With many people believing the real estate market has cooled, some experts and analysts are suggesting if you didn't get in before the boom, there's no use investing now. Dolf de Roos, a 30 year veteran of real estate investing and New York Times best-selling author, has a different perspective.  The real estate market has cooled off a little bit, but the boom hasn't exactly come to a halt, he says. If purchased properly, some say real estate is one of the safer investments in our nation. The population will likely continue to increase, and people need shelter-whether it's for their home or their business.   Real estate in most parts of the nation has historically increased by an average of 4 to 5 percentage points each year. A FEW WORDS ABOUT YOUR CAREER IN REAL ESTATE.... When you think about it, picking the right career and company in any type of industry is not something you do every week. Perhaps that's why many new licensees who go out looking for a Real Estate Company to affiliate with often aren't totally prepared to pick the right combination of company and broker for their particular personality. In truth, the residential real estate industry has a poor track record for developing systems to help new licensees make more educated decisions about who they ought to join.  Keller Williams would like to put a stop to that here and now. Upon printing this package, you are now holding a valuable resource, a framework if you will, that will help you do four things: 1) Help you lay the groundwork for how to...

Your Company Probably Doesn't Want You to See "The Books"The fact is, they may not want to see where the money is going, or they may not be too proud of them. The bottom line is, most companies don't think you have a right to see the books. Besides, they don't believe there is any legitimate reason for you to see them. You see, at Keller Williams the books are open, and both examination and involvement are encouraged. There are no "financial secrets."The fact is that in the last 12 months Keller Williams paid out millions of dollars in profit sharing to its associates. The books are open to empower its associates to understand the business and make suggestions for its improvement. At Keller Williams, our associates may not be shareholders, but they are definitely stakeholders!TRUTH:"Until...

We can do so much more that just help with home sales and purchases.  Some are complex businesses who offer mortgage operations; tile, escrow, and settlement services; home warranties and inspections; insurance; and concierge services.  To mee brokers' expanding needs, In April NAR started The Real Estate Services Advisory Board to help full- service brokers implement, manage, and maximize ancillary services.

What do you see for the area you are in?  The real estate market, buyers or sellers market? We have a mild buyers market currently. still though we managed a record year in units and volume.  Jan 2007 started with cold, snow type weather on the weekends.  This will effect Feb 2007 numbers.  Assume the natural trend of business here in the Lubbock area sales should surge in March 2007.  We have had over the last 4 years an increase in market inventory.  New construction seems to over built as well.  The investors have pulled back some. however they are still buying.  Foreclosures are increasing but will below the national average.  The number of active real estate agents has decreased by 4%, leaving us around 700 agents that belong to the association of realtors.  Please let me know how ...

Should sellers make home repairs before they sell? After years of living in a home, most homeowners have put off taking care of various home maintenance items. Because there is usually no urgency, they procrastinate. It takes an emergency, such as a roof leak in the heavy rainy season, to motivate owners to get the problem fixed. However, when you decide to sell your home, deferred home maintenance can suddenly become an issue. Most buyers want a home they can move right into without having to make a lot of repairs. And so, sellers have to decide whether to make the deferred repairs before they put their home on the market, or to leave the work for the buyers to fix. If sellers have the time, money, and the inclination, they will come out ahead by fixing any problems before listing thei...

10 Search Engine Items... There are many other factors as well, but if you follow these guidelines, you'll stand a much better chance, and you'll be off to a good start. 1. Title Meta TagThe title tag is what displays as the headline in the SERPs (Search Engine Results Pages). It's also what displays in the top blue band of Internet Explorer when your site is displayed.Your title tag of your website should be easy to read and designed to bring in traffic. By that, I mean that your main keyword phrase should be used toward the beginning of the tag. True there are websites being found now that do not use the phrase in the title, but the vast majority still do as of this writing.Don't make the mistake of putting your company name first, unless you are already a household name, like Nascar ...

College Town Properties Are a Smart BuyBuyers who want to find a solid real estate investment may want to consider college towns, experts say. Although these towns are typically more expensive than nearby areas and students may not be the best tenants, there are enough positive trends to make properties there a good investment.College enrollments expected to rise by almost 1.6 million students, or 15 percent, over the next 10 years, according to the U.S. Department of Education, and the number of graduate and professional students is growing even faster, at almost 25 percent. The professors who will teach the rising number of students need housing, too. And on top of everything else, retirees like the college town atmosphere.Collateral industries have sprouted in college towns with sign...
