It is great when Fall finally comes. August's heat is our trade off for mild winters.  Fall's pleasant weather stretches all the way up to Christmas sometimes in our area.  It is our opportunity to enjoy the outdoors. Since I have an outdoors-loving kid, we often head down to the local creeks and woods.  He loves to pick up sticks, throw rocks in the water and generally just wade through any mud available. This creek is in Coppell, on the north side of town.  We were short on rain in June and July, but lately have made up for it and most local creeks are flowing nicely.  It is so pleasant to just sit and listen to the water rushing over the rocks.  I am looking forward to plenty more of this great fall weather, although it is drizzling rain today. Wondering what "new" construction might be coming to Coppell, Texas? Everyone says we are "built out", but it appears that the city has actually approved several areas for new home contruction! One developement is on the southeast corner of Denton Tap and Sandy Lake. The second development is on the corner of Denton Tap and Bethel Road. For months now many home buyers and sellers in the DFW area have called and asked me about the market.  On the national news and newspapers they constantly hear about how poorly the Real Estate market is doing.  Unlike most of the rest of the country, the Dallas market never experienced a bubble.  What does this mean? Simply put, no bubble-no bust.  The DFW market has maintained its steady appreciation (3% to 6% average) currently and for the past several years.  One of my main markets (Coppell, TX) actually is experiencing a sellers market right now.  What makes a market a seller's market?  A Seller's market is when the average days on market is less than 56 days.  A balanced market is between 56-58 days...One thing we all need to remember is that Real Estate is very local.  Even withi...
