The FAIRFIELD subdivision saw EIGHTEEN homes sold this past month (August 2011) in the under 2500 sq. ft. category.  Most of these homes were 3 bedroom homes, though some were 4 and even 2 bedrooms!  The average adjusted sales price/sq. ft was $71.31 and the average time on the market was 75 days before a contract was obtained.  My beautiful lakeview listing in Fairfield! Absolutely gorgeous inside with lake views outside!!   Surprisingly, the lowest price/sq. ft. home was NOT a foreclosure.  This home was four bedrooms down with a gameroom upstairs.  The sales price/sq. ft. came to $59.87/sq. ft.  Days on the market = 125  Days to close = 17. The highest price/sq. ft was a one-story, 2 bedroom home in the gated, patio-home section of Fairfield.  This cozy cottage received $88.95/sq. ft...

WOW, is it hot outside lately, but that hasn't stopped home shoppers from looking for homes!  Though the number of home sales is down from this time last year, prices are holding steady for most subdivisions! In the less than 2500 sq. ft. category, there were TWELVE FAIRFIELD home sales.  Prices ranged from $116,000 for a cozy 3 bedroom home on Fairfield Park Way up to $180,000 for a 3/2.5/2 home on Bloom Meadow Trail with a beautiful pool. The average sales price/sq. ft. was $73.65 with $90.63/sq. ft. being the high (the cozy home that sold for 116K!) and $53.50/sq. ft. being the low.   In the greater than 2500 sq. ft. category, there were TWENTY-EIGHT homes that closed in JULY! Eighteen of these FAIRFIELD homes were resales. The lowest priced home in this category was $130,213 for a 4...

Fifteen homes (over 2500 sq. ft. ) SOLD in the Fairfield subdivision for the month of June 2011!! Prices ranged from $175,000 up to $430,000.  Seven of these homes were new construction, two were short sales, and the other six were "regular sales" which I define as homes sold by individuals not in financial distress. Average price/sq. ft. of the short sales was $61.19.  For the new construction homes, the average price/sq. ft. was $83.46, and for the resales the average price/sq. ft. was $72.40.  There was one home with a lakeview and upgrades galore on Crooked Lake Way South that sold for $94.84/sq. ft.  It had no pool, however, it had outstanding lake views and 2 bedrooms down...which is a selling point! With the amazing number of homes SOLD in this beautiful community, I have divided up the FAIRFIELD market report into two parts.  The first part includes homes SOLD that were 2500 sq. ft. and under. FYI: Did you know Fairfield will have its VERY OWN MIDDLE SCHOOL within the subdivision beginning this fall, 2011? Yes, Fairfield's new Salyards Middle School is named after Dr. Cheryl Corbett Salyards, who retired from CFISD in June 2010 after 36 years in public education. Salyards will be a three-story complex with each floor hosting one grade. Pretty cool... Twenty-two homes SOLD in Fairfield for the month of May!   Fairfield continues to have drawing power for buyers due to its award-winning schools and superb ammenities! Today, I will do a synopsis of those properties under 2500 sq. ft.  Tomorrow, I will cover the statistics of those properties which are 2500 sq. ft. or more! There were twelve homes that sold in the under 2500 sq. ft. range.  The net sales price ranged from $110,000 for a foreclosure built in 2003 up to $178,400 for a new construction one-story!  (Net sales price is equal to the contract price less any contribution the seller makes to the buyer's closing costs.  Sellers are not required to make a contribution to the buyer's closing costs.  It is an item of negotiation as are repairs to the home, a new survey, a home warra...
