The city of Frisco, TX has been booming exponentially since 2000. From farm lands, it is now covered with residential and commercial real estate. Frisco real estate has been hedging up with land prices increasing every year. Naturally, typical residential lots are going to be smaller and more expensive. Over 65 feet across (width) is considered a good-sized lot here in Frisco, TX. Some Frisco residents have felt as if neighbors are piled on top of each other. So, they are opting to move to cities with larger lot sizes. Many of them are moving to the acreages of Prosper and Celina. Prosper and Celina are located just north of Frisco. So, they are just a few more miles drive and a few more minutes of commute from Frisco. The northern suburbs of Dallas are undergoing strong growth. Residen...

Frisco has this neat little quadrant located off of Main Street and the Dallas North Tollway referred to as Frisco Square, also dubbed "The New Downtown Frisco." There are many shops, restaurants, the new city hall, public library, Pizza Hut Park, and even a Channel 5 News Room.  I remember about 5 years ago when I told my buyers of all the things that were planned by the city, I would get looks of 'yea right' or I will believe it when I see it'. But to actually see the city carry it through and to truly build a destination city as originally planned is almost unheard of these days with all of the city bureaucracies that typically interfere.  Let me give you a typical night out with the family and let me know if it sounds like you would come to Frisco to check it out.   6:00pm - Cruz up...

Broker Bryant's previous blog about Sellers sell for all sorts of reasons (Thanks to Broker Bryant, I've pasted the link he sent. If you havent read this, you need to) and one of my recent experience inspired to write this blog. Your role as your client's real estate agent has truly opened up doors to many exciting, fun, and sometimes sad, disappointing emotions of your clients. How true is that! As Broker Bryant pointed out, most buyers buy in happy times, while sellers sell in both happy or sad situations. If you are open to share these good and not-so-good news with your agent, open up and truly speak your heart, your agent will become your best resource to properly identify the solution to your situation. If you have this new lifestyle: boating in the lake, you can find a house near...

Copyright 2008Written by Loreena Yeo3:16 team REALTY I have heard from more than a handful of buyers, when they plan to get into a real estate transaction in the near future, or perhaps some currently in negotiations with sellers love to say this, "The Market Is Turning"...... Very respectfull, I ask: Turning Where? Where do you think the market is going/ heading? As you know, real estate is local. What happens here in the Frisco TX real estate market may be different from Phoenix, AZ, it is different from Seattle, WA and definitely different from Miami, FL. What the media tries to do in a general 3-minute news about the "housing" market may not be a true reflection of your local economy/ local real estate market.Take Frisco TX real estate as an example: Even within the Frisco TX real e...

I have worked with Bill Sholar since 2004 and he has never steered me the wrong way.  If ever you need a person to hire, he is the guy!  His tips below:   Getting Google to list your site sometimes seems like the ultimate goal of many website owners.   But there are many other ways to get people to visit your website, especially when your market is mostly within your own local area. Here are just a few: Put your website address on your business cards, stationery, e-mail signature, promotional items, and anything else you get out to your clients. Put your website on your car.  Let it advertise your site whether you're on the tollway, parked on the side of the street, or in the grocery store parking lot. Make sure your website address is in your Yellow Pages ad, and broadcast your website...

(Metroplex Appraisal Services - The FHA Appraisal Shop)
With the focus again leaning towards FHA as well as the changes in guidelines over the last few years, I thought it would be a good idea to recap FHA guidelines. FHA has shifted its stance which included the repair of minor property deficiencies and now only requires the repair of those conditions that rise above the level of cosmetic/minor deficiencies and normal wear and tear. However, the appraiser is REQUIRED TO REPORT ALL DEFICIENCIES in the appraisal report. FHA now permits "as is" appraisals for existing properties with minor/cosmetic deficiencies and norwal wear and tear items that do not affect the safety of the occupants and security and structural integrity of the property. Here are the conditions that require automatic repair for existing properties. Inadequate ingress/egres...

Every time I turn on the news, discouragement is the main headline.  Some of the hubbub starts to get you down like Starbucks closing my favorite store, people spending 6% of our income on gasoline, quarterly foreclosures up 121% since 2007, mortgage companies running away from financing our home buyers and closing their doors. It's a wonder we are still making it. Why not change the focus and know that not all the cities are experiencing a recession, and there is hope for us in our own cities. First is Oklahoma City; Oklahoma unemployment figures are decreasing. The housing market remains strong; agriculturally, the city is flourishing, as well as in the energy and manufacturing arenas.  These factors set Oklahoma City up to be in a great position to ride out the economic crisis we are...

There's a new sheriff in the town of Frisco, Texas.  Actually, it's a new program that is designed to preserve property values, discourage crime, promote thriving neighborhoods, and increase community pride.  The program is called FACT or Frisco Assistant Code Team. The program was announced on 7/21 during a Town Call Meeting and will be carried out by citizen volunteers.  In order to be a volunteer, you are required to attend a four (4) hour training class, where you will learn how to spot city violations.  Some of the more common violations are tall grass and weeds, trash and debris, broken fences, neglected pools, obstructed medians, and any clutter causing an eyesore.  The program will not regulate 'UGLY'.  People have different opinions about what they like and dislike.  These volu...

The growth of the Dallas-Fort Worth metroplex suburban cities real estate markets are exploding with new home construction. From Frisco, Prosper, Celina to Southlak, to Euless, Bedford, Mid-cities areas, the new home construction has been growing. It is true that building permits are not requested like they once were in the 2004, but growth is still here. Some buyers do not see the value of using a real estate agent in the new home construction process. After all, the service is free. But better than that, here are what a valued real estate agent can bring to your transaction: Keeping You In Line With Your Goals and Objectives During your buyer's interview process, your real estate professional will ask you several "lifestyle" questions, your likes and your dislikes. He/She will also di...

There had been some confusion about the Panther Creek communities in Frisco TX. What made is more confusing is that they are located right adjacent to each other. On the "west" side of Hillcrest and Eldorado, the community is called "The Dominion at Panther Creek", while on the "east" side of Hillcrest and Eldorado, the community is called "Panther Creek Estates". Both are two separate communities, started about the same time of each other (about 2004). The official legal name the Dominion at Panther Creek is the Village at Panther Creek. The developer of the Dominion felt that giving its name, "Dominion at Panther Creek" just simply sounded more elegant than "the Village at Panther Creek", hence its name. Panther Creek Estates starts at a lower price point than the Dominion at Panther ...

There are 3 "Heritage" communities located in Frisco TX. All of them are located fairly close to one another and on the West side of Frisco. Do not get confused because they are not the same. Heritage Lakes, Heritage Green and Heritage Village ... Heritage Lakes is a community located off south of Lebanon and Legacy Drive. Heritage Lakes is a gated and guarded community. The amenities of the community include a clubhouse (24-hour fitness center access, clubhouse rental: ballroom, billiard room, craft room and a business office),  3 large ponds stocked with fish, lazy river, swimming pool with hot tub, golf course, children's play area, hike and bike trails nestled within the greenbelts of the community. The residents of Heritage Lakes also have tennis membership at the Lakes Tennis Acad...
