In Texas, things that are permanently affixed to a home, such as ceiling fans, light fixtures, and window blinds, must stay with the house when it is sold, unless the item is specifically excluded in the sales contract. That seems simple enough, but there is a gray area that could be confusing if the listing agent does not spell it out in the listing. The Texas Residential Sales Contract specifies several items that must be conveyed with the home, unless they are excluded. That list includes mounts and brackets for televisions and speakers. What are missing from the list are the televisions and speakers themselves. It's a gray area. In order to avoid confusion, many agents will list TVs and speakers in the "Exclusions" section of the MLS listing, so potential buyers and their agents w...

Sellers, if you have pets in your home, be sure and do a preventive extermination before listing your home, just in case there might be fleas in your house.   Last week I had a bad case of FLEA-BITIS! It was a direct result of showing a house with an infestation of fleas.   I took my clients and their three children to see the property on a Saturday afternoon. We spent a good 45 minutes in the house, checking out several things that were listed on a previous inspection report that had been provided to us by the listing agent.   When it was time to go, I noticed my client brushing off her children's legs. It seems the kids walked out of the house with fleas on them. The next day, I noticed my legs were covered with flea bites, so I called my clients to check on them. They said their enti...

Sangria Wine From The Fruit of the Vine I read a great article by The Cork Guy, “Under the Spanish Influence” which included how to make Sangria wine. While there are many variations on how to make Sangria Wine below is the recipe on how to make Sangria Tinto. I am going to make it today for dinner tonight.   The Cork Guy did suggest that if you make Sangria Wine not to let temptation frame you into buying the cheapest wine for your sangria, but instead buy one that you would drink normally. He said it would taste better and “you won’t have a hangover the next day.”  The Cork Guy is a writer for Coast Living a monthly magazine.  My husband left his ladder on the back porch longer than he should have, and it didn't take long for this Mama Dove to take up residency. She has already raised two babies who flew off to live on their own, and she is now keeping some new babies warm in the nest. We have enjoyed her presence on our porch immensely. Maybe once these babies are grown, my husband will put the ladder away... "Look at the birds of the air; they do not sow or reap or store away in barns, and yet your heavenly Father feeds them. Are you not much more valuable than they? Who of you by worrying can add a single hour to his life?"--Matthew 6:26-27

In the past few years, I have had many clients who were faced with selling the family home they grew up in. For some it was a home they inherited when their parents passed, and for others it was the home their parents could no longer manage alone. A few moved out of homes where they raised their children and played with their grandchildren. For all of them, it was an emotional experience. I have been seated at the closing table with clients who couldn't hold it together when they had to sign off on the sale of the home they had loved for so many years. There were others who shed a few tears when they took that final walk through the living room where the family watched TV together after dinner, through the kitchen where Mom prepared the best family meals imaginable, and out into the ba...

It's 8:00 at night. You call your Realtor to tell her you want to make an offer on a house she showed you just a couple of hours ago. What does your Realtor say to you?"I'll write it up for you tonight."Or..."I'll write it up for you first thing in the morning."In this competitive market, you had better hope your Realtor will write it up for you tonight!I showed some clients a house yesterday evening, and they loved it. It fit their needs perfectly, and we all knew it was "the house". It had been on the market just one day, and there were people lined up at the door waiting to see it. I was sure there would be multiple offers. So, I wrote the offer last night, emailed it to my buyers for electronic signature, and sent the offer to the listing agent at midnight. My clients made their bes...

Inventory in the Houston market is LOW, LOW, LOW! When a nice house comes on the market, potential buyers are often lined up at the door to see the home, and within a day or two, multiple offers are on the table.Homes that are in good shape, and priced in the ballpark, are going for asking price or higher in record time. What does that mean for buyers? It means you have to BE READY!1. BE READY with your loan approval. Contact a lender well in advance for pre-approval, and have your pre-approval letter in hand. You will need to submit that letter with your offer. Don't just accept a verbal approval from your lender with the promise of a letter when you find a property. If you find a house on a Friday evening, you can't wait until Monday morning to call your lender for the letter. By Mo...

West Ranch Friendswood Texas Real Estate. Another wonderful client review. Thanks so much Joe !   We could not have done it without James! He was a patient and thorough advocate who walked us through the process from beginning to end. I would not purchase a home without a buyer's agent, and I highly recommend James. You won't go wrong!

What happens when the appraisal comes in low? It doesn't happen often, but on rare occasions, an appraiser will value the home lower than the contracted sales price.   If you are the buyer, you are probably happy that you might be getting the house for less than you were planning to spend. But if you are the seller, you have a problem.   In Texas, the sales contract allows for the contract to be terminated, and the earnest money returned to the buyer, if the house appraises for less than the contracted sales price. It also allows the buyer to pay the difference in cash if they still want the property. Both buyer and seller are faced with some decisions when this happens.   As the seller, your options are limited.   1. Your Realtor can ask the lender to request an appeal of the apprais...

When serious buyers find a home they really like, those buyers are going to have some questions for the seller. Sellers might as well have that information prepared in advance so it can be quickly provided to potential buyers upon request. Here are some of the common questions that buyers are going to ask:   How old is the roof? How old is the air conditioner? How old is the heater? Has there ever been foundation repair? How much were your utility bills for the last year? What is the cost of your homeowner's/windstorm insurance? How old is the hot water heater? Has the property ever flooded? What upgrades/improvements have you made since you purchased the home? In addition to getting the answers to these questions, I always ask my sellers to prepare a list of the TOP TEN THINGS they l...
