Home Invasions                                                  San Antonio, Canyon Lake, Boerne, New Braunfels, Wimberly, Seguin, Blanco, San Marcos, Cibolo, Schertz Have you noticed recently that home invasions are on the rise? I believe it is the state of the economy.                                                                                      What do you think? Is it a stretch of bad luck? Is it drug related? Or is it just easier to take from someone and share the wealth? Not only are they kicking in doors, but they are carrying weapons and innocent people are being injured or killed.                                                       Please take steps to protect yourself & your family 1. Don't leave your garage door open 2. Make sure your home alarm is working properly...

I'm not gonna take it! Yes, this post officially qualifies as a RANT!  It is not real estate related beyond the point that I am a REALTOR, I did use real estate research techniques to locate contact information about someone and I am taking time away from my real estate business to take action against another. I'm not gonna take it! Yesterday I got home from my office to be met in the driveway by my mom who had picked up my son Jordan from school yesterday.  She looked upset and said that Jordan had a bad day and needed me.  She went on to say that he had been assaulted by another student and he was scraped up and his cell phone was destroyed.  I went into his room where he was resting in bed and asked him to tell me about it.  The reader's digest version is that he was walking from on...

Life without real estate???  Inconceivable!!! Yesterday I had the privilege of speaking at my son's school to the career connections classes (four in all) about my profession.  My son is in the seventh grade at Mountain Valley Middle School at Canyon Lake, Texas and all seventh and eighth graders have to take the career connections class where they learn about different careers and what you need in terms of skill set, education and personality types to succeed in those trades.  My son brought home a form and asked me to fill it out and basically I was volunteering to do a presentation to all four classes about my real estate career. Last week the teacher called me and scheduled me to come in on Monday to do my presentations.  The students were given a list of twelve questions that the...

On social networking and SEO...teaching and learning! Tonight was the Canyon Lake Chamber of Commerce Hill Country Business Expo and my office (EXIT Hill Country Realty) had a booth to promote our business and there were two breakout sessions, one of which was about building your online business through social networking, which I was invited to present. I had so much fun talking to area business people about how they can use social networking to build their online presence and giving ideas about how different types of businesses can benefit from sites such as Facebook, Twitter, Linked In and You Tube.  There were some good questions and I just love sharing ideas with others so that they can build their businesses.  I was also invited to do my presentation at a educational luncheon for ...

( I did a series on this earlier in the month). 3.   Run the dishwasher when it is full, and air-dry  instead of using heat dry setting. Last Day of Summer!                                                         LAST DAY OF SUMMER AT CANYON LAKE TEXAS                                                    Summer is my favorite time of the year. Some may disagree saying it is too hot, too sunny, and too dry. I love all of that about summer here at Canyon Lake Texas. It means walking down by the lake, watching families having fun at the parks (like Cranes Mill Park, Canyon Park, Jacob's Creek and all the parks around the lake).  Watching boats load and unload at the boat ramps.  Anglers headed out hoping to catch the big one. Visitors and even some locals enjoying good family time at the parks and campgrounds The wonderful smell of burgers and hot dogs grilling Kids swimming at the subdivision swimming pool  Vacation Bible Sc...

Don't flip flop on this one,             get a Pre-Inspection prior to listing your home.   You're Home's Report Card!                     A           B          C          D          F With so many homes in the market that is FOR SALE, it is important to have your home ready to show. If you don't, your neighbor may be ordering the MOVING TRUCK instead of you. Have a Pre-Inspection. You ask why? My answer is to be squeaky clean and ready to hit the market.  By having the Pre-Inspection any items that may need attention can be repaired ahead of time. This will let the client know you are serious about selling your home. This can also expedite the process. If a client drives by and views a home that looks like this from the outside    they  probably won't even want to come in. (Just im...

Singing in the   Rain at Active Rain!                                    Less then a month ago this picture was taken; we received less then 1/2 inch. This morning we woke to thunder, lightening and much needed rain. So far we have received almost three inches of rain. Thank You Lord for this wonderful moisture. Let it rain to fill the streams and lakes, water the thirsty trees, shrubs, lawns and let our wildlife have a long awaited drink. You never realize how precious water is until you have none. Many folks have lost water because the well has gone dry. We have seen haulers hauling water to subdivisions. Many folks have lost expensive landscapes. They say we may have some rain the rest of the week. Maybe the drought is over.  I hope San Antonio and the Texas Hill Country is a...

Canyon Lake Texas Residential Market Report August 2009 Summer is coming to a close and the Labor Day weekend is in the books.  The Canyon Lake Texas residential market continues to be an interesting display of marketing facts that matches the trends of homes below $200,000. being the hotbed of activity.  With the jumbo lending market still being unsettled at best, the higher end homes are not selling as well and it is obvious that sensibly priced homes stand out in the ocean of current listings and are selling quickly. The following Canyon Lake Texas residential market statistics for August 2009 are from the Central Texas MLS: ACTIVE LISTINGS: There are currently 365 active listings on the market with list prices ranging from $37,000. to $1,380,000. with an average list price of $309,...

Canyon Lake Texas Residential Waterfront Market Report-August 2009 The summer has come to a close, the kids are back in school and hopefully our record setting scorching temperatures that we have endured since May will begin to cool down.  With the second home and investment buyers being a large part of the Canyon Lake Texas waterfront target market, we have seen a slow down in sales of high-end, waterfront homes over the past couple of years.  The buyers that generally make a second home or investment purchase on the shores of Canyon Lake Texas are, in large part, from some of the harder hit real estate markets across the nation.  In an economic climate when homeowners are fighting to save their homestead, oftentimes investments and vacation homes are not a top priority in the financi...

Short Story of Carl's two inspections because of Active Rain blogs. This morning the first six emails were Labor Day Sales. Are we being inundated in our own home? JC Penney Camping World Vista Print HP Shopping Buy. Com Sam's Club Avon Now is this enticement or what? They are saying we want your money,  whether you come into the store or Buy-On-Line. I'm sure if you look at the Email sale items you can find something you want. What I have discovered is the shipping charges, what use to be  FREE now has a shipping charges depending on how slow or how fast you want to get your item and how much you spend. My preference is to shop on line for non clothing items. When it comes to clothes I best go to the corner retail store. If on line, I love to ...

If a storm is coming secure the exterior of your home! During Hurricane Season or even high winds there is potential for catastrophic damages to occur to coastlines and inlands several hundred miles. We all know that damage can occur inland even here in the Texas Hill Country. We sometimes think of living on the coast where damage from wind and water would occur. We all found out different a few years ago. In Part I we discussed putting together an Emergency Kit. In Part II we discussed to plan and organize (such as evacuation route, what to take, etc).        In Part III we will discuss preparing the outside (exterior) of your home, whether you stay or leave and some miscellaneous reminders. Be sure to inspect your supply closet and replenish if necessary.  Don't wait until ...
