It is so interesting what a difference changing the location can make in pricing.  The home below is a four bedroom, two bath single story home in a brand new neighborhood that has only been open for about three weeks. I received a call last week from a young couple who are interested in a home of this size... around 2000 sf.  They told me they are open to pricing from the 140's up to around the high 150's. One of the things that seems to occasionally frustrate home buyers... is the inability of their title company to provide "closing figures" to the homebuyer within a time frame that is from 24 to 48 hours before closing. In the Fort Worth, Texas area... our closings are done with "closers" or escrow agents at title companies.  Both Realtors and Buyers would like to know the buyer's "final figures." In Texas there are no "round table" closings.  The buyer and the seller each sign their papers separately at the title company... just them, the Realtor (if any) and the title company closer or escrow agent.  It is an extreme rarity that an attorney would be present at closing... for either buyer or seller. I was driving along Vickery Blvd. in Fort Worth's west side yesterday and couldn't help but to stop in the Swiss Pastry Shop for a piece of their famous black forest cake. If you have never tried some, you owe it to yourself to do so! It has to be the most awesome desert I have ever had. My sister turned me on to it years ago and I have always requested it to be my birthday cake. I have also bought it for others and people just love me for it. I'm not much on sweets, but this is different in my opinion. It is just sweet enough without being over powering, but the thing I love so much about it is the fact that the "cake" portion of the cake is very light and is actually crunchy, so it doesn't give you that filled up feeling. I was doing a little painting today and thought I would pass along a little trick that I do to all new paint cans that I open. It only takes a minute and saves a lot of aggravation. Who hasn't tried to open a paint can that was previously opened after sitting a long time and the can's lid is glued shut with old paint? All you do is take a large nail and punch holes around the bottom lip of the can about one inch apart. This way, the paint that gets in the can's lip will simply drip back into the can...viola! In an attempt to make sure that the survivors and evacuees of hurricane Gustav who have been hospitalized have a place to go... Fort Worth... with it's excellent public and private hospital system... has been made the Western Focal Point for incoming hospital patients being air-lifted from New Orleans. Right now it appears that New Orleans may once again bear much of the brunt of the hurricane winds... and the crushing tidal surge that accompanies hurricanes of such magnitude.
