law, when real property is sold, it is defined as the land described by legal description and/or survey and everything physically attached to it.  This would include the home's structure, window coverings, fences, etc. - Anything affixed to the land and/or the structure.  Non-built in appliances would not be considered real property since most are mobile (unless we are talking about a built-in dishwasher or cooktop).So to properly convey the non-real property items, your REALTOR should be using a Non-Realty Items Addendum form along with your offer contract paperwork ...

Yea, right!  I work a good bit with investors and most seem to think that foreclosures are a steal and you can rob the bank when you purchase them.  Well I would like to act as the Texas Mythbuster when it comes to foreclosure properties in the Austin area.  There are several reasons why foreclosures in this area are not as attractive as the general public believes and I would like to use this article and possibly a few more to dispel this myth.  Here are a few important points:Once a bank has foreclosed on a property, the real property becomes what is known in the banking world as an REO (real estate owned by a bank).  Banks have complete departments that work maintaining their inventory of properties and often these properties are purchased at the same cost as what the bank had loaned...

Music has alway been an important part of my life. My grandfather taught music, he was an original member of the stamps quartet. Both my wife and I have been involved in music all of our lives. I traveled with a band in my college days. Both of my girls have been involved in choir. My middle daughter was in honors choir this past year and received a superior rating as a vocal soloist. Panda Express has landed in Round Rock, on a pad site at the site of the Super HEB on the corner of SH 79 and FM 1460.  My wife and I had the opportunity to dine there last night and have nothing but good to say about the food.  I tried their new Bejing Beef (which was amazing), Chicken and Mushrooms, and Chicken and Green Beans with a side of Fried Rice.  The wife had Broccoli Beef and the Bejing Beef with a side of steamed vegetables.We also shared a Chicken Egg Roll.  The food was delicious and FAST and much more healthy than most places you get fast food!  We highly recommend this new place to eat in Round Rock.This information is brought to you as a public service of the The HBH Group Realty Team with Keller Williams Realty. Last October 24th, the YMCA of Greater Williamson County, Seton Williamson Medical Center, and St. David's Round Rock Medical Center broke ground on a bold new venture in Round Rock.  The new $6MM YMCA community aquatics center to be located at the Family YMCA Center between the northbound IH-35 access road and North Mays street, at the restaurant site formerly occupied by a Damon's restaurant.  Construction is well underway at the site with an anticipated opening in late 2008.  The YMCA aquatic center will offer a competitive swimming pool, hot tub, whirlpool, water slide and dressing rooms.   The new center will be available for rentals, swimming teams and the like and will allow for many aquatic recreational and instuctional venues that were heretofor not available in the Round Rock ...

In the real estate business we are often engaged with people through some of the most difficult times in their lives; death, divorce, forced relocations, etc.  I'd like to take a moment and focus on divorce.  My wife and I, both being in the real estate business for many years now have learned a few things that can help other husband-wife teams and clients/customers as well.  I'd like to share a few of these here if I may:Divorce Can Cause Gender Bias - Let's face it, when a divorce is in full swing a certain amount of gender bigotry often occurs.  Women don't trust men and vice-versa.  We have often found ourselves in this situation and have found it a real blessing that each of us is in the real estate business together.  This affords us the "feature" to have a woman to work with the ...
