We can finally get back to normal business, right? What is normal for you?  Does anyone know these days?  It has not been normal for several years now.  The economy has dipped and rebounded and dipped again on numerous occassions.  Just when we think it's all coming back, another stall.  My December was frantic with all the customers and clients I was working with. There was not enough time in any day in December to get everything done.  I was writing contracts, negotiating constantly.  It looked like a whirlwind and it was! Come January when all the closings are to take place, and what has happened.  The hurry, hurry.  The explosion of paper, the printing, the signing, the escrowing, the inspections, the deadlines... All has settled like dust from a wind storm.  Half of those contracts...

  I love Oktoberfest! It reminds me of living in Ramstein, Germany back in the 1970's!  The cold weather and volks-marches were so wonderful. San Antonio is rich in heritage and has a double dose of German given it was settled by Germans in the 1800s.  Fredericksburg is just about an hour's drive from here but well worth it! We go out to dinner or plan something special for just the two of us. On Saturday afternoon, Geno surprised me with a little mini trip to Fredericksburg, Texas. Where Does Time Go? It seems like it was just yesterday and you turn around and it's today.  Turn around again and it's tomorrow and then it's next year.  Do you feel like time is racing by these days? I do.  I was remarking about this to a fellow agent one day recently and he told me his parents would get up early and go outside and sit on the porch in the mornings.  He said he would get up, go outside and ask them "what are you doing?" They would answer him with, "We're slowing down time."  As a child, he did not understand that but today he does.  So in the next few weeks, I am slowing down time. You all know I love cookies!  IF you have read my cooking blogs, you know I love to cook and I appreciate good food.  Cookies however, have a special place in my heart and my tummy! I found the BEST COOKIES ever at H-E-B the other day and I wanted to let you know about them.  They are Mocha Almond and they are sugar free!  If you like cookies, check these out!  They are so much better than the normal store bought cookies.  The chocolate chips melt in your mouth and the mocha taste is strong and delectable.  By themselves or with a cup of coffee or tea.  They make the perfect treat. Texas Historical Marker- Fort Martin Scott, Fredericksburg, TX Established by the United States Army December 5, 1848 as a protection to travelers and settlers against Indian attack. Named in honor of Major Martin Scott, Brevet Lieutenant Colonel, 5th United States Infantry, killed at Molino del Rey, September 8, 1847. Its garrison participated in many Indian skirmishes. Occupied intermittently after 1852, held by the confederates, 1861-1865, permanently abandoned in December, 1866. Erected by the State of Texas 1936. Fort Martin Scott is located on the eastern edge of Fredericksburg on the north side of Hwy 290.

Texas Historical Markers- The Pinta Trail Origin of the Pinta Trail is attributed to nomadic Plains Indian Tribes. Early Spanish and Mexican expeditions followed the general route of the trail, which extended from San Antonio De Bexar to the San Saba River near present Menard. A survey by German immigrants in 1845 provided a wagon road over part of the trail, and after the discovery of gold in California in 1849, the trail was utilized by U.S. Military companies seeking to open new routes to the western states. Use of the trail declined with the advent of railroads in the late 1800s and early 1900s. This Texas Historical Marker is located a few miles east of Fredericksburg on Hwy 290.   This is what the land along the Pinta Trail looks like today.

"Let's go over the contract paragraph by paragraph, shall we?"   Yes, this is something you will do with your clients but have you ever done this with your broker? I regularly go over contracts with my newer agents to make sure there are not any mistakes.  This saves lots of time and frustration and possible problems for the future.  It doesn't take long and it is a great teaching opportunity for the agents.  It gives them more confidence when they approach the buyers and sellers too.  Each time we do this, the next time is easier and the little things left off at first seem to find their way onto the next offer.
