Have a hankering for real Italian food, served steaming hot from the oven?  Try Fritellas at 3901 South Texas Avenue, right by Garden Acres Subdivision.  From their hot, crunchy breadsticks, to their tiramasu this place is truly fantastic.  Authentic Italian food, made from scratch, while you watch at a comfortable tableThe venue is truly unique, it was a former Taco Bell restaurant, but it's been extensively remodeled now.  Indoors is two viewing areas into the kitchen with it's huge ovens and gleaming wood tables, brick accents and lots of character.  Outside is a patio that is unequaled in the area.  A huge waterscape and lots of landscaping make this a fabulous place to sit and unwind!  The prices are inexpensive and the food is great!!!  What a combination. My favorite is the eggpla...

Bryan had a brisk start to the busy season this month.  60 closings were on record for Bryan listings.  Of these, the most expensive was a 3,373 square foot home featuring 4 bedrooms and 3.5 baths with a 3 car garage.  Located in Park Meadow it was a beautiful home in a great neighborhood.  It was listed at $385,000, and sold for $375,000 in a total of 97 days. The least expensive was a foreclosure home listed at $25,500 near downtown Bryan.  It was a home being sold "as-is" that was 3 bedrooms, 2 baths.  It sold for $14,500.  Quite a diffence between list price and sales price.  I didn't show it, but it had to have been "interesting!"

You searched for the perfect home and found it!  Slight problem, you can't buy without your current home selling.  Is it time to write a contingency offer?Think hard about whether or not you want to write that contingency.  There are things you need to know about a contingency offer before you even start.1) The house will continue to get shown to other people and they will be able to write offers on it.2) If an offer comes in while you are under contingency you will have a one or two day (typically) time frame in which to waive the contingency, meaning that you have to get alternate financing lined up at that point or lose the house.3)  You still have to have your inspections done and negotiate any repairs during the contingency period so you might be outlaying money on a home you won't...

. Years ago Bryan, Texas was a thriving metropolis.  Settled by members of Stephen F. Austins colony in the late 1820's, Bryan enjoyed excellent growth.  In 1902 The Carnegie Library was added to to the town with a $10,000 grant from Andrew Carnegie, and in the 1950's the population exceeded 18,000.  Like many towns Bryan suffered some downtown decline.  Downtown buildings sat empty with very little interest.  In the last decade that trend has been reversing, with some of the best establishments being added into a vibrant, thriving, downtown.  First the historic LaSalle Hotel was remodeled.  It's beautiful rooms are cozy and unique, with some offering clawfoot jacuzzi tubs.  Loft apartments came on the scene soon afterwards, with the characteristic charm of lofts everywhere, these apar...

Real estate for me is more like a calling rather than just a profession.  The pleasure I get by handing first time buyers their keys is one of the biggest thrills of my life.  I've had the pleasure this year of working with three families, who, through different circumstances never grew up in a home of their own.  Either it was apartment living, mobile homes, or relatives homes that their families stayed in.  There is no satisfaction greater than finding these people, and working with them to help their dreams become a reality.  First time homebuyers are often nervous or afraid of rejection when it comes to buying a home.  Nervous because they might make a mistake and afraid of rejection because they are concerned no lender would want to touch them.  I've had people with perfect credit ...
