It has been reported that Leonard Nimoy of Star Trek fame has died at age 83. Rarely do I report on current events other than those few individuals who have been in our living rooms on TV and the movies for so very long. Any Trekkie fan along the way remembers his "logical" sense and being picked on with his Vulcan self by the medical officer, the Engineer, and of course the Captain. He will be missed as an actor but from what I can tell a really nice human being too. Rest In Peace Leonard NY Times Article

We offer a special government loan program that can be used with your Flower Mound TX FHA 203k Renovation Loans.     Many people are not aware of a special government LOAN program that is part of the Federal Housing Administration or FHA (a department within HUD). Existing home owners or potential home buyers can remodel and update their homes without having a higher cost second lien because of this FHA LOAN program.         The LOAN program does not allow for “luxury items” which are defined as items like a swimming pool or hot tub, etc. But you can repaint, replace flooring, remodel cabinetry in kitchens and bathrooms, add wallpaper, replace appliances – even add a room to an existing structure (which can significantly add to value as you increase the square footage of your home).    ...

MUSINGS FOR 2/22/2015   After some consistently warm and wonderful weather in Flower Mound, Texas, we're bracing for what could be an ice storm. The weather experts are predicting a Winter Storm Warning today and tomorrow in the DFW area, with sleet accumulations around a 1/2 inch to 1 inch, so it looks like driving will be hazardous. For now, they just want us to stay tuned and be advised of the winter storm watch.   I've got appointments scheduled all week long and a lot to do; however, just in case the ice storm hits, I couldn't resist.... I stopped at the nursery yesterday to buy some flowers. Here are just a few that I'm storing indoors to protect them from the outdoor weather conditions. If the ice pounds down on the nursery grounds, at least the ones I bought may be saved! ...

A little note to this post ~ I have always laughed at this anomaly in my life that I am sure some people have too and I call it the LINE CURSE. The basic rule of the line curse is THE OTHER LINE MOVES FASTER. Whether the grocery store, the department store, customer service to return something, renewing the driver's license, airport baggage check in, WHATEVER line I pick, I look at the other line and it moves faster. EVEN for me the shortest line with ONE person in front of me, they get to the cashier and they have some German Driver's License that they have to get on the Intercom and call the store manager to approve it. One lady had a little booklet of all written down prices for items and compared them to her sales slip, and then there are the people with a coupon for everything. I a...

Watching the effect of Karma in life in many areas as I have gotten older always amazes me. One funny phrase is "Karma has no deadline." I have seen Karma have fairly immediate effects and also months or years to cycle back. What you put out there, good or bad, comes back to you in that same form. HOW you treat people is incredibly important because in the end it will be how you are treated. Nowhere is this so important in your role in the world as a giver. Being a SELFLESS giver, not thinking what is in it for you at the time, but just cause it is the right thing to do, a form of love is the way to go.   GIVE today, give of your time, talent, and treasure, ALL THE TIME. This brief video shows that karma effect.

You see it in politics recently. Implying or almost flat out directly saying it to you that THEY ARE SMARTER than you. It is an inherent insult whether on the TV news or in a business deal or personal relationships. With so much information out there today, and so easily accessible to search and learn something, NO ONE can possibly know EVERYTHING. To have someone think they are smarter than you with words or behaviors toward you shows disrespect and arrogance on their part. Their head has gotten way too big with pride. Pride comes before the fall and the emperor wearing no clothes is just a matter of time to show up with their inevitable "gaps in their knowledge." We should treat each person as a TEACHER to us in life. Then share with them what we know. it is ALL about respect, and hon...

I learned early on in real estate and business that LIMITS are good. You can't be all things to all people. This comes from knowing yourself and your "boundaries." Boundaries are good. It does not mean you cannot have limitless dreams or stretch yourself with clients a bit. But if you are a condo specialist, why go off and tamper with farm and ranch? Makes no sense. Almost like covering an area far outside mileage of what you know. A quote to follow says, You teach people how to treat you by what you allow, what you stop, and what you reinforce. REMEMBER THAT, and your boundaries.

The old thought, time waits for no one, is actually an ominous warning to get off the fence with things. Whether it is real estate and hemming and hawing about buying THAT house or another or doing nothing, we really need in life TODAY to get on with things. Where you are in ONE YEAR really gets rolling with WHAT you decide to do TODAY. Or not do. The time will get here ready or not. They say if you can see something OUT THERE with vision you can do it. Think of THIS winter this year and then in the blink of an eye a year passes, back to ANOTHER winter, although different with age, you and the world. START SOMETHING today in where you want to be a year from now, DON'T WAIT. Time sure does not.

They say in life if you find just five true friends you are blessed beyond belief. Counting them on just one hand. Doesn't sound like much but that is how rare these special gems people are in your life. I used to wonder what set them apart, and thought availability, integrity, loyalty to you, things in common, good communication, stuff like that. But the older I get I think there may be A Key Characteristic For Your Inner Circle People. And it comes from this quote, "Never underestimate the value of someone who gets you." This is not a subtle point, whether a business insider or a true friend, into your core somehow, they KNOW you. It is an acceptance of course but more importantly an UNDERSTANDING YOU, as best another can in this world, is the true thing that sets them apart. Look for...

There is a thought out there that life is about 10% of what happens to you and the other 90% is about how you react to it. I spoke in an earlier blog post about getting a handle on your complaining. Don't even think about complaining unless in the other hand you have one or two solutions to apply to the problem. It has also been said that the only people WITHOUT problems are over there behind the cemetery fence lying six feet under. So if you are alive YOU WILL HAVE PROBLEMS. Life is not perfect. You just work your way through things. That involves staying calm, putting your thinking cap on, vent for five minutes maybe, THEN MOVE ON. You move on with being positive, staying in a healthy frame of mind, and finding good nurturing support mechanisms (good people for example) around you as ...

I always thought it interesting with what TV shows and movies and friends we allow CHILDREN to be exposed to and then later in life WE as adults think we have a much more developed, hardened, and mature mind and we can take ANYTHING into our heads. Are adults really so different?   If you can think of the MIND AS A GARDEN principle, even into adulthood, What are you planting? Too often many of us can mindlessly watch one TV show leading into the next one on the same channel, or go to the popular movie of the week or be around negative people JUST BECAUSE they are our coworkers at some party we were invited to, ALL ALONG never thinking about that garden of our mind, and instead SAYING A BIG NO. I admired reading about some who have totally gotten rid of their TVs. Some who took the rudde...

The Seller's Disclosure form in Texas is to be completed by the Homeowner ONLY... and this is key, it should never be delegated to the agent representative. In essence the form is Truth In Advertising. The homeowner on a multi page form reports honestly and forthrightly all he knows about the condition of the home, its systems like appliances, smoke detectors, water heaters, the roof and foundation and such. Year built, who the utility companies that are used, if it is 1978 or earlier for lead paint. It is an honest portrayal of repairs attempted or completed. As a seller there should be nothing to hide. People can SEE looking around, and WILL really get an eye opening when an inspector looks at electrical, plumbing, roofing and construction of the home in much greater depth for request...

Back in the 1980's in sports bars electronic game arcades typically had games like Pac Man and Ms. Pac Man. If you were looking for those type games today you would be called Old School. Not that NEW is always better than old paths but check yourself with your business prospecting, your communication with Millenials, your tools of every sort that you are using that you are up to date. Even your clothing, that it is fashionable and tasteful for TODAY. Of course old school values, like honesty, speaking and writing eloquently, courtesy, respectfulness and friendliness NEVER go out of style. To avoid being labeled OLD SCHOOL, just be self aware of the trends that are current. Charles Darwin once said to survive it wasn't the most intelligent or the strongest, but the BEST at the ability to...

Many bloggers recently and in the past have written struggling about procrastination in their business and personal lives. A tip to kill off procrastination tendencies: Feed The Focus Starve The Distractions. To a large extent the "many" distractions that surround us take us off course of what we REALLY want to do. Put your energy, time, money, and thoughts into EXACTLY WHAT you want. If getting a hindsight is 20/20 better perception of this, think of this story: A survey was done to a group of 95 year olds looking BACK on their lives. WHAT would they change? It all represents focus. Namely three categories they said, 1) risk more quit playing life so safe, 2) do more of the important things not the meaningless items and 3) build and leave behind something that would last beyond them, a...

It was hilarious to me doing my drive by commenting over in Facebook land recently. Most of the time I try to stay positive particularly when someone's main topic is bashing something whether it be a person, particularly politics, or a situation. This time they were bashing the restaurant McDonald's for some food item and I mentioned the free coffee refills as something GOOD they did. To see them maybe as two sides of a coin. Another commenter could not fathom what my comment had to do with the main discussion. I guess it was supposed to be group complaining and I did not get the memo. Being positive is a great spark in the world and it cannot always come naturally but LOOK for it and don't complain unless you alternatively have in hand one or two solutions OR see the contrary position ...

Flower Mound – what’s the story behind Flower Mound?              Flower Mound Presbyterian Church   Long before I was born around in the years 1844-1845 this place called Flower Mound was just a community of people that settled down on the flat backlands prairie located south of Denton and northwest of Dallas in the south central part of Denton County, Texas. The City of Flower Mound, incorporated in 1961 is located about four miles north of the DFW International Airport which seems to be a major attraction for people relocating to the DFW Metroplex. What started out with a handful of people, united to live together within a community has grown to a population about 66,000.   Every man needs his dirt and it was discovered Flower Mound was a good place for raising crops a...
