There were 12 homes SOLD in Bridgeland for the month of September.  Price per square foot ranged anywhere from $83.94 barely lived in two story built in 2007 all the way up to $113.95 per square foot for new David weekley. These homes were on the market an average of 63 days.  Most of these homes had at least one price reduction from the original list price showing the necessity of PRICING RIGHT THE FIRST TIME TO BRING AN OFFER MORE QUICKLY!!

  There were 41 homes SOLD in Fairfield for the month of September.  Price per square foot ranged anywhere from $55.97 for a foreclosure built in 1996 all the way up to $96.35 per square foot for new Perry Home. These homes were on the market an average of 63 days.  Most of these homes had at least one price reduction from the original list price showing the necessity of PRICING RIGHT THE FIRST TIME TO BRING AN OFFER MORE QUICKLY!!

I have been a customer of Market Leader since 2006. I was one of the first customers to sign up for the now popular Growth Leader product. I have spoken to hundreds of potential customers on behalf of Growth Leader. Pandemic Flu is caused by a new influenza virus that people have not been exposed to before.  The symptoms are similar to the common flu, but may be more severe and complications more serious. The symptoms include fever, headache, chills, body aches, fatigue, dry cough, sore throat and nasal congestion.  Symptoms may also include nausea and vomiting. There were nine homes which SOLD in the Northlake subdivision during the last 8 months ending 8/30/09.  There was only one short sale (pre-foreclosure) which is GREAT news in these times of economic distress. The price per square foot for homes varied greatly from a LOW of $58.97 for the pre-foreclosure to $87.48 for one of the larger homes with a pool.  The average price/sq. ft. for the subdivision was $74.10.  Various factors contribute to a home's ability to garner a higher price per sq. ft.  such as location, condition of the home, upgrades throughout the home, seller's necessity to sell quickly, and the listing agent's ability to negotiate well on behalf of his or her client.  There are only NINE homes in all of Northlake Forest for sale right now, and only ONE of those is a one-s...

 Eighty nine homes have SOLD this year in Coles Crossing, with eight of those closing in the month of August!  The price per square foot ranged from a LOW $68.51 to a HIGH of $101.49.  This is a RECORD HIGH FOR A HOME IN COLES CROSSING WITH NO POOL!!  The lowest price/sq. ft.  home was VA financed, while the highest price/sq. ft. home was a conventional loan.  There was one other conventional sale.  Two home sales went to cash buyers (which I always like to see) with the remaining three choosing FHA financing.  Why do I like to see cash buyers??  In most cases, it means a quicker closing for my sellers AND it brings some stability to the neighborhood (ie no chance of that home going into foreclosure)!  If you have been thinking of placing your home on the market, give me a call or drop ...

For the last six months, there have been 22 SOLD signs for FAIRWOOD!!  There is actually a NEED for MORE homes to go on the market in this subdivision!  Currently there are only 14 on the market and FIVE already have a contract on them!! Pricing your home does NOT have to be a tough balancing act!! :)  I will share with you what homes have been selling for!!  The lowest price/sq. foot was $51.79 while the highest price/sq. ft. was $72.47.  Of the 22 homes SOLD, an AMAZING NINETEEN were FHA financed, only one cash, one conventional, and one VA loan. Also good news:  only 2 of the 22 were foreclosures :) ***FAIRWOOD COMMUNITY POOL*** Avg. price /sq ft. was 62.79.  Of course, this number could go up or down depending on age, condition of the home, upgrades, and LOCATION, LOCATION, LOCATION...

Cypress-Fairbanks ISD earned "Recognized" status for the second consecutive school year according to the Texas Education Agency's annual accountability ratings, released on Thursday. I have a great listing that I have reduced to an amazing LOW price, and it is still not showing.  So it leads me to wonder- Does price sell homes?  I am always told that if you price it right, it will sell.  My listing is clean, easy to show, and priced at least $20 a sqft less than market.  I checked the area, only one other home is similar in size in price in the whole city.  I have advertised it on multiple websites, craigslist, email blasts to agents- yet I have had very little traffic, and no offers.  Any suggestions?  Could I be priced too low?  I would appreciate any advice you have to give me.   Thanks!
