Why a Pre-Qualification letter is what you need to make the best and strongest offer to a seller. There is a lot of confusion when it comes to getting a mortgage these days.  Realtors ask are you Pre-Approved or are you Pre-Qualified.  So what's the difference?  Aren't they the same thing?  No they are not. Good listing agents will coach their sellers on the differences and here's why. Pre-Approval: The borrower has spoke with a loan originator on the phone.  The Loan Originator, or LO asks a series of questions such as, what is your annual income, what are your debits, credit cards, car payments, current rent or mortgage, how long have you been on your current job etc.  None of which is verified.   Based on this conversation the borrower is issued a Pre-Approval letter.  Usually the le...

My Thoughts On Fort Worth Real Estate For The Coming Year I'm getting a lot of questions about the local real estate market.  Are home prices going to continue to go up?  Will mortgage rates go up this year?  Should I buy now or wait?  Should sell now or wait?   All of these are great questions.  So let me give you my predictions for the rest of this year.  We'll see how I did in December. 1)  Home Prices: Home prices have sky rocketed in the last few months from the steady increase over the past couple of years.  The average home cost, in Fort Worth 2 years ago was $178,000 now it's $227,000.  That's almost $50,000 more to buy the same house!   This price increase has created 2 market functions.   One, It's caused an extreme shortage of homes under $200,000 because we have a big group ...

National Night Out In Watersbend Subdivision National Night Out is an annual community building event promoting police and neighborhoods to show support for each other.  The purpose is to unite business, neighbors and citizens of the community.   The next National Night Out in Watersbend subdivision is Tuesday October 4th, 2016.  This event is usually in August. I believe our great state of Texas is the only state celebrating in the month of October at this time.  Different communities are celebrating in a variety of ways. Some will have more activities than others.  Facebook also has a nationwide page that you can post pictures from your activities during and after your community gathering.   Does your neighborhood host this event?  Do you know your neighbors?  If not this is a great o...

Making Your Move Easier With Decorative Packing Tape While out running errands earlier  I stopped by the new Dollar Store in Azle Texas.  I picked up a few items for my next open house.   I'm always able to find a variety of items for only a dollar each.  Today I stumbled across these cute rolls of packing tape. What an unique gift for my clients.  Buying or selling a home, they have to pack their items. I used plastic totes the last time I moved.  Well, how easy would it be to rip off a piece of this tape and label a box, plastic tote, backpack or any other type of container.   I know a big fat black marker works - But these colored tape rolls are cute and I couldn't pass on purchasing them.

When you begin planning a kitchen renovation project, you may have no idea how much your ideal vision might cost. The answer will likely depend on several factors, including the size of your space, what you will do to it, and your budget. In the end, the price of a renovation should largely be driven by your own choices.  You have two major cost categories.  Labor and Materials.  Labor can be as much as 60% of the total cost of a renovation and remember that cost leaves when the job is finished.  So you should consider this when considering your return on investment and how much value this renovation will bring to the home.  Cheap labor is just that.  Hiring people that have a low skill sets can end up being a huge costly mistake.  Here's an example: a $10/hr guy that takes 20 hours to ...

Once a buyer gets a home in contract that's when the real work begins.  I'll bet you never considered, as home buyer you would become a seller, even before you took possession of your new home? For the buyer and the buyers representative, at least in Texas, the day after the contract is executed the option period begins.  Inspections need to be ordered and repairs, if any arise, negotiated with the seller.  There are usually something that is an issue for the buyer even in new construction.BUYERS FIRST SALE:While this is going on the buyer makes a sale to the lenders underwriter on two fronts.  One, the buyer is credit worthy and  is able to repay the loan.  Two, the property must meet the lenders criteria for the loan.BUYERS SECOND SALE:  The appraisal is ordered by the lenders underwri...

It's a rule, right? That when you go on vacation, that's when the phone rings with the most important business? I just wanted to make sure I wasn't the only member of this club! I know I'm not...I have two listings right now, personally. Thankfully, my agents are way more active that I am... One has a contract and is well into contingent on financing status and one has no contract yet. I promise, when I went to the lake last weekend (family reunion) is when that agent (on the deal with a deal) was really needing my help on some time sensitive things. Not Thursday before I left. Not Friday when I left the lake and went to civilization (Wal-Mart) and checked messages and returned calls. No. It was Saturday when I was stuck (yay) on the boat in the middle of East Texas with no cell towers ...

Price is different than valueI've heard, “A home is worth what someone will pay for it” but doesn’t always apply to real estate.  In reality, a home is worth what an underwriter says it's worth. Why? Because nearly nine of 10 homes are financed by a mortgage, and lenders will lend no more than what an appraiser says a house is worth along with the final approval of the underwriter of the loan.If the contract price is higher than the appraised value, the buyer, and/or seller must figure out how to make up the difference or the deal is dead. Appraisal issues kill about 11% of the deals in todays market. One way to think about the difference between price and value is longevity. Prices reflect temporary shifts in supply and demand — like tight inventories or heightened demand due to low-int...

Don't Let Family Pet Smells Turn Potential Buyers Away! Earlier today I showed a property to a buyer just outside of Parker County. Nice home nestled on a wooded lot. Once I opened the door I was about knocked out by the smell. It's not often that a home smells this awful.Do you have a house filled with pets? I love pets and so do most home buyers. However, a home that smells strongly of your family pet can be a huge turn off to potential buyers. Have you noticed after you've given your carpet a good cleaning, pet odors can linger in your home? Here are are few ideas to help you get rid of that unwanted lingering scent. White Vinegar If you are cleaning a urine spot, choose white vinegar. White vinegar is highly alkaline, and can deodorize areas marked with urine. This will neutralize th...
