If you are looking for new residential construction in Park Cities, TX and the DFW Dallas - Fort Worth Metroplex area, you've come to the right place. Click on the link for a list of New Homes in University Park and Highland Park, TX. Please be advised new construction has slowed significantly in the past couple of years. There are often very few spec homes built by builders, so often you will need to start the process from the ground up. Many areas like Addison, Flower Mound, and Plano have very few new residential developments due to space constraints. Lots of people like to shop for new homes on their own. Preface In Dallas there are two interior cities -- Highland Park and University Park -- that by most are thought to be the pedigree addresses.  It's where the most mansions are, the finest boutiques, like Chanel, are, and it's where the public schools are consistently top rated. The cities share a no-nonsense police department that, by keeping its officers on the road -- most in very visible SUV patrol wagons -- it can't be anything less than obvious that those passing through had better not misbehave.  That's a great benefit, both for residents and those who are visiting. But over and above the prestige address, the biggest drawing card is the school system.  Since few under achievers live in the Park Cities, the academic records of the Highland Park ISD are excellent.  The cost of th...

Here's what everyone should know about the current real estate market. 1. This market is a blended arbitrage market.  People can buy a home now at below cost and finance it at an artificially low 30 year interest rate.  2. Or, they can wait until next year or the year after, etc., and buy a similar home at what will then be for a substantially higher price and at an interest rate that will be significantly higher as well.  In order to make an educated guess as to how to buy and sell real estate today, I submit that the math needs to play a primary part in the decision.  And not just buyers and sellers need to follow this logic, but appraisers, lenders and those who calculate and assess investment risk need to as well. Many of today's recent sales mainly reflect those that were caused by...

Bill Playing for a Wedding Reception at Butler's CourtyardHis Flower Girl Friend at His Side. I'm one of those entertainer breeds who knew from the start that I would never be able to make a lifetime career from radio, TV, the piano and writing.  Although I did all four professionally for multiple spurts at a time, being a Realtor has always paid the bills, and done an excellent job of it since I began in 1964. But these past couple of years have produced an interesting quirk and done it for the first time.  My piano playing and piano tuning and TV gigs have filled in where real estate commissions have been lacking. In my early 20s, and just out of school, I traveled for awhile as a professional pianist, playing in hotel restaurants throughout the US.  It was a well-paying job -- in fa...

Since 2009 the real estate market has been steadily improving.  Of states in the United States, Texas was one that was the least affected. Dallas is the ninth largest city in the United States and the 2nd largest city in Texas and has always been known for a good economy, a higher than average household income and a steady real estate market.  Even during economical crisis such as the recession, Dallas was one of the strongest cities in the United States.  The real estate market this past year held many incentives for home buyers and investors with various incentives such as tax back incentives.  With the opening of 2011 mortgage rates remain good and property values are both good and increasing in value- making investment values good. LISA RINNA WITHOUT BIG LIPS AND MAKE-UP Let's get this out in the open once and for all.  I'm a big fan of Lisa Rinna's.  I wish she were in the real estate business and worked with me.  In addition to her beauty, she has amazing stuff that I wish I also had.  Here are her secrets that easily transfer to what's necessary to be a good real estate agent: She is loaded with sincere enthusiasm and it's very contagious She listens to what those who comprise her "public" -- her customers -- tell her She knows when it's time to reinvent herself, and she does it cautiously and thoroughly She never lets it show that "it's about her" rather than her "customers" Lisa Rinna would make an awesome Realtor.  I love Lisa Rinna.   BILL CHERRY, REALTORS DALLAS - PARK CITIES Since 1964 214 503-8563 WEB

SUNDAY IN THE PARK December 12, 2010 I can't help but smile as Patty and I drive during Christmas time through the streets of Dallas.  It's the personal interpretation each family has injected with lights and wreaths and blow-up Santa Clauses to appropriately decorate their homes that makes me smile.  Some are formal, tailored and beautiful just as they are.  Others have so much stuff in the yard, on the roof, in the windows and hanging on the door that they are outrageous but fun nevertheless.  Thanks for joining me this Sunday in the park as we prepare for the Christmas Season and the beginning of the year of 2011.  - Bill Cherry THE PASTOR.  One of the large Dallas churches has a pastor who enjoys stirring up controversy.  The latest is the creation of a web site that has a name that...

Before I start this blog post, I want to apologize to you.  I'm going to use this space today to rant and rave for a moment. I don't know what's happened in recent years, but the word "moot" has become a popular one to use, and it seems most who have begun to use it, are using it incorrectly. When something is "moot" it means that something is debatable.  It does not mean, "That's set in stone and that's where it's going to stay forever, so there!" So a moot issue is a debatable issue. Now I feel better. Thanks.   BILL CHERRY, REALTORS DALLAS - PARK CITIES Since 1964 214 503-8563 WEB

The Artillery Club, hidden among massive oaks trees and oleanders on Galveston Island, is the oldest men's private club west of the Mississippi.  It was incorporated about two years prior to the Civil War for the purpose of protecting the Island. Since 1865, the Artillery Club has been a men's social club.  Membership is limited to about two hundred.  In addition to presenting debutantes each year, the club also has held its own Mardi Gras celebration, including appointing a secret king and queen, since its inception. For as far back as I can remember, my family, including me, has been members. This recipe, although elaborate to the taste, is simple to prepare.  Keep it covered and refrigerated for thirty six hours before serving.                        Gâteau au Fromage Artillerie Clu...

What a swell Sunday afternoon here in the park.  Dallas temperature is about 65 degrees and the sky is clear, humidity low.  The leaves are still falling to cover the grounds, staying ahead of the park's gardeners. VOTING.  During the last national election, 40 million registered voters failed to show up at the polls.  A study commissioned by USA Today found that more than half had become lethargic - turned off, if you will - because of the mud slinging among the candidates during the last several weeks before the election.  THE ADS.  So the conventional wisdom is that the party who is likely to do better in elections of fewer voters, purposely begins the mudslinging ads, to which the other party responds.  ALL SOULS DAY.  Many Christian denominations celebrate All Souls Day which is al...
