With the ending of the First Time Homebuyers Tax Credit  I thought I would take a look at some of Wilson County's statistics since January of this year.  These are figures for Floresville, TX.  There are currently 136 active single family residences for sale with a total of $29,500,000 in inventory and 14 under contract for a figure of $2,100,000.  47 units sold with a days on market average of 163 days for a total of $7,700,000.   I will keep up with the same statistics to compare for the wave after the  First Time Homebuyers Tax Credit  ends as many people wonder how this is affecting the market.

Floresville, Texas A Great Place To Live-Floresville Real Estate! Floresville, Texas is a small community 20 miles southeast of San Antonio. Floresville offers all the charm of a small town while still being convient to the bustle of the 'big city' of San Antonio. Almost eleven years ago my husband and I relocated with the Air Force to the San Antonio area. On a weekend drive we discovered Floresville, and decided to move our growing family here. Floresville offered the country living that we were looking for within an easy commute to San Antonio for my husbands job. It offered our first real sense of community. My husband, a native Texan grew up in 'the west Texas Town of El Paso'. I was a 'military brat' and due to the career field my dad was in moved every 2 to 4 years. I had never b...

When Times Are Tough The Tough Think Outside The Box! What I Have Done To Generate Business In Slower Economic Times!   As a member of ActiveRainfor the past two years I have followed the trials and tribulations of my fellow REALTORS®/real estate agents, as we all struggle and adapt to a very different economic climate. I have listened to the advice of my industry eldersthat toughed out much harder times in the 80's, as well as new comer's that haven't known a better real estate market. In all of this I have learned to adapt, and in doing so had my best sales year ever in 2009. I have and always will have the heart of a teacher and as such believe that you are blessed when you bless others. My granny used to say ' Cindy, you lift yourself higher by lifting someone else!' and I believe t...

Floresville ISD Needs to Rename New Floresville North Campus--Calaveras Campus--Floresville, TX 78114   The 2010 school year will welcome a new elementary school to the Floresville area. This event is highly anticipated and necessary for the growth and development of the Floresville community. Construction is nearing completion, and the Floresville North campus is looking great, the only change I would like to see is in the name. The new school is in an older area 'historically' known as 'Calaveras' and the school should reflect this in its name. Calavares was originally established in the early 1860's as 'Wright, TX', originally in part of Bexar county. In 1869 a boundary change placed Calaveras in Northern Wilson county. In 1885 the name was changed to 'Calaveras' with the granting...

This past weekend was the 65th annual Peanut Festival.  The crowds were great and the weather was very unusual as it was in the neighborhood of 55 degrees.  Rare for us as normally the weather is hot.  The carnival came to town and the parade went off without a hitch.  This is a parade picture of the Peanut Festival Court.

Chevette vs. Corvette-Which type of agent do you want representing you, a traditional agent or a professional REALTOR®? Are you tired of hearing comments like these... "I'm the top salesperson in my company!" "I'm a multi-million dollar producer!" "I've won numerous awards!" "If I can't sell this house no one can!" "I'm the best, the greatest, the real estate God, me, me, me, me!" Traditional agents boast about their accomplishments, you do all the listening. They have huge EGO'S and inflated resumes. But the bottom line is they make everything about THEM. They leave the clients concerns as a secondary consideration. Traditional agents do this because they cannot articulate why they differ from the other 7000 agents in this market area. A professional REALTOR® makes YOUR needs and goals...

Shannon Ridge Subdivision, Floresville, TX 78114! A Great Place to Live! For a little over nine years I have called the Shannon Ridge Subdivisionin Floresville my home, and it is a great place to live and raise a family.   Shannon Ridge is a subdivision located in northern Wilson County, Texas, about twenty five miles southeast of downtown San Antonio and six miles north of Floresville. Our soil, a rich sandy loam, is easily tilled, making gardening and landscaping a joy. Children living in Shannon Ridge attend school at the TEA recognized campuses in Floresville. Floresville was named for Don Francisco Flores de Abrego, a rancher who established his ranch about six miles northwest of the current location of Floresville in 1832. In 1833 the nucleus of the present town was founded on land donated by the Flores family; it became the Wilson County seat in 1885. Flores de Abrego's ranch followed in a farming and ranching tradition already 100 years old at the time of his settlement. Rancho de las Cabras, or "the goat ranch," was established near present-day Floresville in the mid- 1700s as a grazing ground for Mission Espada. The rancho was located about 30 miles southeast of Mission Espada, on the San Antonio River, near present-day Floresville. Rancho de las Cabras was a place to raise cattle to feed the Spanish priests and the Indians who lived at...
