  Sun City Texas Housing Market Snap Shot April 2014           The month of April has not yet closed, but it is clear sales volume is going to be significantly below prior year.   Month to date there are only 15 homes sold compared with 34 homes sold at this time one year ago.  The average sales price per square foot of those sold is $142/sf.   Why is this occurring and what does it mean?     Electric Boxes Cannot Be Planted-Out Anymore in Georgetown, TX    The City of Georgetown, TX has announced that they will no longer allow residents to plant anything around the big green electric boxes that are distributed through most neighborhoods.  The City has claimed that plantings are a safety issue if work ever needs to be done in the box and will begin removing plantings in the next month or so.     Sun City Texas lies within the boundaries of Georgetown TX and this new rule will apply to us.  It is not clear just how aggressive the implementation will be, but we should expect the worst.  Three feet along all sides and ten feet in front where the box opens are the guidelines.   Nobody wants a lingering safety issue, but I do hope we can find a solution to maintain the esthet... 03/31/2014

  Inventory Shortage Hurts Sun City Texas         We seem to be at a critical stage in the Sun City Texas real estate market.  We currently have zero inventory in the $200,000 or less market segment and this is a problem that has been brewing for some time.   As the chart clearly depicts, the number of sales recorded for properties selling for $200k or less has been in steady decline.  Smaller properties have been selling briskly in Sun City Texas for the past two years. Not All New Technology Is An Improvement I had reason to visit one of our local hospitals the other day and noticed this equipment.    Seems they tried to adopt the airline model for checking in patients with a kiosk.  I’m sure the vendor who sold them the equipment and software promised faster, lower cost, discrete, speedier service with a better user experience. Why Aren’t FSBOs Getting More Attention On Active Rain?   Considering the breadth and depth of topics here on Active Rain, I’m surprised not to see more attention paid to the topic of “Unrepresented Sellers”, commonly referred to as FSBOs.   We have seen a jump in seller’s thinking they can handle the sale themselves.  I’m certain the strong market has a lot to do with it and it LOOKS easy. Sign in the front yard, multiple offers to choose from, and pocket big loot.   But, seldom does it work out that way. Doofuss Agent Update    About a month ago I shared my experience with a particular agent in a post titled, “Is it unethical to refer to an agent as a Doofuss?” see Active Rain http://actvra.in/4cbN.  I thought you would be interested to learn the update about this Doofuss agent. The home he was listing is an estate situation with owners deceased. He had the listing for 115 days and it expired at the end of January. They had four offers and couldn’t make any of them work.  More to the point, it is now listed as a FSBO. I can only imagine how disappointed the seller must be with an inept Doofuss as a listing agent, now believing selling it themselves is the best option.   I have already called to see if I can be of assistance, but so far no contact. 02/21/2014
