September was another busy month for the COLES CROSSING market, and buyers continue to look as we approach fall!  TEN homes SOLD in September and ranged in price from $225,000 up to $464,600!   Average price/Sq. Let's just skip to the amazing bottom line, shall we?  The COLES CROSSING price/sq. ft. continues to climb with the average this month equal to $110/sq. ft.  Highest price/sq. ft. was $127.47 for a one-story home in Section 29 (situated east of Telge, this home was built in 2009).    Of the eleven homes which sold this past month, SEVEN received an agreed-upon contract in 9 days or less.  Pack some of those boxes before you list, because the average number of days for sellers to receive a contract was only 16 days!!  So what was the price range of homes sold in August?  Prices ranged from $218,500 for a 3-bedroom cottage home up to $471,000 for a nicely-upgraded home with a 3-car garage, pool and spa. Want to know what your Coles Crossing home could sell for in today's market?  Call me!...

NINETEEN COLES CROSSING homes closed during the month of July 2015.    Prices ranged from $196,500 for a cozy, 3-bedroom patio home up to $437,000 for a very large 4-bedroom home with covered patio, pool, and porte-cochere! The average price per sq. ft. of these 19 homes was $106.40 with the highest price/sq. ft. equal to $128.17! Average number of days on the market was 21 before receiving an agreed-upon offer. The COLES CROSSING housing market is hotter than a firecracker!  Twelve homes closed during the month of June 2015.  The average SOLD price/Sq. Ft. was $106.22 with the highest SOLD price/Sq. Rental activity in Coles Crossing has been busier now that school is out for the summer! There have been fourteen homes leased out since January 1st of this year!  Ten out of the fourteen have leased since 5/1/15.   Five homes from the cottage section, three homes from the patio-home section, and six homes from the standard brick section.  Rental prices ranged from $1780 up to $3050 with the smaller homes receiving the highest rent per sq. foot. For the Cottage section, average lease rate was $1825/month ($0.94/SF) and average number of days to lease was 40. For the patio homes, the average lease rate was $2058/month ($1.01/SF) and average number of days to lease was 41. Finally, the standard "brick-home" section had an average lease price of $2406 ($.82/SF) and average number of days o...

 Thirteen homes SOLD in the COLES CROSSING subdivision for the month of May 2015.   Prices ranged from $200,000 for a three-bedroom home in the cottage section up to $430,000 for a large four-bedroom home with beautiful covered patio in section 26.  Average Sales Price/Sq. Ft. = $104 with the Highest Sales Price/Sq.Ft. = $118 (for a home in the cottage section with a gorgeous pool.) Average number of days on the market until an offer was agreed upon was 37.  A bit misleading as 6 of these 13 homes had an agreed-upon offer in 5 days or less (ie the offers probably began coming in on day one and seller decided which offer to take by day 3 or 4) .   The market is VERY much a sellers' market right now. I had a closing last week representing the buyers  whose offer was #7 in the bidding war....

 FOURTEEN homes SOLD in the Coles Crossing subdivison for the month of APRIL 2015.  Prices ranged from $243,000 up to $475,000.  List prices ranged from $254,000 up to $489,000. So, while I still believe we are in a sellers' market, there is some flexibility in pricing for most homes. (Three of the fourteen were sold for FULL price!) What was the average price/SF of these homes?  $107 How long did it take to obtain an agreed-upon contract? The average number of days was 25. What was the highest SOLD price/Sq. Ft.?  $131.50 ( a little mis-leading...as this was a home in section 25 with a half-acre lot.)  The 2nd highest SOLD price/Sq.
