My wife and I took our three children (9 7, and 2) to Pecan Street Station yesterday evening.  They recently built a new location next to the Pflugerville Library.  Truth be told, we never went to the old location up the street, because it had more difficult access and parking.  In fact, I hadn't actually made the connection that it was the same establishment, with the new and expanded place.  They moved about four or five weeks ago. Upon entering, I noticed a very fresh-looking salad bar to the right and some friendly faces at the counter.  Then, we were struck by how reasonably priced everything was.  A quarter pound burger for $2.59?  All-you-can-eat salad bar for $5.99?  WOW! Clearly, they are doing something right, or perhaps they pay more than average wages, but everyone working t...

About five minutes from our home sits the Pflugerville Pizza and Wing Pfactory (not a misspelling - this is how things are typically done around here, as evidenced by my recent post about the first annual Pfireworks Pfestival).  We had tried to visit this establishment not too long ago, but I think we went on a holiday, and they were closed, so yesterday was our first official meal there. Our two-year old has been slowly pushing her nap later into the day, so she decided that 6:30 would make a nice time to konk out in the car on the way there, so her visit was spent asleep in the stroller next to our table.  Our two older kids were hungry, though, so we were anxious to get some food. As you might well imagine from the name, the Pizza and Wing Pfactory specializes in two menu items, but ...

In the upcoming months between now and the spring of 2009, Pflugerville will be adding two large shopping centers.  At the southwest corner of 130 and 45, Stone Hill Town Center will be opening with over 1 million square feet of shopping and restaurants (Home Depot opened in May in this location).  This area promises a Best Buy, Chili's, several retail clothing stores, a large Cinemark theater, and a 24-Hour Fitness.  If you would like to see the proposed layout, you can visit the developer's website and see the site plan here: http://www.newquestproperties.com/property_retail/property/Stone%20Hill%20Town%20Center/SitePlan/pfu5-07.pdf At 685 and Pfluger Lane, Pfluger Crossing is already open and expanding to 500,000 square feet.  Starbucks recently opened on the northern edge, and other...

My wife and I took our kids to the First Annual Pflugerville Pfireworks Festival, which was held yesterday evening at Lake Pflugerville.  The weather was absolutely perfect, and it cooled off a lot after the sun went down, with a nice breeze as well. Normally, it would take us about 7 minutes to get there, but with the crowd and parking, it took us about 30 minutes from the time we left the house to the point that we were seated (we brought our own chairs).  There were buses provided from Hendrickson High School, but we chose to scope out the parking situation before committing to the bus.  I am glad that we did, after we ran into a friend who complained about the bus.  Also, I think we might have had a hard time getting all five of our portable chairs on board. We were the last car al...

Most years, I debate over whether to bother with going to watch fireworks, and we typically put off planning until the last minute.  Last year, I remember driving my two older kids to see the big fireworks show in Round Rock as dusk was settling over the area.  They used to wait until well after dark to begin; as luck would have it, they began much earlier so we saw some of them from a distance. This year, I am planning to take the kids to the Pflugerville Pfireworks Pfestival.  Yes, they spelled them all with "Pf" at the beginning.  It is something of a tradition here, it would seem.  In fact, every time a new business opens with a name like Family Fun Center, I am compelled to say, "Shouldn't that be 'P-family, P-fun'?" I saw some signage around the area last week advertising the Pfi...

I read today that the Pflugerville public library is expanding to roughly three times its current size.  Local voters approved $7 million in bond money for the project in May.  The Pflugerville Community Library opened its doors in 1999.  Recently, with the addition of a new director, Kathy Frieheit, and extended hours, they have welcomed more members and a handful of new employees as well.  The staff is excited about many of the new programs, including computer classes, a teen advisory board, an outreach to local assisted living residents, expanded summer reading programs, and more.  The expansion is set with an estimated completion date of October 2010, and it will bring 30,000 new square feet to the facility. In my family, we are all big readers, so this is the type of news we like h...

According to the Community Impact newspaper, the Pflugerville Community Development Corporation recently hired an outside consultant to determine which retail businesses would be the "most likely to succeed" in this area.   The results were not surprising to me as a 13-year resident of the area.  A number of restaurants made the list, along with some higher-end shopping destinations.  When the toll roads opened here about 18 months ago, it made our commute time much easier to all of our favorite places.  It also made the area highly desirable for retailers.   Here is the list of stores deemed to be the best fit for Pflugerville currently based on the study: Borders Books Central Market Souper Salad Babies R Us My Gym Rockfish Seafood Grill Macaroni Grill Saltgrass Steakhouse Rooms to G...

My wife and I purchased our first home in Pflugerville in March of 1995.  At the time, we had been married a little over two years, and I was 24 years old.  We had no children then.  One reason that we chose Pflugerville was its affordability.  I was working as a restaurant manager for Souper Salad, and frankly the income wasn't that great.  My wife's income was better than mine at the time - she worked for National Instruments as a technical writer.   Our Realtor showed us a few places that seemed okay, but not thrilling, then we rode to Pflugerville to see what she had for us.  We entered the model home and I remember thinking (and saying) how great it would be if we could afford that home. "Well, you can!" was the response from the on-site sales agent.    So, we built one of our own...

As a resident of Meadows of Blackhawk for over five years, I like to keep an eye on the market values here in our neighborhood.  When the toll roads opened about a year and a half ago, the prices started trending upward and they continue to appreciate.  As a fellow homeowner, this is important to me, too!   Currently, there are 20 homes available in the Meadows, with an average asking price of $218,539.  The average square footage for these homes is 2,550, for an average price per square foot of $86.26.  This is almost identical to last quarter. Presently, there are 4 homes under contract in the subdivision, with an average listing price of $201,951, and an average square footage of 2,475, yielding an average price per square foot of $81.60.  This is up about $4/sq. ft. from last quarte...

According to an article in this week's local Community Impact newspaper, a developer is planning to break ground on a mixed-use development this summer in Pflugerville.  This will be the first development of its kind in town, covering approximately 38 acres just south of Pecan Street between Windermere and Heatherwilde.  Having lived in this area for about 13 years now (11+ in real estate), I have often noticed this wide open land, wondering when someone would eventually step up to the plate and make something interesting happen in that vacant parcel.Cid Galindo, who is heading up the project, was quoted as saying that one of the reasons they chose Pflugerville was its proximity to both Austin and Round Rock, both of which have been growing steadily since the early 90's.  With Dell Com...

As a 13-year resident of Pflugerville, Texas (located immediately adjacent to north Austin), I have seen a lot of growth occur here over the years.  I remember doing a real estate marketing piece in 1997, which was my first year in the business.  That year, they had recently replaced the population sign for our town, which used to read 4,444.  I believe this was for the 1990 census figures.  As I recall, the population then was around 11,000, so I was happy to point to our growth as a sign of things to come.  In 2000, the population was around 16,500, and it has since increased by more than 100% since then, to over 35,400 this past year.Projected growth shows Pflugerville doubling again over the next decade, and tripling in size by 2025.    Many people are not aware that the popular te...

My wife wrote another restaurant review for my primary website (http://www.austintexashomes.com/) and I wanted to share it here as well:Café Mangù is a small restaurant in Pflugerville serving "Caribbean" food.  The cooks hail from the Dominican Republic.  Some of the dishes, such as ropa vieja, we at Austin Texas Homes were familiar with from Cuban cuisine.  There must be some overlap between the two.The menu has a great selection of interesting foods, many of which contain plantains, a favorite in Cuban and Dominican Cuisine.  Mangu, itself, is a mashed plantain dish that we tried on our visit. The parking lot is located in front, and is small, but that's probably appropriate, because it's an intimate restaurant. When we walked in, we noticed still-life paintings hanging on the wall, w...
