As a resident of Blackhawk in Pflugerville (just outside Austin to the north), I wanted to tout some of the advantages of living in this subdivision.  I have sold 15 homes here since I moved in almost five years ago, and it seems to be in much heavier demand these days, and prices are on the rise.  Blackhawk is a golf course community with lots of amenities, including tennis, several community pools, clubhouse, basketball court, walking trails, sand volleyball court, playgrounds, and more. Here are some photos of the most recent amenity center, which opened last year:     Prices are on the way up with the advent of two new toll roads that connect within a mile of the neighborhood (SH-130 and 45).  This has dramatically improved commute times from Blackhawk to all parts of Austin.  The a...

Having lived in Pflugerville for over 12 years now, I have seen huge changes in this Austin suburb.  We bought our first home here in 1995, and our second home in 2002.  We stay here because it is quiet, safe, and inexpensive.  With the advent last fall of two new toll roads which travel through Pflugerville (45 and SH-130), access to Austin has never been easier.  There are several nice (and affordable) subdivisions to choose from, including Blackhawk, Falcon Pointe, and Villages at Hidden Lake.  Prices range in these areas from the $160's to the $360's.  There is terrific access to shopping, and there are several new commercial and retail developments underway now. If you are considering purchasing a home or investment property in the Pflugerville area, give me a call at 512-796-7653 ...

Pflugerville, TexasOnce thought of as that exit between Austin and Round Rock, Pflugerville is quickly becoming a bustling metropolis of its own. Officially 15 miles north of Austin, the city limits of the two cities are actually almost back to back.       With shopping, theaters, schools, parks, and recreation areas, Pflugerville has developed into a city where people want to live and raise their families.  With the new SH 45 and SH 130 toll ways, travel from both sides of IH 35 into and out of Pflugerville is a breeze.  New home developments are going in and with that comes additional businesses and growth.  Pflugerville even has a new lake!  Lake Pflugerville is a 180 acre reservoir built to provide drinking water, but in the summer it is a recreational oasis.  The city is planning ...

Pflugerville is located in the Greater Austin area, and has a population of about 28,000.  It's a Cute lii' city, and is fast growing. Lake Pflugerville is the latest great addition to this city.  It's main purpose is to enhance the water supply in the area, but it's side-effect, is a great one.  It's a great place to bring your non-powered boats, go fishing, walk/run around the track that surrounds the 180 acre reservoir, and to even have a picnic or a barbecue.  Just another source for family fun in the North Austin Suburbs.  I'll post some pictures as soon as I go by again.

Sold & Closed in 50 days! Pflugerville, TX - The job market in the greater Austin, Texas area has yet to completely revive from major layoffs in the technology field. Mark Najem had been out of work for several months before finding an exciting new job in Idaho. Now there was just the task of selling their lovely home in Pflugerville, an Austin suburb. In their neighborhood, homes were taking an average of 6-8 months or more to sell. Marc had seen his neighbor's home sit on the market for 18 months before selling and was very concerned about how long he'd have to pay the mortgage, utilities and insurance of the vacant house. "I was looking for an efficient way to sell my home. The market in my area is very soft for re-sale. Using the auction method would get the serious buyers to me. I ...
