In a town of 15,000+ residents, with 80%  living in apartments, there aren't many non-investment properties to begin with. The problem of low inventory has not bypassed Addison. For a while last year, we were down to a supply of just 3-4 homes for a few months.Inventory started to ease a few months ago, but never reached more than a dozen or so properties for sale at any one time. And some of those properties are incomplete new construction, so if you wanted a move-in ready home, your choices were further reduced.But now we're back to single digit inventory. According to the Town of Addison (Texas), these are some fast facts about the city from the 2021 Financial Report.  Addison has 16,661 residents.  The median age of Addison's residents is 32.2 years. We're smart! 56.3% of us have at least a bachelor's degree. The median household income is $74,986. There aren't many single family homes - only 1,390. Almost 80% of Addison residents live in apartments. Addison's tax base comes mostly from businesses. The town's AAA bond rating is a huge advantage!Addison is a great place to live, work, and play! While there's no Sam Malone (Ted Danson), Norm Peterson (George Wendt) or Carla Tortelli (Rhea Perlman) at the Vitruvian Park Tavern, there is the smiling proprietor, Craig Vaught, happily serving up drinks and eats at this upscale neighborhood hangout. It is located at 3870 Ponte Avenue in Addison, Texas, just north of the red bridge. I was there recently for a real estate networking function and got to experience VPT first hand. The event planners provided drinks and appetizers and I can personally vouch for the frozen pina colada, served in a pineapple glass, and the mouth-watering fried cauliflower. The kitchen is open from 2:00 pm - 10:00 pm and the bar from 2:00 pm til midnight. Once upon a time, there used to be an unsightly Super 8 Motel on Beltway Drive in Addison, Texas just west of Midway Road. The motel burned down several years ago and eventually what remained of the motel was bulldozed. The lot was listed for sale, but sat vacant.Over a year ago, Cobalt Homes began discussions with the owner of the property about purchasing the lot. In February, these developers of small, infill communities reached out to the nearby home owners to get some input. As if in a fairy tale, they actually listened to the residents and made changes to their plans based upon those suggestions.
