"Sooooo, how is the market?" I love it when people ask me that question. And they ask it all the time! The answer is always the same for me... at first. "Good!" First, it depends if you're buying or selling. On the buying side, mortgage interest rates are still at, and have been my entire career (10 years), all-time historical lows. Reform (the good kind) prevents a heck of a lot more crap lending from happening as compared to 10 years ago. And things are pretty affordable around here (even with recent sales price hikes) as compared to the rest of the nation. "Good" could be an understatement. Things are really pretty freaking awesome! On the seller side it's even better than freaking awesome. Sellers are getting multiple offers in days. Enough said. What qualifies me to answer this "Ho...

I've been in communication with Karen Anne's Stone's Broker. He says she was dismissed from the Kindred Hospital about two weeks ago. He is currently trying to reach her and get her whereabouts. If he finds anything out, he'll let me know. I will continue to follow up with the Broker.   Being in ICU presented many challenges for non-family members. There were many times after my last visit when they would not let me in or provide information. As soon as I hear anything else, I promise to let you know.   All I can recommend is faith, hope, and prayers.   Patricia

What is Hyperion Homes lease with a right to purchase program.   Hyperion Homes is a company designed to get displaced Texas Families back into homeownership. You pick out the house you want (in approved areas). They go by the High School that the house feeds into.   If you went through a foreclosure, short sale, or your credit score falls a little low of getting a traditional loan. This program may be good for you also if you are going through a divorce and don’t want to purchase a home until he divorce is final, or maybe you have relocated to the area and not sure if you are staying long term.  Then this program may be for you. Hyperion doesn’t focus highly on your credit score; you will have to fill out an application and provide proof of employment and can pay the monthly lease. The...

Prequalified for a home loan.  What does that really mean? Prequalified for a home loan means that the borrower has actually spoken to a loan officer either in person or over the phone and based on the information a borrower has given to the loan officer. Getting prequalified for a home loan is the first step in the mortgage process, and it's generally fairly simple. It's also the first step when thinking of purchasing a home.  This gives you a guide as to what price range you should be looking at online or with a Realtor.  The Borrower supplies a loan officer with your overall financial picture, including your debt, income and assets. After evaluating this information, the loan officer can give you an idea of the mortgage amount for which you qualify. Pre-qualifing for a home loan can ...

PreApproved For A Home Loan This is the first step in buying a home.  In today's real estate market most sellers will not consider an offer unless it is accompanied by a preapproval from a reputable mortgage company or bank.  Also, as a home buyer you will not be frustrated by looking at home homes over what you can afford.  This is heart breaking to find the perfect home only to find out it's more than you can get approved for.  A great Realtor will always asked if you are preapproved and will help you connect with a good mortgage company and loan officer.   This step is the most important part of the home buying process. Getting pre-approved for a home loan means that you have a tentative commitment from a specific lender for a home loan. In this case, you provide a home loan lender w...

What Is Title Insurance? Title insurance is an insurance policy protecting owners and lenders from loss resulting from defects in the title of real property.  In Texas, the normal way to do real estate business is a closing at a title company that issues a title insurance policy to both buyer and lender.  Must you buy title insurance to close on real property?  No, but it's a really good idea to do so.  Here are three good reasons why. 1)  The title company maintains a database of real estate documents that can be searched in order to produce a "Title Commitment", which an important part of the pre-closing process.  It's important the buyer and your Realtor read the commitment especially the Schedule "C".  If there exceptions you don't understand or can't live with you should contact th...
