Keller's Wildwood addition is located on the rolling terrain north of Southlake 1709, just west of Randoll Mill.  Native oak trees dot the 120 homesites that make up this custom neighborhood and home buyers are impressed with the country-like setting. Large, minimum half acre lots with widths of 120 plus feet allow each home to command its lot and set itself apart as the true custom home it is. The trees and winding roads add to the special atmosphere. Some homes in Wildwood offer a view of the Fort Worth Skyline as the neighborhood occupies some of the prettiest areas of rolling terrain in Keller. Once you've entered Wildwood you wouldn't guess you're just blocks from the major shopping and conveniences of Southlake Boulevard and Highway 114. Developed by Larry Cole Communities, the sa...

Abbott and Costello. Who's on 1st? That's how I feel when I get a real estate client referral I already have in the 1st place in my existing book of business. It's rare for me to take a relocation referral listing. Since I left Coldwell Banker as a 3 year old agent 9 or so years ago (I was on their relo team for one year) and went independent in 2006, relos are not a regular thing for me. They are an occasional thing for me, maybe once or twice a year. And everytime I take a relo -- always someone I already rep'd in the past -- I get a *little bit* of a bad attitude (just for a split second) about the referral fee. I answer their (Cartus, in this case) 1st questions - name of broker (me) number, email, fax, copy of W9 and agree to a 40% (stomach turns) referral fee of a client who is alre...

Wow. Today I closed out a sale in MLS. It closed this past week and I just entered the sales data. When I entered the buyer's agent, I noticed the license number. I almost passed out. In 12 years, I have only entered a few license numbers that begin with 01. Mine is 0514644, to give you an idea. So if an agent has a license that begins with 01 it means he has been serving buyers and sellers in the great state of Texas for about twice as long as I have been alive. And let me tell you, that made me smile.

Today's market is anything but stale. National home sales price for Existing homes is up 8.7% over the the past twenty-four months. Tarrant county Existing homes sale prices have increased by over 13% over the past twenty-four months. The overall reason is the lack of inventory.Considering May, June & July are seasonally the best time to sale; Right now is the is the time to list. Waiting will only allow for more competition driving prices  down. We want to earn your business. List to sale price have gone up the past two years.   Current Homes for Sale are at historic lows (low inventory = higher sales prices).

This weekend a couple of different people saw my business card and asked me the difference between a Realtor® and a Broker. I think what they are ultimately asking is the difference between a licensed Salesperson vs. a Realtor® vs. a Broker. The simple answer has to do with:(1) years of experience,(2) hours of training and testing, and(3) the laws we follow vs. an additional code of ethics standards. While terms and definitions may be the most mind numbing thing I can think of to write about, it really is a question some consumers appreciate understanding, so please forgive my bore factor! Here are some of the terms consumers don't understand easily as evidenced by the series of questions this weekend:Salesperson = real estate agent = licensee = licensed real estate agent = agent (me, my ...

Sometimes I hang up the phone and call back just to get a person with a little bit bigger brain on the line. Do you ever do that? Sometimes it's just to get someone who is nicer. Either way, I love it when I have an experience where common sense, a sense of humor and a good attitude prevail. Today is that day. I have -- I should say did have --  a great house on the market for lease in N. Fort Worth, Keller, Texas, in an area popular for classy, hard-working people like educators and military. I say that because I showed it today to two people: a band director and a marine. White. Glove. Clean. People. The first to apply -- the marine. Cute sense of humor in his "Unathletic" printed T. He said, "My name is Thomas Caleb Black (not really, names are made up to protect the dumb, I mean, in...

This is my blog's 5th birthday! How do I remember this day? Because I got the renewal bill notice. Haha. Just to be clear, it's a bill I don't mind paying. As we are all aware, writing can be therapeutic and the comments we give and receive, a true teacher. Blogs are also good for reminiscing. What was going on five years ago when I wrote my first post? Windows. And I don't mean Microsoft.   "This week as I wrap up another flip house, I am reminded of how inexpensive energy efficiencies really are. My window package alone barely broke a grand. Granted, this is a very small house. But that's sort of the point. Even old, affordable houses can be efficient. What can you do to see if your home could use some energy saving action?" 1. HOLD A CANDLE TO THE WIND -- If you hold a candle to the ...

About once a month I clean a bathtub that has never been used. Right now it's like a new car toy in a recent retirees garage. Only it smells like Fabuloso instead of Turtle Wax. I refuse to let my bathroom become a dust bunny cemetery. And it reminds me of some Sunday Funnies I get from home sellers. "It has new carpet. I just put in upgraded carpet and pad a year ago." I understand and appreciate when seller clients tell me things like this. It does have meaning and value. But what they hired me to do is let them know the meaning and value in the eyes of the buyer market. What the buyer thinks about "new" used carpet with pink KoolAid stain in front of the new TV is not really favorable. We have to consider the condition of things today, regardless of the date on a receipt. "It had a n...

Kellers Pathways to Play initiative is well underway with the recent installation of four anamorphic sculptures which reveal themselves to viewers who stand in just the right spot.  Each sculpture is equipped with signs offering clues to the landmark depicted by the art piece. The art installations are located among the ten "pocket parks" dotting the Bear Creek Greenbelt.   Two 'pocket parks'  have themed climbing equipment, while two others feature interactive play surfaces that light up in response to players' movements. Just one more reason Keller is a great place to  live.

Special Government Home Renovation Loan Program with Keller TX FHA 203k Loans.     Many are not aware of a special government loan program that is actually a part of FHA (Federal Housing Administration- a department within HUD). A buyer or existing home owner can do meaningful amounts of remodeling or updates to their existing home without having a higher cost second lien thanks to this special FHA loan program.         However, this loan program doesn't allow for "luxury items" in your home such as a swimming pool, hot tub, or other accessories. But you can repaint, replace flooring, remodel cabinetry in kitchens and bathrooms, add wallpaper, replace appliances – even add a room to an existing structure (which can significantly add to value as you increase the square footage of your ...

There are some who are calling for a substantial drop in home prices should mortgage interest rates begin to rise rapidly. Intuitively that makes sense. The cost of a home is determined by the price of the home and the price of financing that home. If mortgage interest rates increase, less people will be able to buy. The logic says prices will fall if demand decreases. However, history shows us that this has not been the case the last four times mortgage interest rates dramatically increased. Here is a graph showing what actually did happen: We will have to wait and see what happens as we move forward. But, a fall in prices should rates go up is not guaranteed. Why wait to find out? If you are considering a move up or you are downsizing, now is the time to put your home on the market a...

The National Association of Realtors’ most recent Existing Home Sales Report revealed that home sales were up rather dramatically over last year in five of the six price ranges they measure. Only those homes priced under $100,000 showed a decline (-6%). Every other category showed a minimum increase of at least 9.7%. Here is the breakdown: What does that mean to you if you are selling? Houses are definitely selling. If your house has been on the market for any length of time and has not yet sold, perhaps it is time to sit with your agent and see if it is priced appropriately to compete in today’s market. This has been one of the busiest Fall seasons on record, we are still listing homes even now in December and scheduling closings right up through the end of the year. So it is not too ...
