The real estate market in Bryan a little behind in number of single family homes that sold April 2008 compared to April 2007. In April 2007 68 single family homes sold in the Bryan College Station Multiple Listing Service (MLS). In April 2008 54 sold. Average Sales Price 2007 - $131,820 2008 - $131,441 Average List Price of Homes Sold 2007 - $131,820 2008 - $137,687 % of List Price 2007 - 96.4% 2008 - 94% Average days on the market 2007 - 108 2007 - 98.6 # of Houses Sold 2007 - 68 2008 - 54 In 2007 there were no homes that sold even close to the highest priced home in 2008.  A beautiful home in Traditions (Golf Course Community) was listed for $749,900 and later sold for $675,000. Bryan shows a modest increase in single family housing sales from April 2007, to April 2008.  In April 2007 eighty one homes were sold in Bryan.  In April 2008 eighty six Bryan homes sold.April of 2007 showed sales from list prices of $595,900 for a 2,752 square foot home on almost thirty eight acres that sold for $490,000.  (Much beyond the normal reduction.....and typically shows quite a bit of problems with the home or an inflated list price initially).  The lowest sale was a one bedroom/one bath condo of 611 square feet that listed for $39,000 and sold for full list price.April of 2008 showed list prices of sold homes from $739,500 for a 4,401 square foot home in Traditions, a golf course community, that sold for $675,000 to $19,900 for a 1/1 condo of  590 square feet that sold for ...

The first Friday of every month is a festive time in downtown Bryan, Texas. We haven't been to it in a while, and decided to go last night and catch some Mexican food with another couple and then ejoy "First Friday." The food was great and then we hit the streets. Every First Friday the retail shops stay open late for shoppers and sometimes offer snacks or other treats.  A new art shop was celebrating last night and had a live jazz band along with several artists, patrons of the arts and ordinary folks like us. The best thing we enjoy is seeing all the people we know in town and visiting with them. The "Corner of Time" antique store has on old time soda fountain and offers hand made sodas, shakes, floats, and huge banana splits to name a just a few.  What a relaxing getaway that is both...

I want to personnally recomend to the citizens of Bryan, Texas.. that they please support the Bryan Independent School District Bond on the ballot in May . This bond will make about $37,000,000 available for improvements. About 22 million will  be for new /and or renevation construction at both Kemp and Carter schools. Kemp is about 50 years old. The kids deserve better.  The balance of the funds will go to other improvements in the district. Several weeks ago, during a routine home inspection of a new home in Bryan, Texas, the inspector told my first time home buyer client that the left side of the soffit did not have vent holes, like were present on the right hand side.  It became an issue of concern to my buyer...why were the vents missing from the solid, Hardi plank soffit?One of the builder’s architect  is a friend of mine, so I sent him a message asking about the missing ventilation holes.  He sent me the following reply, “I'm glad you have a prospect for our house! The houses in [that subdivision] are not vented on the zero-lot-line side because of the building code. It has to be a one-hour fire-rated wall since it's on the lot line. For those of you who are familiar with downtown Bryan TX, one of the features that will stand out to you is the LaSalle Hotel.  This seven-story, historic landmark hotel was built in 1928.Recently, I was asked to play my classical style guitar for a gentleman's seventieth birthday party at the LaSalle.  So, on Sunday the beautiful sounding strings of my hand-made guitar will be echoing in the reception room for a couple of hours...should be fun!I greatly enjoy bringing joy to other people though the ability to play the guitar that God has given to me..."HE teaches my hands..." The Bryan Independent School Board is seeking approval of a $37,500,000 bond package in the election coming up in May in Bryan, Texas. If approved the largest potion of the dollars will go towards solving building problems at Kemp And Carver campuses. Carver School will be used to house The Special Opportunity Program for the district.  The building projects portion for these two campuses  is expected to be around $22,000,000.
