      EVERYONE KEEPS ASKING IF LUBBOCK IS CURRENTLY A BUYER'S MARKET.  My response would be..."NOT EXACTLY or NOT REALLY."       There are currently only 1424 ACTIVE LISTINGS that are single family homes, condos, townhomes, mobile homes and HUD homes in the LUBBOCK AND SURROUNDING AREAS MULTIPLE LISTING SERVICE.  That is NOT A LARGE AMOUNT OF INVENTORY ON THE GROUND, compared to the 1600-1700 that we typically see and the over 2000 that we've had during our "BUYER'S MARKET" days!!!  Our number of active listings has been between 1500-1600 for several months and has dropped down into the low 1400s in the last couple of weeks.      Buyers were not purchasing as many houses in the fall of 2008 as they normally due.  Consumer confidence was down with all the stock market woes, the distracti...

One thing that bugs me more than just about anything else in the real estate profession is a LAZY REALTOR!  You might wonder what I mean by that.  Well, I have plenty of examples and reasons why LAZY REALTORS get on my nerves so badly.  For starters, they make the real estate profession look very unprofessional.  As realtors, we are assisting clients with their largest financial investments.  Our fellow realtors are counting on our professional cooperation.  Loan officers, appraisers, inspectors, title companies, buyers, sellers and so many others are depending on professional real estate services. If you are behind on your mortgage DO NOT DO A SHORT SALE. There are so many more steps you can take before a short sale should be considered.  If you need someone to guide you through this process then you have found me. You didn't think that I would leave you hanging?  Usually when you have fallen behind on your mortgage payment at least 2 months, it is then usually posted at the Courthouse and then short sale people start telling you to work with them on a short sale.  One thing they don't tell you is if you owe $100,000.00 on your home and you sell it for $75,000.00 you then owe the I.R.S. taxes the $25,000.00.  More details to come........

I don't exactly know where these low gas prices are coming from, but I'm not complaining!  Just about the time I think they are going to level off and start going back up, they drop another 10 cents or so.  All I can say is that it is about time.  I noticed them as low as $1.33 in Lubbock, Texas today. Total property sales in Lubbock were down from 252 in October 2007 to 192 in October 2008, a -23.8% change.  Total Dollar Volume went from $33,996,167 to $27,328,527, a -19.6% change. Average Single Family Sales Price went from $134,905 up to $142,236 a +5.4% change. Median Single Family Sales Price went from $108,575 up to $115,475 a  +6.4% change. Total Active Listings went from 1,813 down to 1,529  a -15.7% change. Total Pending Sales dropped from 212 to 139, a -34.4% change. Today was a really cool day!  Yes, it was Sunday and I was able to worship God with my congregation, spend time with family,etc.  I also got to see Mike and Janet Huckabee in Lubbock, Texas!!!  Now, I don't know everything Mike believes or stands for, but I do have a lot of respect for the man.  Besides that, it isn't everyday when you get to see a former governor and recent presidential candidate. ABSOLUTELY NOT!!!  I've been saying over and over again that after the election is over and the stock market starts to level off and gas prices come down a little, it will all pick back up.  Consumer confidence can be a funny thing.  Politics are funny.  It seems like the democrats are now thrilled to death over the presidential election outcome.  There consumer confidence is now on cloud nine.  Many republicans are scared to death of what might happen.  Therefore they are buying and selling just as quick as they can before January 20, 2009!
