I suppose Galveston, Texas was very much akin to New York City when I was growing up. No, of course it wasn't nearly the same size, but it darned sure had ethnic and religious diversity.  So in our neighborhood, in addition to plain old Christian Americans like most of us were, there were Greeks, Italians, Jews, Serbians, French and English. We all fit together pretty well.  One of the great things that came from this diversity was that all of us were equally exposed to the others' languages, traditions and religious celebrations.  That meant that we shared the food of our celebrations with the others.  We also sprinkle our conversations with Yiddish, Greek, Italian and French words...words for which there are no really accurate English synonyms.  I still do that today, favoring Yiddish...

About this time every year, I send a reminder to clients of the present and the past and to my personal friends as well, that they need to make certain that the documents that will govern the disposition of their estates are still in proper order and current with their wishes. I suggest that you consider adopting this public service to be one that you do as well. One of those reviews that is often overlooked, for an example, is who a client has listed on each of his life insurance policies, retirement plan trusts, Social Security account, and the like, to be at his death the beneficiaries of the corpuses of those accounts. In most states the beneficiary designations that have been elected on those accounts -- for after all, properly prepared, they are legal contracts -- are not overridd...

Let's get this out of the way.  When I first went off to college, I was 5 feet, 5 inches tall and weighed 125 pounds.  More than 50 years later, I'm still 5 feet, 5 inches tall, but along the way I've picked up 30 more pounds. Today I'm 5 feet, 5 inches tall.  I weigh 155 pounds.  I've got gray hair and some skin damage on my face from years of swimming, boating and fishing in the Gulf of Mexico. When I came home from college for the first holiday, I came with a full beard and mustache and a pipe stuck in my mouth with lots of Prince Albert tobacco smoke billowing out of the bowl. My daddy said, "Bill, you and I need to talk." 1940s Comedian Jerry Colonna===>> He said, "There are things about all of us that some people object to.  In your case, they may think tall men are smarter or mor...

Like many of us from the '50s and '60s, we were fascinated by the medium of radio broadcasting, and did our best to make our mark as a personality with a commercial radio station.  My first DJ program began in 1954 on KGBC in Galveston, and by the time I decided I didn't have the fortitude to pursue it as a vocation, I had worked my way up to being one of the hosts of the famous "American Airlines Music 'til Dawn" program that was broadcast in major cities nation-wide. Chuck Dunaway began his career a few years before I did, but he stayed with it for a lifetime, becoming quite famous as a DJ, and eventually owning several radio stations with his wife Kendall.  Now retired, he sent this piece to me yesterday. ========================   1920:  The Joseph Horne department store in Pittsbur...

Before I begin, I need to let you know my bias.  I have never been a fan of specific date and time generated real estate agent Open Houses.  Nevertheless, in my many years in business I've given up many of my Saturday and Sunday afternoons hoping that my listing and a prospective buyer might find each other, when otherwise they wouldn't have. Let me quantify that.  Since Patty and I have been living in Dallas for the past five years, I've held at least thirty Open Houses.  I've sold one house as a result, and that was to a fellow with a broker's license who insisted his purchase be a co-op sale.  Since he wasn't an active broker, he had chosen to not join an association of Realtors, consequently, he was not a member of the Dallas area MLS.  Apparently he felt that going through Open Hou...

In Texas, our MLS published listing documentation specifically shows whether the owner would consider leasing the home as well as selling it, and it also shows the home's current tenancy -- owner, tenant or vacant. A new quirk seems to have developed in this sparse market.  I don't recall it ever being so prevalent in past downturns. Co-op agents are setting up appointments and showing homes as though their client is a qualified buyer.  In reality, the client is looking for a home to lease.  The co-op agent doesn't reveal that important piece of information to the listing agent, but instead infers that his client is a qualified buyer. The appointment is established, the homeowner or tenant straightens up the home for the showing, then leaves for an hour or so so that the agent can show ...

From the Dallas Morning News and the Texas A&M Real Estate Center in College Station. HIGHLAND PARK PROPERTY TAX REVENUES DROPPING HIGHLAND PARK (Dallas Morning News) - Highland Park's property tax base is projected to fall 4.4 percent next year, according to an early estimate presented this week to the town council. That translates into a $443,294 shortfall for the upcoming fiscal year, which begins this fall. Property taxes account for 62 percent of the city's revenue. Highland Park has one of the lowest property tax rates in the area, at 22 cents per $100 of taxable valuation, and council members are hesitant to raise the tax rate to 23 cents. "Everything should be on the table at this point," said council member Gail Madden. "I'm not interested in going up even a penny either. Every...

In the Realtor association that serves the Dallas-Ft. Worth area, at last report there were more than 14,000 agents.  I have no clue what percentage of those agents serve Dallas, however, just shy of 1,000 claim their primary market interest to be Dallas' Park Cities. The Park Cities is normally considered to be comprised of Highland Park and University Park.  Lots of homes, surely the major portion having a market value of in excess of $1 million with a substantial portion being worth more than $10 million. When times were good and mortgage money flowed freely, people on an Income Stream Tightrope managed to buy there, and builders and mortgage companies with Las Vegas mentalities caused hundreds of lots to be scraped and multi-million dollar spec homes built to replace them. An intere...

"He poses as a potential North Texas homebuyer, but police say one man has stolen thousands of dollars worth of jewelry from houses that are up for sale," wrote Maryanne Martinez, a reporter with CBS 11 in Dallas.  I was interviewed as part of this story by our local CBS affiliate.  I had some fun and selected one of my listings in the area and even got my homeowner involved in the story.  I took the photo on the right with my iPhone.  "It makes me a little concerned," said Teri Sullivan, whose house is up for sale. "I've definitely been putting things up and being a little more cautious to make sure when the showing group calls that it is in fact a realtor bringing somebody." "Realtors say these types of crimes were happening a few years ago, and have now made a comeback. Tom Branch, ...

THE PRIME EXAMPLE OF CURB APPEAL This home sold the other day for more than 3/4 of a million dollars, and it did it in a neighborhood where there is currently more than a two year supply of listings. The home was not my listing and I wasn't the selling agent.  Where it is or whose listing it is or who sold it isn't the reason I'm showing you this photo. Throughout my many decades as a Realtor, and the marketing of several thousand homes, the one issue I've never been able to successfully impress on most homeowners is how important curb appeal is.  If you removed the front flower bed with its spray of great colors, stuck silly little new Home Depot shrubs in beds near the porch, put 10 buck plastic chairs and a table or two on the porch, and painted the front door gray, you would have...

The April issue of REALTOR, the National Association's member magazine, has some interesting statistics gathered from what Realtors reported when asked, "What percentage of your closed sales do you attribute to open houses? Well, the responses don't surprise me, but I'm wondering if they surprise other Realtors?  Here's what the NAR's study revealed: More than 50%                 3% Between 25% and 50%      7% Between 10% and 25%      8% Less than 10%                82%   I'll admit that I've never been a fan of open houses, and for that reason most of my home listings sell before I'm forced to try an open house.  Consequently, over the years, I've not done more than, perhaps, 200 open houses.  And since I've been in the real estate business for 45 years, I've had several thousand listi...

If your are looking for some new accoutrement for your villa, or treasures to make your very own, you might stop by the estate sale at 4654 North Versailles in Highland Park this weekend. The staff of Janelle Jones Estate Services will be holding the sale.  The description on the J Jones web site indicates that there will be quite a selection of items. From crystal to silver, from rugs to paintings, from statues to a four post bed, there will be plenty to peruse. There is a caution that the location is small, so prepare for limited access.  And there will be security on the premises to assist in the smooth flow of viewing. Highland park homes for sale are some of the nicest homes in the nation to buy right now.   These homes have a very nice low point of $600k and a high point of $20,000,000.   Which means that these homes are not for the weak in the wallet kinda people.  You need to have alot of money to get into the neighborhood.  However, if you do get into the neighborhood you will see that this truly is one of the best neighborhoods in all of Dallas.  The way the city is run, the tree lined streets, the ample parks and places for the children to play.  This is a very elegant city and has been run accordingly so for over 50 years.  For more info on Highland park homes for sale, give us a call today and we would put one of our Dallas Realtor to your case immidiately.

Highland park homes for sale is such a great way to get involved and meet with and interact with many influential people in Dallas. Highland park is a community that is located within Dallas. It is actually its own city. Highland Park real estate is some of the most expensive dirt in Texas much less Dallas. However, this being said, many celebrities and high powered people reside here. There is a country club within this coommunity called DCC (Dallas country club). There is an actual wait list for the for about 10 years just to be looked at as becoming a member. Or you can skip to the top of the line for a small fee of only $100,000. This does nothing more than get you to the top of the line, you will still have to pay your monthly membership fees, which no telling how much those are. H...

Highland park homes for sale are some of the greatest homes in the area right now.  There is no better area to live in in my opinion in the DFW area other than HP.  This is in part to many different aspects of Highland park real estate.  The first aspect would be the HPISD or the Highland Park Independent School District.  The school is second to none and it is essentialy like having your children enrollled into private school.  Another aspect is the neighborhood.  The neighorhood in Highland Park has many area parks and walking trails in it, as well as tennis courts and gorgeous tree lined streets.  The city of Highland park takes great pride in making the area one of the most elegant.  For more information on Highland Park homes for sale please give us a call today.
