In Part 1 we discussed how rental price impacts occupancy rate and the impact that can have on annual cash flow. In Part 2, we’re going to explore how rental price impacts the quality of applicants. Let’s say you have a rental property where the fair market rent is $1500 a month. If you list the property at $1600 a month, not only will you receive fewer applications, we’ll argue that those applications will be of lower quality. Applicants with good credit and clean backgrounds do not have to overpay for a rental home. Since they can easily qualify, they will spend the time to not only find a well-maintained rental home, they will not pay more “just to get in.” At $1600 a month, you’ll likely find that your applicants have credit or background issues. They want a decent place to live, u...

In between hanging out with family & friends, cooking on the grill or relaxing at the lake...I truly hope, if even for a moment, you will take a moment and realize that this is not just a day off from work or school; it's about our fallen heroes chosing to put their lives on the line for many reasons, but I'm pretty certain that giving us a day-off is not one of them. Memorial Day to me isn't about war or all the feelings that go along with it. It's about individuals who chose to serve in the United States Military and they made the ultimate sacrifice.'God Bless the USA' song and lyrics by Lee Greenwood, consistently brinsg about feelings of pride and love for my country as well as for those who served and those who are serving now.I AM NOW AND FOREVER WILL BE...GOD BLESS THE U.S.A!!! h...

I visited friends in Texas for the past week (yeah!) and we visited other friends of theirs last night who have 27 acres, and TWO zebras, TWO camels, TWO Rhodesian Ridgebacks (do they know something we don't know?), and we had a BLAST visiting - here are some pics: This is the same couple I blogged about a few months ago, and this is their SECOND Zebra! This is a brother & sister pair - SO CUTE! This is their FIRST Zebra - doesn't he look like he might uncover the pot o' gold? And here is one of the TWO camels - they are SO friendly, it was so much fun!

I'm on vacation in Prosper, Texas, and we are on Day 2 of the rain here - I had counted on some time by the pool at my friends house, but the weather is just not cooperating. Coming from Florida where we are way under our annual rainfall, and have been for a few years, I know how important it is to have regular rain. I'm just so accustomed to having short thunderstorms, that being socked in for two days is a bit unusual. Not that I'm complaining, mind you - finishing up Season 1 of Mad Men is perfect for days like this!

I'm visiting friends, and am currently ensconced in my guest suite, watching TV and blogging as this morning thunderstorm rushes through Prosper. This storm should take the temps down from the muggy heat we had yesterday at the barn on the first day of the horse show. The barn actually canceled day two of the show (scheduled for today) due to this weather, as it might bring hail (which they had golf ball sized hail a few weeks ago), and there was no way to keep everyone safe if that happened. I love watching storms, especially in the morning. Happy May Day to everyone!

While on vacation in Texas, what else woud you expect me to do? Horses are naturally part of the activities, and I love it! I rode when I was younger, and now I get to warm up my niece's horse, Cooper. He's a fabulous Hunter-Jumper, and we just returned from a day at a show, at their "home" barn, where everyone had a great day. We had the usual suspects: Horseguy, Horseguy's wife, the kids, and we had a blast giving encouragement from the bleachers. Respectfully, of course! Some great trips around the ring, especially the Power & Speed rounds, where the riders who do a clean round (no faults, meaning no dropped poles) go on to an immediate jump off, which is a DIFFERENT course than the one they just jumped. Here is a picture of Cooper, demanding his post-ride Gatorade:

Another short sale closed! The sellers avoided foreclosure, the buyers purchased a nice home at a discount, and the lender did not have the losses involved with a foreclosure. Many people feel that the nation's economy rises and falls with the housing market. While this is often true, we believe the current housing crisis is a direct result of the economic downturn and massive job loss across the nation. In the Short Sale community, the vast majority of homeowners did not get a bad loan or buy more house than they could afford; they're just good, hardworking Americans who fell on bad times. All indicators point to Short Sales being on the real estate horizon for the foreseeable future, at least through 2012, and maybe longer. Industry experts see another wave of distressed homeowners su...
