It's a well known fact that the #1 mistake that buyers could make when deciding to buy a home is miscalculating soft cost. If you are searching in Cedar Park, North Austin and Round Rock areas to buy a home, be sure to calculate into your monthly budget the cost of toll roads. The 183A and 45 Toll Roads can be deceiving when you are driving on them. Many of my out-of-town visiting clients don't even realize they are on the Toll road and end up getting a bill in the mail.  Having a Texas Toll Tag does reduce the cost of the tolls (and the tag will work for you statewide), but I would suggest estimating $40-$85 into your monthly budget (double the amount for two cars) if you plan to use to toll roads daily. Yesterday,  I wrote about my experience with Litton Loan Servicing and a short sale package that was submitted on the day of foreclosure.  Today I got an email from Litton Loan Servicing in response to my pleas to pull this property from the sale and deal with the offer on the table. It said "Good Morning,  If you are the buyer's agent, I can forward the documents to our REO department. It will take about a week before they get the file." So, after submitting 52 pages in a short sale package,  Litton is prepared to deal with the buyer's agent but not the listing agent.  How ethical is that?   Thanks Litton!!!  Anybody have any suggestions?

Don't throw that tree in the trash! The City of Cedar Park, Texas will accept trees for recycling in the City Hall parking lot on January 9th, 2010. If you plan to drop off a tree, City officials request that you remove all decorations, ornaments and stands. HAPPY THANKSGIVING..........Here is a recipe I thought you might  like for the holidays. It's my husband's favorite and he passed it on to me.  Ingredients: 1 whole turkey  1 large lemon, cut into halves  salt and pepper to tastebutter or olive oil, whichever you prefer Heat oven to 350 degrees  Rub butter or oil over the skin of the turkey until it is completely coated.  Sprinkle with salt and pepper and any other seasonings you prefer. Take a knife and gently separate the skin from the breast meat;   Slide  lemon  halves  under  the  skin  with  the  peel  side  up, one on each side.  This way the  juice from the lemon will release into the breasts Cover and bake for 30-45 minutes.   Remove cover and continue  to roast until juices run clear, basting every 15-20 minutes If you've foll...

The average sales price in the Cedar Park - Leander area is up 1.7% from last year to $213,076.  Compared to last year, single family home sales have decreased 15.7% thru the first eight months of the year.  The months of inventory has decreased to 5.1 months, which slightly favors buyers.  There are 769 active listings, which is down 7.5% compared to year ago.  This area is in the top 20 Austin MLS markets. I really started in June 2009.  I signed up in 2008, but I got serious in June 2009.  With this post I am patting myself on the back. 50,000  points!!! I'm half way to that 100,000 magic number.  Actually 50,000 seemed impossible two months ago.  I've made some friends here.  Hopefully I haven't made any enemies.  I sure have learned a lot.  My goal was to be #1 in my market area on AR.  I serve the Austin, Texas area but I really work in  the Leander, Cedar Park area.  Currently I am #1 in Cedar Park and #94 in Texas.  Not bad for 3 months of work.  There is so much to learn here.  I've had a bit more time since I'm sitting at home recovering from my shoulder dislocation.  I am now typing with 2 hands on the laptop.  Thank you AR for putting up this amazing website where we can all sha...
