Spring is coming and your know what that means in New Braunfels, TX...   River Season!     That's right! We have two rivers to float, kayak, stand up paddle board, raft, swim, fish or just people watch.  The Guadalupe and the Comal are a must visit while in New Braunfels.  As locals we get the priveledge of enjoying the rivers at off times, when the tourists arent there.  There is nothing better than watching the local downtown crowd grab their toobs and coolers and head to the river at 5:00pm on a summer Friday night.  Imagine owning your own piece of the river and being able to walk out in your backyard and just float in the clear spring water of the Comal or having a fishing cabin for weekend visits on the Guadalupe.     Click here for a current list of New Braunfels Waterfront Homes...

Finding a Real Estate Agent in New Braunfels, TX         When my family and I moved to New Braunfels, TX three years ago, I had a real problem finding a Real Estate Agent that would call me back.  I had my Texas Real Estate Brokers license at the time but I was in the Commercial business and did not know very much about the local market because we were moving from Houston so I was excited to work with a local Realtor.  We were the perfect clients.  We didn't have a house to sell, we were pre-approved for a mortgage, and we were so excited about moving to New Braunfels! I called several Real Estate offices and left messages with no return call.  I spent hours on Realtor.com and Zillow because I was not a member of the local MLS, and we made frequent visits to New Braunfels to look so I t...

When you first start looking for a home in New Braunfels, you hear a lot about homes "on the hill." Where exactly are these homes on the hill?  Aren't are a lot of hills in New Braunfels?  What subdivisions are on the hill?  How can I search for Homes on the hill in New Braunfels? Basically, there are two main areas that people are referring to when they say "On the hill."  As you travel northwest of IH35 through central New Braunfels the landscape of our town goes from relatively flat rolling prairie land to a big shelf that turns into the hill country, otherwise known as the Balcones Fault. Parks and Rec: New Braunfels If there is one sterotype about Texans that is proven correct time and time again, it's that we love to be outdoors. Many of the neighborhoods I have blogged about feature ammenity centers so you don't have to leave your neighborhood for the basics, but parks in New Braunfels take it one step further. Here are few of my favorite parks and some new parks in the works: Landa Park I have often bragged on Landa Park, and for good reason! This beautiful park features playground equipment for every age group, walking trails, not to mention the train rides! There is also places to stick your feet in the river or just relax and feed the ducks. Paddleboats are also available, and make for a wonderful date spot! I have spent many family birthday parties at this park, ...

Considering Building a New Home in New Braunfels? Why you need a Realtor when choosing your builder.         Do you know the sales Representative you talk to at the sales office in the model is paid by the builder, to represent the builders interest?  Did you also know that if you have your own Realtor, the builder will pay for that Realtor at no cost to you? So, why not have your own representation? Not having your own representation when buying or selling Real Estate is like going to trial with out an attorney!   So why buy a house potentially the largest purchase of your lifetime, without a Realtor who knows real estate laws and is representing your best interests?  Especially when most builders will pay the Realtor fees for you!   I have your best interest in mind and the info ...
