Ghostbusters was one of my favorite movies as a kid, so the branding of Clutterbusters!! is amusing to me. "We ain't afraid of no mess!" But that's the last reason I would call on Kay Gallegos* at Clutterbusters!!, Fort Worth. I meet with Kay as a trusted business partner on a weekly basis about business building. If I were a piece of paper out of place, I would be afraid. Be very afraid! Kay's de-clutter Queen! Kay organizes homes, offices and home offices. In the case of Realtors® with home offices like mine, she can take on tasks as simple as workflow management and file management or as complex as multi-suite "garages full." She helps hoarders. Sorta-hoarders. And Kay de-clutters the kinda-cluttered. She can shape up the ship before it sets "sale" and she can give a whole new meanin...

Keller Texas (76248) has been very lucky in that it has not been hit hard by foreclosures. A very small percentage of properties in Keller have been foreclosed on as you can see from the charts I’ve created below. To see homes currently on the market that are bank owned (foreclosures) in Keller, click here:  KELLER TX FORECLOSURES.  If you are interested in nearby foreclosures, I have included a link encompassing North Fort Worth, Watauga, North Richland Hills, Trophy Club, Westlake, Southlake, Colleyville and Grapevine:  NEARBY FORECLOSURES.   If you would like to enter your own search criteria, you can do so by clicking here: NORTH TEXAS - ALL PROPERTIES If you have any questions, do not hesitate to contact me directly.  I'd be happy to assist.

Saddlebrook Estates is located near the intersection of Keller Parkway and Keller Smithfield in Keller, Texas. The neighborhood is located in the heart of Town Center and in the exemplary Keller Independent School District. The neighborhood was established in 1998 with homes built by Avery Edwards, Engle and Newmark Builders. A very popular area to live in as shown by the low months of supply!

Keller Texas knows how to take care of their citizens!  When I read the details of this new center, I was just amazed.  Having had my grandmother pass away after suffering from many years with Alzheimer's Disease, it not only thrills me to know that technology has advanced so much so quickly, but also that my own town will be bringing that technology to its residents.  2012 will bring "Legacy at Bear Creek" to Keller, a 78-unit upscale state-of-the-art care facility to Keller Town Center.  Expect this living center to be beautiful with its walking trails and courtyards.  Oh yes, the interior will be upscale and the furnishings will be luxurious.  But the real magic is in the therapy.  Residents at Legacy at Bear Creek will have access to SimpleC Companion, a cutting edge, scientifically...

It's that time of the year when I sit down and tie everything together to see how the local market fared over the previous year. Keller TX Real Estate is in much better shape than the national news would have us believe. In 2011, 608 homes sold in Keller, TX. That is only down 41 sales from the previous year total of 649 or 6.3%. 2011 also only brought 46 foreclosures in Keller so of all the homes sold in Keller in 2011, only 7.5% were foreclosures. The price point hit the hardest was for the homes selling between $101K and $200K, which made up for 37% of all the foreclosures in Keller. All in all, Keller Texas fared well for 2010.

New Restaurant in Keller Texas on 377 in Old Town Keller - Bronson Rock It's not just anyone who can look at Old Town Keller Texas and see a vision for what could be, but General Manager of Bronson Rock, Ned Brown, is that kind of man. When he talks about Bronson Rock, Burgers and Beer, on 377 in Old Town Keller, he gets a look in his eye that can only be described as "visionary."  Bronson Rock, Burgers and Beer is located in the old gas station, which was an eyesore on 377. But with his vision, he is creating a location that takes some of the old world charm and brings it into modern life. Long ago, a bunch of guys used to sit outside the gas station playing dominoes. He would like to see people sitting on the covered patio or on the open patio just hanging out with their friends, drin...

The first short sale I did 8 years ago was a breeze. Really. I know "short sale" and "easy" don't usually go together, but it really was a piece of Christmas cake. It was a homeowner who'd been laid off by American Airlines, who had been re-hired part-time, then went back to full-time, but in the meantime, he got about 9 months behind on his house payments and a foreclosure was eminent. Very short and not-so-sweet letter of hardship down in about 30 seconds and we were off... The homeowner signed a listing agreement with me around mid-November and within days I had an investor I knew making an offer on their home that was in need of repair and had a lot of deferred maintenance issues. The offer was reasonable for the condition and the terms were great -- a cash deal, as-is, to close as ...

A Real No-Brainer | What are You Thankful For? This could very well be the easiest post or the hardest post for me to write depending on how you look at it.   I just recently learned about an ActiveRain Contest for the month of November sponsored in part by DocuSign, the electronic signature company. The idea behind the contest is because Real Estate Professionals using DocuSign save on average at least 3 hours per week between faxing documents back and forth, printing and filing, and driving across town for signatures.  So the contest is if you could save an extra 3 + hours per week, please share what your thankful for or what you would do with your luxurious free time. After the recent events for me over the past week and half, this is a real no-brainer.  What would I do with an extra ...

I Haven’t Forgotten About You Many of my ActiveRain friends and colleagues may have noticed a lack of commenting this past month from myself.  It’s not because I forgot about you guys, because I didn’t.  This post should have actually been written a couple of weeks ago.It is because I have been extremely busy this month acclimating to my new office at RE/MAX Heritage and orientation training, as well as additional sales power training.  In addition to working with past, existing and new clients, my wife and I have also been volunteering on the weekends at Cutting Edge Haunted House in Ft. Worth, TX.  The money we would normally be paid for this work will in turn be donated to my Agent for the Cure program.  You wouldn’t think it would, but working the evening hours we have down at Cutti...

It’s All In The Cloud! I’m sure most of you reading this have seen that commercial on TV for one of the cable providers, showing the couple at the airport who have just been notified of a delay at the terminal and they pick up their laptop and say they want to watch some gossip TV show and they both say “to the cloud”.  Cloud computing is all the rage now, from scheduling your favorite TV shows via the internet, to cloud computing, and now cloud printing.  Apple is in the process of introducing iCloud, where you basically are able to sync all of your various documents, photos, emails, etc….across all your various techie devices like your iPhone, iPad, & MacBook Pro & Mac by uploading it to the iCloud, then any time any of your devices are plugged in and connected to the iCloud, your dev...

I had heard somewhere that Active Rain was vital for real estate agents. So, I signed up, added a picture, gave my credit card information, wrote one blog post, to test it out and then .... did ... nothing more. Every day in my inbox I would see an Active Rain email. Every day in my inbox I would hit delete. I get too many emails, I can't go through them all. When I have time, I'll read some of these.  About three weeks ago I wanted to kill a little time so I opened one of the emails and read all of the posts that interested me by their highlighted titles. Immediately I was impressed. The first post I read was a Realtor venting about something. I thought, how often have I wanted to vent with people who know what my life is like? I liked that ability to vent. So I wrote a venting post.  ...

Wordless Wednesday Into Thursday - Our Cat "Misu" Feeling Right at Home Sorry, was putting together this collage last night and fell asleep, just like "Misu" our cat pictured here hanging out with me in my home office, and yes I know I need to clean up my desk, thank you.  Looks like he is making himself right at home.  I love my dogs, but can't see a dog being able to walk around the top of the desk like he has no care in the world.  It's pretty funny, there is a another chair on the opposite side of the desk, and "Misu" will lay down in the chair when he is hanging out with me in the office, then he will jump up on the desk and walk over to get his head scratched or something and then maybe hang out for a few minutes, but will eventually get back up and head back to the chair.  But ev...

Will Obama's latest mortgage refinance plan help you? On Monday, President Obama announced new measures to help borrowers refinance their existing mortgages to new loans with lower interest rates and cheaper monthly payments. The plan is an expansion of an existing program to help borrowers who are not behind on their payments but cannot refinance because they do not have enough equity in their home. Or they might be underwater--which means they owe more than their home is worth. Dean Baker of the Center for Economic and Policy Research sits down with CBSNews.com deputy politics editor Corbett B. Daly to discuss the ins and outs of President Obama's latest attempt to help struggling homeowners get a lower payment on their mortgage. Will it help?As they mention in the video here, this ex...

The President to Bypass Congress on Mortgages With recovery in the housing market tied to economic recovery, Mr. Obama will today announce what senior officials are calling a "major overhaul" of the government's underused refinance program for federally guaranteed mortgages, in order to aid homeowners having difficult refinancing their housing loan. White House correspondent Norah O’Donnell reports that for homeowners who are underwater and have been paying their bills but couldn’t refinance and take advantage of the lower interest rates, now will be able to do so because these executive branch actions taken by the President will remove many of the barriers that have  been in place. While I commend the President for taking action, what is not reported in this video is that this will only...

ActiveRain - What is the True Meaning Behind the Community? First off, let me start out by saying that this post has been in draft mode just waiting to be finished for several months now, but I was waiting for the right time to do so.  Well, I feel after my experiences over the last several months here on ActiveRain, that there could be no better time than now to post this, so here it goes.  Secondly, I apologize, it is kind of a long post, but hopefully worth your time. After several conversations with other agents over the past couple of weeks at my RE/MAX of Texas Powerstart Training, as part of that conversation I, of course mentioned the ActiveRain Real Estate network, especially when the trainer mentioned that each agent needed to start a real estate blog, but not the one inside t...
