I suppose Galveston, Texas was very much akin to New York City when I was growing up. No, of course it wasn't nearly the same size, but it darned sure had ethnic and religious diversity.  So in our neighborhood, in addition to plain old Christian Americans like most of us were, there were Greeks, Italians, Jews, Serbians, French and English. We all fit together pretty well.  One of the great things that came from this diversity was that all of us were equally exposed to the others' languages, traditions and religious celebrations.  That meant that we shared the food of our celebrations with the others.  We also sprinkle our conversations with Yiddish, Greek, Italian and French words...words for which there are no really accurate English synonyms.  I still do that today, favoring Yiddish...

Let's get this out of the way.  When I first went off to college, I was 5 feet, 5 inches tall and weighed 125 pounds.  More than 50 years later, I'm still 5 feet, 5 inches tall, but along the way I've picked up 30 more pounds. Like many of us from the '50s and '60s, we were fascinated by the medium of radio broadcasting, and did our best to make our mark as a personality with a commercial radio station.  My first DJ program began in 1954 on KGBC in Galveston, and by the time I decided I didn't have the fortitude to pursue it as a vocation, I had worked my way up to being one of the hosts of the famous "American Airlines Music 'til Dawn" program that was broadcast in major cities nation-wide. Before I begin, I need to let you know my bias.  I have never been a fan of specific date and time generated real estate agent Open Houses.  Nevertheless, in my many years in business I've given up many of my Saturday and Sunday afternoons hoping that my listing and a prospective buyer might find each other, when otherwise they wouldn't have. Let me quantify that.  Since Patty and I have been living in Dallas for the past five years, I've held at least thirty Open Houses.  I've sold one house as a result, and that was to a fellow with a broker's license who insisted his purchase be a co-op sale.  Since he wasn't an active broker, he had chosen to not join an association of Realtors, consequently, he was not a member of the Dallas area MLS.  Apparently he felt that going through Open Hou...

In Texas, our MLS published listing documentation specifically shows whether the owner would consider leasing the home as well as selling it, and it also shows the home's current tenancy -- owner, tenant or vacant. A new quirk seems to have developed in this sparse market.  I don't recall it ever being so prevalent in past downturns. Co-op agents are setting up appointments and showing homes as though their client is a qualified buyer.  In reality, the client is looking for a home to lease.  The co-op agent doesn't reveal that important piece of information to the listing agent, but instead infers that his client is a qualified buyer. The appointment is established, the homeowner or tenant straightens up the home for the showing, then leaves for an hour or so so that the agent can show ...

HIGHLAND PARK PROPERTY TAX REVENUES DROPPING HIGHLAND PARK (Dallas Morning News) - Highland Park's property tax base is projected to fall 4.4 percent next year, according to an early estimate presented this week to the town council. That translates into a $443,294 shortfall for the upcoming fiscal year, which begins this fall. Property taxes account for 62 percent of the city's revenue. Highland Park has one of the lowest property tax rates in the area, at 22 cents per $100 of taxable valuation, and council members are hesitant to raise the tax rate to 23 cents. In the Realtor association that serves the Dallas-Ft. Worth area, at last report there were more than 14,000 agents.  I have no clue what percentage of those agents serve Dallas, however, just shy of 1,000 claim their primary market interest to be Dallas' Park Cities. The Park Cities is normally considered to be comprised of Highland Park and University Park.  Lots of homes, surely the major portion having a market value of in excess of $1 million with a substantial portion being worth more than $10 million. The April issue of REALTOR, the National Association's member magazine, has some interesting statistics gathered from what Realtors reported when asked, "What percentage of your closed sales do you attribute to open houses? Highland park homes for sale is such a great way to get involved and meet with and interact with many influential people in Dallas. Highland park is a community that is located within Dallas. It is actually its own city. Highland Park real estate is some of the most expensive dirt in Texas much less Dallas. However, this being said, many celebrities and high powered people reside here. There is a country club within this coommunity called DCC (Dallas country club). There is an actual wait list for the for about 10 years just to be looked at as becoming a member. Or you can skip to the top of the line for a small fee of only $100,000.
